AI-Linked Seller Impersonation: How Deed Fraud Targets Property Owners

A reported attempted sale of a vacant Florida lot involved an AI-generated video, but the reporting does not establish that ownership transferred. Here’s how seller impersonation works and what property owners can do.

A reported attempt to sell a vacant lot in Hallandale Beach, Florida, used an AI-generated video during identity checks—but the reporting does not establish that the land was stolen or that title transferred. The incident illustrates how seller impersonation can intersect with newer technology; deed fraud itself predates generative AI.

What happened in the Florida attempted scam?

In an October 2024 account, Business Insider reported that someone claiming to own a vacant lot in Hallandale Beach tried to sell it. During identity verification, the purported seller offered a video described as an AI-generated or deepfake loop depicting a missing woman. Broward County Property Appraiser Marty Kiar described the video as: “It was all AI imagery.”

The title company reportedly pressed for identity verification. The reporting describes an attempted scam, not a completed sale or a proven transfer of ownership. It attributes the account to Kiar and NBC Miami reporting; the full NBC Miami report was not independently accessible for this account.

How seller impersonation fraud works

Seller impersonation is a pre-existing real-estate fraud pattern. A criminal poses as a property owner to sell property or redirect proceeds from a transaction. Public property records can help a fraudster identify a property and its owner; a convincing impersonation may then be used to deceive people involved in a sale.

AI may help automate the collection of public-record information or make impersonation more convincing, according to experts cited in reporting. That is an explanation of a possible role, not a measured estimate of AI’s contribution to property crime. The Florida account does not show that AI created deed fraud or made a successful theft easier.

What the reported numbers do—and do not—show

The American Land Title Association (ALTA) reported increased seller-impersonation attempts among surveyed title firms in its spring 2026 survey. These are firm-level reports of attempts, not the share of homeowners victimized.

ALTA’s 2026 page says its spring survey included 245 title professionals across 40 states, the District of Columbia, and the U.S. Virgin Islands. The two surveys cover different periods; their figures should not be read as a homeowner victimization rate.

Among firms reporting an attempt in the 2026 survey, one in four also reported a paid seller-impersonation claim. Among firms that reported a paid claim and disclosed average costs, half reported costs above $100,000. Those conditions matter: neither figure describes all firms or all claims.

In a separate 2024 ALTA/NDP Analytics study, as reported by Business Insider, 28% of title insurance companies said they had experienced at least one seller-impersonation attempt in 2023, and 19% reported attempts in April 2024. These earlier results come from a different survey and reporting period.

The FBI’s Internet Crime Complaint Center (IC3) does not specifically track deed fraud, according to Business Insider. Its 2023 real-estate-related category covered losses from real-estate investments, not a count of forged deeds or seller impersonation. The FBI says IC3 receives reports of suspected cyber-enabled crime and analyzes complaints; its broad reporting data cannot establish how often deed fraud occurs.

Why vacant land and certain sales draw attention

ALTA identifies vacant land and certain ownership circumstances as common targets for seller impersonation. A property that is not occupied by its owner may offer fewer natural opportunities for a buyer or transaction professional to encounter that owner in person. That does not make every sale of vacant land suspicious, but it makes independent identity checks especially important.

ALTA also identifies avoidance of direct contact and unusual signing demands as warning signs. A title or settlement professional should treat reluctance to speak or meet, requests to sign documents remotely by mail, and insistence on a seller-selected notary as reasons to verify identity carefully. These are reported professional practices and red flags, not a universal legal checklist.

Steps sellers and transaction professionals can take

If you are selling property you do not occupy

  • Expect the title or settlement professional to verify your identity independently and contact you directly.
  • Be cautious about requests to complete signing by mail or to use a notary selected by the purported seller.
  • Respond to verification requests through contact information you have independently confirmed, rather than relying only on details provided in an unexpected message.

If you work with a title or settlement firm

ALTA’s 2026 survey found that 94% of surveyed firms used multiple tools they considered helpful for detecting fraud, averaging 5.3 tools per firm. Respondents rated identity verification, direct seller contact, and multifactor authentication among useful measures. Layering checks can reduce risk, but no measure guarantees that fraud will be prevented.

What to do if you suspect a fraudulent deed or sale

  1. Contact the county recorder using contact information you find independently. Ask whether a suspicious filing or transaction appears in the property record and what local process applies.
  2. Contact your existing title insurer through independently verified contact details. Ask what your policy covers and whether it provides any relevant deed-fraud protection.
  3. Consult a real-estate attorney familiar with the property’s jurisdiction about available local options. County procedures and state remedies are not uniform.

Can title insurance help with deed fraud?

It may, depending on the policy and location. ALTA describes its 49 and 49.1 endorsements as title-insurance-backed protection against certain losses from deed or mortgage forgery and seller impersonation. An endorsement does not automatically apply to every property or existing policy. Ask the insurer about availability, eligibility, covered losses, and exclusions before relying on it.

Prevention and financial recovery are different protections: identity checks aim to stop an impersonation before a transaction proceeds, while insurance responds only to losses defined by the applicable policy. A county recorder, title or settlement firm, insurer, and attorney each have different roles; no source establishes one universally applicable option.
