A 73.49-acre tract in Bureau and Stark counties sold for $17,200 per acre on July 25, 2024, according to Successful Farming. It was one tract in a 12-tract auction in north-central Illinois—not the price for the entire offering or a measure of current statewide farmland values.

What sold, and for how much?

The tract covered 73.49 acres and sold at a reported $17,200 per acre. Successful Farming’s account, updated November 6, 2024, gives the sale date as July 25, 2024, and reports a Productivity Index of 141 for the tract.

The sale was part of a buyer’s choice auction comprising 12 tracts and 856.59 acres in total. In a buyer’s choice format, a winning bidder can choose among offered parcels under the auction’s terms; the reported $17,200-per-acre figure is the result for this particular tract, not the price of all 856.59 acres.

How to read the auction’s other figures

Successful Farming reported that the full auction brought $12.39 million. That is the total for the broader auction, not the 73.49-acre tract by itself. The report does not provide settlement records or a tract-by-tract accounting, so the total cannot be used to derive this tract’s sale price.

The report describes the tracts collectively as highly tillable and says more than 500 acres in the overall offering were classified as class-A soils. It does not identify which tracts contained those acres or give a tract-specific soil breakdown. Those broader descriptions therefore should not be attributed solely to the 73.49-acre parcel.

What the Productivity Index does—and does not—tell you

The reported Productivity Index of 141 is a detail about the tract, but Successful Farming’s account does not explain the scale or supply local comparisons. Without that context, the number alone does not establish that the tract ranked unusually high or show how it compared with nearby farmland.

Does this sale show what Illinois farmland is worth now?

No. It documents one transaction in north-central Illinois on July 25, 2024.
