  2. Prepare identity and authority documents. DLD lists an Emirates ID or, for a non-resident foreign buyer, a valid passport. If someone acts for a party, confirm the current requirements for their authority and identification with DLD.
  3. Obtain any required developer e-NOC. DLD lists an e-NOC from the developer for sales in freehold areas. Confirm whether one is required in your case and how it is obtained.

What changes if you use a mortgage?

A mortgage adds lender approval, financing conditions, and a separate registration process to the sale. The Invest in Dubai guide recommends arranging pre-approval and considering down-payment and credit checks early, but it does not establish a universal interest rate, financing limit, or approval outcome. Obtain current terms from a lender based on your own circumstances and the property before making a commitment that depends on financing.

Which ongoing and property-specific costs should you check?

Service charges for common-area maintenance are an additional cost identified by the Invest in Dubai guide, but the guide does not state a current charge for a particular unit or building. Request the current amount for the exact unit and ask what it covers. A neighborhood average cannot establish the charge you will owe.

Do not use older area price examples as a current valuation: the guide labels its neighborhood examples as 2025 figures. For a 2026 purchase, seek current, property-specific pricing information and make your own assessment rather than treating those examples as current market prices.
