REIWA’s latest reviewed data puts the Perth house median at $965,000 for the 12 months ending September 2026; the sharp suburb gains and falls reported in 2025 are a separate, historical snapshot—not today’s suburb rankings.
What did the 2025 Perth suburb snapshot show?
PerthNow reported REIWA data showing a wide spread in suburb medians over the financial year to July 2025. Some house and unit medians rose sharply, while others fell. These are suburb-level median sale prices, not returns earned by every homeowner.

PerthNow also identified Kallaroo, Marmion, North Fremantle, North Beach and Dalkeith among suburbs with falls. The reported figures do not establish that every property in those suburbs rose or fell by the same amount.
What is Perth’s median house price now?
REIWA’s Perth metro page, updated 8 October 2026, reports a $965,000 house median, a $695,000 unit median and a $460,000 land median for transactions in the 12 months ending September 2026. REIWA identifies Landgate/REIWA as the data source and warns that figures can be revised as more transactions settle. A separate WA Treasury page, updated 4 August 2026, listed a $950,000 Perth house median for the 12 months to July 2026, based on REIWA data as at 3 August. The two figures cover different periods and were published on different dates; they should not be read as competing measurements of the same window. Why can suburbs have different results?
A metro-wide median combines sales across a large area; it does not say what happened in each suburb or property type. In the 2025 snapshot, for example, the unit medians in Bicton, Hamilton Hill and Orelia had different reported gains, while house medians in Claremont and Cottesloe declined. The figures describe market outcomes for the transactions included in each median. They do not, by themselves, identify a cause for the difference between suburbs.

Comparisons also depend on what is being measured. A suburb median sale price is not the same as a repeat-sales or value index, and a house median should not be compared as if it were a unit median. Always check the geography, property type, measurement window and data status before drawing conclusions from price figures.
Are Perth prices still rising?
The Reserve Bank of Australia’s August 2026 Statement on Monetary Policy says established housing prices nationally had eased from their March peak. It distinguishes Perth and regional markets: prices there continued to grow in recent months, but at a slower pace. The RBA discusses rate expectations and increases, the economic environment and announced tax changes for property investors as factors behind broader easing. This is national context with a Perth distinction, not a forecast for individual Perth suburbs.

What do these medians mean for a homeowner?
A suburb median is not an appraisal of a particular home or a homeowner’s realised gain. It does not account for the property’s condition, renovations, purchase price, debt, transaction costs or the price and timing of a future sale. The available figures do not link individual owners’ purchase and resale outcomes.
If you are making a decision about selling, refinancing or your household budget, use the relevant period and property type as market context—not as a personal valuation. A property-specific appraisal is needed to estimate what an individual home might sell for; any estimate remains subject to the property and market at the time.
