Landa’s $5 Real Estate Investing Pitch—and What Its Trading Pause Means Now

Landa’s website says deposits and secondary trading are temporarily paused, with no resumption date. Here’s what the $5 entry point bought—and what investors can and cannot expect now.

Landa’s website is live, but investing and trading are not currently available: as of October 8, 2026, the company says it has no active offerings and that deposits and secondary trading are temporarily paused. Landa says it is working to resume them but gives no date. The pause does not, by itself, establish that the company has permanently closed or that investors have lost their invested money. It does leave customers facing a serious access and liquidity problem.

Is Landa still operating?

Landa’s current status notice says: “At this time, there are no active offerings on the platform. Deposits and secondary trading are temporarily paused.” It adds: “We are working diligently to resume investing and trading on the platform.” The notice provides no resumption date. The site also remains available with a support contact, so “gone dark” describes the pause and access problems more accurately than a confirmed permanent shutdown.

What is known What it means for customers
No active offerings; deposits and secondary trading temporarily paused, according to Landa’s current notice. Customers cannot use the platform for new offerings or secondary-market sales while those functions are paused.
Landa says it is working to resume investing and trading, without giving a date. There is no announced timetable on which customers can rely.
The company website remains live and provides a support contact. A live website is not evidence that deposits, trading, or account access are fully restored.

What did investing for as little as $5 actually buy?

The $5 figure was a low minimum entry point, not a promise of a bank-like account or an on-demand cash-out. Landa’s disclosures describe property-specific securities: each offering issues shares in a series whose primary asset is one property. A holder’s rights are limited to that series, including any distributions it makes; the shares do not give a claim on other Landa series, the manager, or the platform generally.

The disclosures warn that a trading market may not exist, that shares may not be resold when an investor wants or at the desired price, and that investors may have to hold indefinitely. They also warn investors could lose their entire investment. A small minimum lowers the cost of entry; it does not remove property, tenant, debt, valuation, management, or liquidity risk. Landa directs investors to review the offering circular and risks for the specific series.

Can you get your money out of Landa?

The answer depends on whether the money was uninvested cash or invested in shares. In an August 25, 2026 response posted on the Better Business Bureau complaint page, Landa said uninvested funds had been returned to users’ bank accounts. That is the company’s statement, not an independently verified reconciliation of every account; check your own bank and account records.

Property sale or distribution Proceeds depend on the property, its debts and costs, the series documents, and any applicable legal process. The available sources establish no universal repayment amount or date for investors.

If you are affected, keep your offering documents, subscription records, account statements, bank-transfer records, dividend notices, tax documents, and written support correspondence. You can use the contact details on Landa’s contact page to ask about your account and specific series. Those steps do not guarantee recovery.

What happened to the app and account access?

BBB complaint records include customer reports of access problems and company responses about efforts to restore the platform. In a response dated July 21, 2026, Landa said access had returned in late August until early October “last year”—that is, in 2025—and that similar issues had recurred. It said it had no definite restoration timeline. This is a dated company statement recorded by BBB, not an independently audited uptime history.

BBB complaints can show that customers have reported problems, but they are not a representative count of affected investors or a reliable measure of total losses. The records do not establish how many users are affected or what proportion of invested funds, if any, will ultimately be recovered.

What is the legal dispute involving some Landa properties?

A February 4, 2026 SEC Form 1-U filing by Landa App 3 LLC describes a dispute involving 1363 Hancock Street, 24 Ditmars Street, and 132 Cornelia Street in Brooklyn. The filing says Allison Lending asserted that it acquired borrower membership interests through a purported UCC sale and caused deeds to be recorded for the properties. Landa’s manager disputes the lender’s asserted authority and the validity of the transfers.

The manager said it filed additional pleadings and motions in January 2026 seeking vacatur, injunctive relief, and preservation of the status quo. The filing does not decide who is legally right. It says an adverse outcome could delay operations, property sales, or distributions and could cause losses for investors in affected series. The issuer cautioned: “There can be no assurance that these efforts will be successful.” The filing concerns specified Landa App 3 properties; it does not establish that every Landa series is involved.

Does Landa’s series structure guarantee that properties are protected from one another?

Landa’s help-center explanation says each series is designed to maintain separate title, accounts, books, mortgage, and insurance, without cross-collateralization. That describes the company’s intended structure, not a guarantee of how a court would treat assets in every insolvency or bankruptcy scenario. In the same help-center explanation, Landa says it cannot guarantee a bankruptcy outcome and acknowledges a court could determine that one series’ assets should answer for liabilities elsewhere.

Does the pause mean Landa is a scam, or that investors have lost everything?

The available company notices, BBB records, and SEC filing do not establish that fraud has been proven, that Landa is permanently closed, or that all investors have lost their money. They do establish a current pause in deposits and secondary trading, reports of access disruption, and meaningful illiquidity risk. The SEC filing describes an unresolved property-level dispute and the company’s position, not a final court ruling.

Nor do the sources establish a reliable total for affected investors, losses, or recoveries. A separate historical disclosure should not be mistaken for a current share valuation: Landa Financing’s annual report for the year ended December 31, 2024 discusses managerial estimates for its own asset pool and warns that estimated per-share values could differ substantially from sale or liquidation proceeds. It is not a current estimate for every Landa property share.
