What did the $800 pod rental include?
Futurism reported the $800 monthly price on May 12, 2022, attributing the underlying coverage to Business Insider. Business Insider’s May 7, 2022, feature described a typical three-bedroom, two-bathroom Palo Alto house shared by 14 residents, with sleeping pods built into a compact, stackable structure. The price is a historical report, not evidence of what a renter would pay today. Futurism’s 2022 report and Business Insider’s photo feature describe the setup.
Business Insider reported that an eight-foot structure held two sleeping spaces, each about four feet tall. The units used steel framing and wooden panels, with fans, LED lights, power outlets, blackout curtains, a fold-down shelf and a bar for hanging clothes. Brownstone co-founder Christina Lennox described the design to Business Insider: “The wood kind of allows for relaxation, rather than like going inside of this futuristic-looking plastic object,” she said. “It has like definitely a different feel — I would say that it’s more calming and soothing for people.”
Futurism also reported Brownstone’s claim that a pod had “40 percent more space than bunk beds.” That was the company’s marketing claim, not an independently verified measurement. The company’s 2022 setup also included a second reported house in central Bakersfield that slept six; Business Insider did not state its rent.

What does a pod mean in daily life?
A pod gives a renter a defined sleeping area, but it is not a private bedroom. Residents share the building’s common facilities, and the limited sleeping space leaves less room for belongings and everyday activities than a conventional room. In April 2026, KQED described Brownstone’s Mint Plaza location as offering a twin-sized pod with a curtain, thermostat and light, alongside shared common space, a kitchenette and bathrooms for roughly 30 roommates.
KQED’s reporter spent several days and nights at Mint Plaza and described limited personal space, shared facilities and occasional missing pantry items. The report also described residents with varied needs, including people arriving for work or seeking a temporary foothold. Those observations concern that location and reporting period; they should not be treated as a guarantee of every resident’s experience or as a description of all Brownstone properties. Is $800 still the price?
No current Brownstone listing in the available public snapshot shows the 2022 Palo Alto pod arrangement at $800. On October 7, 2026, Brownstone’s website displayed a shared two-person room in Union Square for $950 per month and an Oakland shared two-person room with furnished pods for $850 per month. It marked Mint Plaza unavailable and Mid Market coming soon. These are displayed offers, not confirmation of a vacancy, move-in date, lease terms or permits. Check Brownstone’s current listings directly before making plans.
KQED reported that Mint Plaza charged $700 per month in April 2026 for its twin-sized pod arrangement. That dated report is not a current price: the Brownstone website now marks Mint Plaza unavailable. The website and KQED report do not establish the building’s exact legal or operating status as of October 2026.

How to compare a pod rental with other housing
Compare the actual terms and living conditions, not just the monthly price. Brownstone’s displayed listings and the reporting do not provide a complete, directly comparable set of rental terms for every location, so ask for details in writing before paying or signing.
- Total monthly cost: Confirm rent, utilities, deposits, fees and any recurring charges.
- Exact space: Ask for the sleeping area’s dimensions, storage arrangements and whether the advertised room is shared.
- Shared facilities: Find out how many residents use each bathroom, kitchen and common area, and what access is included.
- Privacy and safety: Ask how curtains, personal belongings, exits, fire safety and building security are handled.
- Lease terms: Confirm minimum stay, notice requirements, move-in date, deposit return rules and cancellation terms.
- Location and availability: Verify the exact address, transit options and an actual available unit rather than relying on a website label.
- Permits and operating status: Ask what approvals apply to the specific building and verify any material claims with the relevant local authority.
Are pods a housing solution or a stopgap?
Pods can provide a lower-cost, compact place to stay for some renters, but the reporting does not establish them as a broad fix for housing affordability. Housing activist Fernando Martí told KQED: “Big cities have always had residential hotels. That’s where workers first came to the city and needed a place to stay,” Martí said. “I don’t think it’s anything new, other than the branding and the cost.”

Brownstone CEO James Stallworth framed the model as housing for transitional periods: “It’s kind of silly to think we’re going to need a single-family home at every point of our life, from birth ‘til death,” Brownstone CEO James Stallworth said. “So that’s how I see the pods, more as a utility to fill in the gaps in life, understanding that we’ll always need shelter.”
Affordable-housing professor Carolina Reid told KQED: “The housing crisis is so severe that we need to be experimenting with lots of different models,” Reid said. “But I’m not sure that it is a long-term solution to San Francisco’s housing crisis, just because my hunch is that nobody wants to stay in a pod permanently.” The distinction matters to a renter: a pod may suit a temporary budget or housing need, while privacy, shared facilities and the length of stay remain important trade-offs.

There have also been reports of proposed expansion, not confirmation that a larger facility opened. The San Francisco Chronicle reported in December 2025 that Brownstone had bought 1049 Market Street and that its founder aimed to create a project of as many as 400 pods. In April 2026, KQED described the facility as proposed and reported that no permits had been sought or granted for the proposed Mid Market space. Brownstone’s current site labels Mid Market “coming soon”; that label alone does not confirm approval or an opening date. The Chronicle’s December 2025 report covers the reported plan.
