Perth Property Listings Hit a Record Low as House Prices Rose: What REIWA’s Figures Show

Perth’s record-low 1,881 active listings in December 2025 coincided with a rising median house price. By August 2026, listings had climbed above 7,000, while annual and quarterly price measures diverged.

REIWA counted a record-low 1,881 properties advertised for sale on reiwa.com at the end of December 2025, while its median Perth house sale price rose to $840,000. The figures moved in opposite directions, but the snapshot is dated: active listings had climbed to 7,335 by the end of August 2026, even as REIWA’s annual median continued rising and its June-quarter medians declined.

What happened to Perth listings and prices?

At the end of December 2025, REIWA recorded 1,881 active sale listings across Perth. That was 35.5% fewer than November and 57.2% fewer than December 2024. In the same month, REIWA’s median house sale price was $840,000, up 1.2% from November and 12.0% year on year. REIWA’s December 2025 market report described the listing total as a record low in its series.

In January 2026, listings rebounded to 2,444, a 29.9% rise from December, but remained 50.0% below January 2025. The median house sale price reached $855,000, up 1.8% month on month and 13.2% year on year. Houses and units sold in a median of nine days that month, according to REIWA’s January report.

Why were Perth house listings so low?

REIWA attributed December’s drop to a combination of seasonal timing, strong demand and an extended period in which new listings were below long-term averages. New listings are the flow of properties entering the market; active listings are the stock still advertised at a particular point in time.

REIWA President Suzanne Brown said December normally brings fewer new listings as people pause selling plans for the festive season or travel. The seasonal dip was therefore part of the explanation, not proof that one cause alone produced the record-low count. REIWA’s December report sets out the seasonal context and its figures.

Did Perth house prices rise when listings fell?

Yes. REIWA’s December 2025 median house sale price rose to $840,000 while its active-listing count fell to 1,881. The median then increased to $855,000 in January 2026. These are citywide median sale prices, not estimates of the value of a particular property, and they do not mean every Perth suburb or house rose by the same amount.

A median is the middle sale observation in the data included for the stated period. It describes the market measure REIWA reports; it cannot by itself tell a buyer what an individual home is worth or establish a suburb-level trend.

Are Perth property listings rising again?

Yes. By the end of July 2026, active listings reached 6,718, 101.9% above July 2025. At the end of August they reached 7,335, 146.1% above August 2025 and the first month-end total above 7,000 since March 2023. REIWA linked the rise to new listings mostly returning to long-term averages alongside fewer sales and longer selling times, rather than necessarily to a sudden rush of sellers.

The August figures show why the December headline should not be treated as a continuing description of supply. By August, REIWA was reporting both substantially more advertised properties and a different pattern across its price measures.

How can the annual median rise while quarterly prices fall?

They cover different periods and answer different questions. REIWA’s annual median is based on pending and settled sales and is designed to show a trend while smoothing monthly volatility. A quarterly median reflects a shorter period and can show a more recent turn sooner. In August 2026, REIWA reported an annual median house sale price of $960,000, up 18.5% year on year, while also saying its June-quarter medians had declined.

REIWA President Suzanne Brown noted that the annual median can be slow to respond when market dynamics change. An annual rise therefore does not establish that prices rose continuously month to month through the year. For the same reason, the December and January monthly gains should be read with their dates and comparison periods attached.

What the figures can—and cannot—tell you

  • Listings are a dated count: REIWA’s active-listing series counts properties advertised for sale on reiwa.com at month-end; it is not a census of every property available through every channel.
  • Supply and price are separate measures: active listings are stock at a point in time, while new listings measure properties entering the market during a period.
  • Use like-for-like comparisons: compare the same geography, point-in-time listing measure and price period, and distinguish month-on-month from year-on-year changes.
  • Do not infer a suburb’s value from Perth’s median: REIWA notes that conditions vary by suburb and that local decisions require local data. A citywide median cannot price a specific home.

For a local buying, selling or valuation decision, use recent suburb-level comparable sales and listing information alongside the broader Perth trend.
