A lender’s recovery after a home-improvement loan defaults is not automatic: it may collect from the borrower, pursue collateral where the loan documents and law allow, or record a loss if collections fall short. FS Bancorp’s disclosures illustrate why the phrase “defaulted dollars flowing back” needs qualification: its security interest in some fixture-loan collateral does not guarantee that the collateral can repay the balance.
What does “defaulted dollars flowing back” mean?
The phrase can refer to several different events, and they should not be treated as interchangeable: a borrower making overdue payments, a lender receiving proceeds after repossessing collateral, collecting after charging off a loan, selling a delinquent loan, or earning servicing income. The available FS Bancorp disclosures describe its lending channel and collateral risk, but they do not establish which of these recovery mechanisms is occurring at scale or how much lenders recover after default.
It is also important to separate the amount a lender originated from the amount it eventually collects. A loan balance is not a recovery statistic, and a security interest is not proof that the debt will be repaid in full.
What FS Bancorp’s filings show—and do not show
A sizable, company-specific portfolio
In its 2025 Form 10-K, FS Bancorp reported $525.8 million in indirect home-improvement loans as of December 31, 2025—about 19.8% of its gross loan portfolio. The company said the portfolio comprised approximately 29,000 loans, with an average balance of approximately $18,000. These figures describe FS Bancorp, not the home-improvement lending industry. Loans arranged at the point of sale
FS Bancorp says its indirect home-improvement loans are originated through contractors and dealers at the point of sale. It reported 33 active contractor and dealer relationships as of December 31, 2025. The channel explains how these loans reach borrowers; it does not, by itself, reveal default rates or recoveries.
Recent originations are not recoveries
For the quarter ended June 30, 2026, FS Bancorp reported 1,221 indirect home-improvement loan originations totaling $28.9 million. Its filing describes financing for windows, gutters, siding replacement, solar panels, spas, and other renovations. Those are new-loan figures, not amounts collected from defaulted borrowers. Can repossessed fixture-loan collateral cover the debt?
Not necessarily. FS Bancorp says it files a UCC-2 financing statement to perfect its security interest in personal-property collateral for most fixture loans. The company cautions that it cannot guarantee it will collect on that interest or that repossessed collateral will provide adequate repayment, given the collateral’s limited stand-alone value.
That distinction matters: a lender may have a claim against specified personal property without having a claim against the borrower’s home. The filing’s statement about fixture-loan collateral does not establish that the home itself secures the loan. Whether a lender can repossess property, what property is covered, and what happens to any remaining balance depend on the loan documents and applicable law.

If the collateral’s value or sale proceeds are less than the outstanding balance, a shortfall may remain. The cited filing explains the risk but does not quantify FS Bancorp’s default recoveries, its recovery rate, or how often collateral proceeds cover a balance.

“Home-improvement loan” can describe different structures. Before comparing offers or assessing what might happen after missed payments, identify the actual obligation and the property, if any, that secures it.

The cited Regulation Z provision requires creditors making covered transactions to make a reasonable, good-faith determination of a consumer’s ability to repay, subject to the rule’s scope and exceptions. That provision should not be read as applying identically to every home-improvement product or as a guarantee that a borrower will be able to repay.

What to check before signing or after a missed payment
- Read the security and default terms. Look for the collateral description, any financing statement or lien language, late-payment consequences, and the creditor’s stated remedies.
- Confirm what secures the debt. Do not assume that financing arranged by a contractor is secured by the home; the contract and applicable law determine the answer.
- Ask for the full repayment obligation. Compare the scheduled payments and total amount due, not only the project price or an advertised monthly payment.
- If payments are already late, contact the lender promptly. Ask for the current balance, available payment arrangements, and the next steps under the loan agreement. Keep written records of the communication.
- For PACE financing, identify the assessment. Confirm whether repayment is attached to a property-tax assessment and review the documents for the property and jurisdiction involved.
