Perth Rental Market: Dalkeith Leads, While Mosman Park’s 2025 Rent Drop Was Short-Lived

Dalkeith led Perth’s house-rent ranking in an October 2025 report, while Mosman Park’s reported 2.8% decline did not continue in Cotality’s later series.

Dalkeith was Perth’s highest-rent suburb in a report published on 17 October 2025, while Mosman Park was singled out for a rent decline. PerthNow, reporting Domain’s September-quarter figures, put Dalkeith at $1,425 a week and Mosman Park at $875 a week, down 2.8%. That improvement was a snapshot, not a continuing trend: Cotality’s later Q4 2025 figures showed Mosman Park rents rising in its series.

What the October 2025 report said

PerthNow reported that Dalkeith topped Perth’s house-rent ranking at an average of $1,425 per week. The same article described Mosman Park as having the “most improved rental affordability”: its reported rent was $875 per week, a 2.8% fall. Here, “improved” refers to the direction of the reported rent figure. A decline in one suburb’s measure does not establish that housing became broadly affordable, nor does it show how rents changed for every property or tenant there.

What later figures show

Cotality’s Q4 2025 Perth house table still ranked Dalkeith first, at $1,577 per week. Mosman Park ranked sixth, at $1,384 per week; Cotality recorded its rent as up 6.9% over the quarter and 13.0% over the year. These figures do not make a clean before-and-after comparison with PerthNow’s October 2025 figures: the reports come from different providers and cover different reporting periods. The figures establish that the reports described different snapshots, not the precise size of a like-for-like change in Mosman Park.

Perth-wide context is not a suburb ranking

In Q4 2025, Cotality reported Perth-wide rent growth of 1.1% for the quarter and 6.8% for the year, a vacancy rate of 1.3%, and a gross rental yield of 5.1%. These are city-wide measures, not figures for Dalkeith or Mosman Park. Vacancy and yield help describe market conditions, but neither is a substitute for a suburb’s rent measure or a household’s affordability.

When comparing rental figures, match the property type, provider and observation period. State whether a change is quarterly or annual, and avoid treating estimates from different providers as directly interchangeable.

How to read suburb rent figures

  • Check the date and provider. A suburb ranking can change between reporting periods, and providers may use different data or methods.
  • Compare the same property type. The figures above concern houses; they should not be read as unit rents.
  • Keep the change period attached. A quarterly rise and an annual rise answer different questions.
  • Allow for revisions. REIWA says its rental data uses year-on-year, three-month rolling measures and may be revised as transactions settle. REIWA’s Dalkeith profile

Domain’s report archive lists reports through September 2026, including one dated 7 October 2026, but the available archive information does not establish the latest suburb-level figures for Dalkeith and Mosman Park. The October 2025 and Q4 2025 figures above should therefore be treated as dated snapshots, not current rent quotes. For a decision about a home, check current listings and a recent report that gives both suburbs’ figures on a comparable basis. Domain’s report archive
