There is no single best real estate lead-generation company for every agent. Zillow Premier Agent sells portal exposure and buyer inquiries; REDX supplies prospecting records agents must work; Sold.com uses a referral-fee model; and services such as CINC, Real Geeks, and Ylopo combine lead capture with software or advertising. The right choice depends on the pipeline you need, your market, your capacity to follow up, and the full cost—not just a starting price.
What real estate lead-generation companies actually sell
The phrase “lead generation” covers several different products. A service might place an agent in front of a consumer searching a property portal, run ads that capture contact details, pass along a referral, or provide prospecting data for an agent to contact. Some providers also supply a website, CRM, dialer, or follow-up automation.
Those are not equivalent leads. A consumer who has asked to hear from an agent is different from a record for an expired listing or a person who submitted a home-valuation request. Neither type guarantees that the contact is ready to transact. Compare what the provider delivers, who else receives the contact, and who is responsible for turning it into a client.

Choose a portal or ad-led service for inbound buyer inquiries
Zillow Premier Agent may suit agents seeking buyer exposure in areas where the plan can reach active portal users. CINC and Ylopo are options to investigate if you want paid advertising connected to lead capture and follow-up tools; Real Geeks offers a website and CRM with optional managed advertising. Ask whether the inquiry goes to one agent or several, what advertising is included, and how quickly your team can respond.
Choose prospecting data if you will do the outreach
REDX is better understood as a prospecting tool than as a source of ready-made appointments. It can fit agents who want to work expired, FSBO, FRBO, geographic, or pre-foreclosure categories and have the time, process, and applicable compliance knowledge to contact and nurture those prospects.

Choose an integrated platform only if you will use the system
CINC, Real Geeks, and Ylopo package some combination of lead capture, website, CRM, advertising, and automation. The value of that bundle depends on whether it replaces or duplicates tools you already pay for, whether your team will use the CRM consistently, and whether the included advertising matches your local strategy.
Consider referral fees when conserving upfront cash matters
Sold.com’s model can shift payment toward a closing rather than a recurring subscription, but a fee due at closing affects the economics of a completed transaction. Review the fee, qualifying transactions, brokerage requirements, and any other written conditions before accepting referrals.

Compare providers over the same period and with the same definition of a lead. Add recurring platform charges, ad spend, setup fees, per-lead charges, and any referral fee due at closing. Also account for staff time spent calling, responding, qualifying, and nurturing contacts.
A simple way to evaluate a channel is to track its cost per closed transaction:
(Platform fees + ad spend + setup and per-lead charges + referral fees + attributable follow-up labor) ÷ closed transactions attributed to the channel.
This figure is useful only if attribution and the time period are consistent. A contact record, an inquiry, an appointment, and a closing are different stages; do not treat lead volume as proof of return. The sources compared here do not establish an independently verified, cross-provider conversion rate or cost-per-closing benchmark. REDX’s official page displays percentage and lead-value claims, but the page does not provide a methodology or underlying study for those figures, so they should not be treated as industry-wide statistics.

Questions to get answered in writing
- What counts as a lead? Ask whether it is an inquiry, a referral, a valuation request, or a prospecting record, and what information is provided.
- What does exclusive mean? Get the definition for the exact product and territory. Do not assume a contact is exclusive because a provider uses that label or because an older review describes it that way.
- Is the service available in your area? Inventory and pricing can vary by market, ZIP code, property segment, and package. Zillow describes a custom-plan consultation; Market Leader says inventory is limited and asks agents to check their area.
- What is the full obligation? Confirm monthly charges, advertising spend, setup costs, minimum term, renewal, cancellation notice, and any fee due at closing. The comparison articles report different contract lengths and assumptions, so verify the current terms directly.
- What happens to your data and contacts if you leave? Ask whether you retain access to leads and CRM records, and whether geographic restrictions or other limits apply after cancellation.
- How does follow-up work? Check notification timing, CRM integration, automation, call tools, and who is expected to contact each lead. For prospecting data, include the agent’s time and outreach responsibilities in the comparison.
- How will you judge the trial? Set a review period and track spend, response time, conversations, qualified opportunities, appointments, and closings separately. Avoid extending a commitment based only on contact volume.
Why follow-up and local conditions matter
HousingWire notes that outcomes depend on local conditions, timing, and speed to lead, and recommends diversifying channels. Those are cautions, not proof that a particular service will pay off for an individual agent. A large lead flow can strain a small team; a smaller pipeline can still be wasteful if nobody responds promptly or maintains long-term nurture.
As Sophia Doyle, Staff Writer at The Close, wrote in its August 5, 2026 comparison: “The best lead gen companies can generate, manage, and nurture high-quality leads, provide data insights, and present their data in an easy-to-use interface.” Use that as a description of useful capabilities, not as evidence that any provider will deliver high-quality contacts or a particular sales result.
