Successful Farming reported that the full auction brought $12.39 million. That is the total for the broader auction, not the 73.49-acre tract by itself. The report does not provide settlement records or a tract-by-tract accounting, so the total cannot be used to derive this tract’s sale price.

It does not identify which tracts contained those acres or give a tract-specific soil breakdown. Those broader descriptions therefore should not be attributed solely to the 73.49-acre parcel.

The reported Productivity Index of 141 is a detail about the tract, but Successful Farming’s account does not explain the scale or supply local comparisons. Without that context, the number alone does not establish that the tract ranked unusually high or show how it compared with nearby farmland.
