The clearest comparable figures available are U.S. Census Bureau 2020–2024 estimates for Crescent City, Eureka, Arcata and Oxnard; they describe past housing costs, not current listings. Use them as a starting point, then check today’s rents or sale prices and the full monthly budget for the specific place you are considering.
How to read “affordable” in a California beach town
Coastal affordability depends on more than a home’s value. Renters should compare current asking rents and utilities with their income. Buyers should budget for mortgage payments, property taxes, insurance, maintenance and any association fees; an owner who has paid off a mortgage still has recurring costs. The Census measures below are useful context, not a household-specific cost estimate or a quote for a home available today.
The Census Bureau’s QuickFacts reports five-year American Community Survey estimates for 2020–2024. “Median owner-occupied housing value” is not the median price of homes currently for sale, and “median gross rent” is a historical area estimate rather than a current advertised rent. The nine places below make up an editorial shortlist, not a consistent, current affordability ranking.

Northern California options
Crescent City
Crescent City is a candidate for people drawn to beaches, redwood parks, lighthouse sites and outdoor recreation. The Census Bureau’s 2020–2024 estimates put its median owner-occupied housing value at $306,500 and median gross rent at $1,192. Those figures make it the lowest of the four places in the table on both measures, but do not establish what a renter or buyer will pay now. Check current availability and the services you need in the particular neighborhood.
Eureka
Eureka offers a small-city setting, Victorian architecture, museums and access to redwood scenery. Its 2020–2024 median owner-occupied housing value was $404,500, and median gross rent was $1,195, according to Census QuickFacts. Its 2025 population estimate was 25,304. The rent estimate is close to Crescent City’s, but the home-value estimate is higher; neither figure alone establishes which place will be less expensive for your household.

Arcata
Arcata combines a college-town atmosphere and Plaza with forest access and nearby beaches. Census QuickFacts estimates its 2020–2024 median owner-occupied housing value at $484,600 and median gross rent at $1,327. Its 2025 population estimate was 19,047. The housing estimates are higher than Eureka’s, so compare available homes and rentals against your income, savings and desired access to services rather than treating the college-town setting as a cost advantage.
Trinidad
Trinidad is a small northern coastal community known for scenery and beach activities. No comparable housing measure is established here, and a small market can make the number and type of available homes important to your search. Verify local listings before calling it affordable, and check how far you would travel for routine services.

Central Coast options
San Simeon
San Simeon’s draws include the coast, the Piedras Blancas elephant seal rookery and Hearst Castle. No comparable housing estimate is established here, so there is no sound basis for assigning it a precise affordability rank. Check current rentals and sale listings, as well as the practical distance to services you expect to use.
Oceano
Oceano is a Central Coast community near beaches and the Guadalupe-Nipomo Dunes. It is a place to investigate, not a verified low-cost choice: the comparable official housing measure needed to support that claim is not available here. Use current local listings and recurring costs to see whether it fits your budget.

Southern California options
Oxnard
Oxnard is a larger coastal city with beaches, harbor access and a broader employment and service base than the smaller northern candidates. Census QuickFacts estimates its 2020–2024 median owner-occupied housing value at $652,700 and median gross rent at $2,032; its 2025 population estimate was 199,651. Those housing figures are substantially higher than Crescent City’s, so Oxnard may suit people who value a larger city’s amenities but should not be assumed to be inexpensive.
Ventura
Ventura has a coastal setting with parks and cultural amenities. A comparable current market statistic is not established here, so treat it as a candidate rather than a confirmed affordable town. Compare current listings and recurring costs before deciding whether it fits a moving or retirement budget.

Port Hueneme
Port Hueneme offers beaches, maritime activity and access to the Ventura County coast. No comparable current housing series is established here. Check present-day listings against your budget, and assess the particular neighborhood rather than assuming that coastal access means lower costs.

California coastal housing pressure is not limited to one town. A 2026 document hosted by the California Coastal Commission describes pressure on coastal housing and the displacement of lower- and middle-income residents inland. That context is a reason to compare your resources with actual local costs, not proof that any particular town will be affordable or unaffordable for you. Before deciding, compare the same type of housing and a full budget across your finalists. Include:
- Current housing costs: Check live rental or sale listings for the size, condition and location you need. Do not substitute a five-year Census estimate for an asking price.
- Ownership costs: Estimate mortgage, property tax, insurance, maintenance and any association fees. If you expect to own without a mortgage, budget for continuing costs rather than treating the home as cost-free.
- Income and savings: Compare total monthly costs with retirement income, wages and savings. A lower home-value estimate does not automatically make a place manageable on a particular income.
- Services and access: Check healthcare, groceries, transportation and other services for the neighborhood—not just the town name. The larger scale of Oxnard differs from the smaller northern communities, but suitability depends on the services you personally need.
- What “beach town” means: Find out whether the home is near shoreline in town or requires a drive to beaches, and decide how much that distinction matters to your plans.
Housing values alone do not establish tax bills, insurance costs, healthcare quality, climate suitability or total cost of living. Verify those factors for the location and household you are evaluating.
