HELOC vs. Personal Loan: What’s the Difference?

A HELOC offers reusable borrowing secured by your home; a personal installment loan typically provides one upfront sum. Compare payment paths, fees, and risk before choosing.

A HELOC lets you borrow repeatedly against your home equity during a set draw period; a personal installment loan typically gives you one lump sum to repay on a schedule. The key differences are how you access the money, how payments can change, the fees, and whether your home secures the debt.

How a HELOC and a personal loan work

HELOC: a revolving line secured by your home

A home equity line of credit (HELOC) is a credit limit backed by your home. During its draw period, you can generally borrow as needed, repay, and draw again; repayments may restore available credit. The lender may limit further borrowing if your home’s value falls significantly or your financial situation changes, so the line is not an unconditional reserve. The Consumer Financial Protection Bureau (CFPB) explains the structure in its HELOC overview.

When the draw period ends, you generally can no longer borrow and enter the repayment period. The payment may rise, and some plans can require the remaining balance all at once. Ask for the draw-period end date, repayment schedule, and any balloon-payment condition before opening the line.

Personal installment loan: a lump sum repaid in installments

A personal installment loan typically provides a sum upfront and requires payments over a stated term. Payments are generally set installments, but interest rates may be fixed or adjustable; check the specific offer rather than assuming the rate or payment can never change. How to decide which structure fits

Match the borrowing pattern to the expense

For one known expense, compare installment-loan offers that provide the needed amount upfront. For a project with costs arriving in stages, a HELOC’s reusable draw feature may be worth considering. Neither structure guarantees a lower overall cost.

Compare the full offer, not just the advertised rate

  • Compare the written APR, fees, amount you will actually receive, payment amount and schedule, and total expected repayment.
  • For a HELOC, check whether there are minimum draw or balance requirements and whether any balance can be converted to a fixed rate. CFPB guidance notes that fixed-rate conversion may be available for some or all of a balance, generally at a higher rate than the variable rate.
  • For an installment loan, check which fees apply and whether the quoted rate is fixed or adjustable. CFPB explains that fees vary in its personal installment loan fee guidance.
  • Review the written disclosures and compare offers from multiple lenders; pricing and eligibility depend on the borrower and lender.

Risks to weigh before borrowing

A HELOC puts the home at risk

Because a HELOC is secured by your home, failing to repay as required can put the home at risk. If that exposure is unacceptable, compare unsecured credit options and their actual costs. An unsecured loan does not pledge the home, but you are still responsible for repayment.

Plan for a HELOC payment change

HELOC rates are usually variable, so payments can change as rates and balances change. Before borrowing, ask whether draw-period payments reduce principal, estimate the payment after the draw period, and consider how it could respond to a rate increase. The CFPB warns that payments may rise significantly after the draw period and that, in some cases, the balance can become due at once.

Check what “personal loan” means in the contract

“Personal loan” covers varied terms and products. Many personal installment loans are unsecured, but verify the collateral terms rather than relying on the label. A personal line of credit is also different from a personal installment loan: a line allows access to funds over time, while an installment loan generally pays out a lump sum. The CFPB distinguishes these products in its overview of loans similar to a HELOC.
