Richard Saghian’s headline-making purchase was The One, a Bel Air mansion marketed at about 105,000 square feet and packed with amenities including multiple pools, a nightclub, a bowling alley and a private theater. The reported $141 million figure was the all-in sale total; the winning auction bid itself was reported as $126 million. The interior details below come from the auction listing, not a recent inspection.
What is The One, and where is it?
The One is the estate at 944 Airole Way in Bel Air, Los Angeles. Fashion Nova founder Richard Saghian won the property at a bankruptcy auction in 2022. Concierge Auctions marketed the mansion at approximately 105,000 square feet, making it an exceptionally large private residence by the auction company’s description. Why is the price reported as both $126 million and $141 million?
The two figures describe different parts of the 2022 transaction. The Los Angeles Times reported a $126 million winning bid, before auction costs and commission, and an approximately $141 million total after those costs. Concierge Auctions also announced the sale at $141 million-plus. Calling $141 million the winning bid blurs the distinction between the auction bid and the total reported price. Los Angeles Times, March 6, 2022; Concierge Auctions’ closing announcement
The sale took place through bankruptcy proceedings, and a U.S. Bankruptcy Court approved it in March 2022. At the time, the Los Angeles Times contrasted the transaction with a prior $295 million asking price and a $325 million property value claimed in the debtor’s court papers. The asking price was not an achieved sale value, and the court-paper figure was an attributed claim—not a current valuation or a separately established market price. Los Angeles Times, March 21, 2022

Is The One finished and approved for occupancy?
That status is not established by the available reporting. A Wall Street Journal report dated June 18, 2025, said the mansion lacked a certificate of occupancy when Saghian bought it in 2022 and that he was pursuing approvals and inspection signoffs. The report projected completion in about 14 months, but a forecast is not confirmation that the work was completed or that occupancy approval was granted. It does not establish that the property is now legally occupiable or that Saghian lives there. The Wall Street Journal report, reproduced by Huntington Estate Properties, June 18, 2025
