7 Luxurious Retirement Communities in America: Amenities, Care and Costs

A seven-community shortlist of luxury senior living options, with reported amenities and prices, plus practical guidance on care levels, entrance fees, and contracts.

There is no authoritative national ranking of America’s most luxurious retirement communities. This editorial shortlist selects seven care-focused communities from a larger roundup for their distinctive amenities, geographic spread, and available information about pricing or services. The examples are not directly comparable: some figures are dated starting rates, and several communities do not publish prices.

“Luxury” describes housing, services, and amenities—not a standardized level of care. Before comparing costs, confirm whether a community offers independent living, assisted living, memory care, skilled nursing, or only some of these. Active-adult 55+ neighborhoods are a separate category: they may offer resort-style amenities but not assisted-living services.

Seven luxury retirement communities to compare

The communities below are examples, not a ranked top seven. The selection draws on reported amenities, geographic variety, and the availability of information useful to prospective residents. Amenities, care offerings, prices, and availability can change; verify them directly.

The Kensington Redondo Beach Redondo Beach, California Daily activities, fine dining, guest meals, cocktail hour, on-site clinical support, and a personal primary-care manager. The Senior List said pricing was not public and a tour was required to obtain it.
Grand Living at Lakewood Ranch Lakewood Ranch, Florida Woodworking shop, billiards, meditation center, putting green, chauffeured luxury sedan, care partners, and on-site health services. Pricing was not publicly available in The Senior List guide.
The Clare Chicago, Illinois Gourmet dining, chauffeur service, aquatic center, weekly linen service, emergency call service, and an exercise physiologist. The Senior List reported a starting price of $9,900 per month. This is not a current quote.
The Providence Fairfax, Virginia Concierge and valet service, two dining options, arts and culture events, a resident response system, housekeeping, and laundry. The Senior List reported assisted-living starting prices of $9,495 per month. This is not a current quote.

Details and price figures in the table come from The Senior List’s luxury assisted-living roundup. Its list is editorial, not a verified national ranking, and its starting rates should not be read as current offers or as all-in costs. It also identifies Inspīr Carnegie Hill in New York and Corso in Atlanta as luxury communities, but those two are not included in this seven-community selection.

What makes a retirement community “luxury”?

The label can refer to attractive housing, upscale dining, service, wellness facilities, location, or a combination of them. It does not tell you what care is provided or what the monthly fee includes. As geriatrician Dr. Elizabeth Landsverk told WTOP in April 2026, luxury communities “really run the gamut,” from golf-course settings to places distinguished by amenities, nature, or cultural access. Compare the practical fit, not just the amenity list:

  • Care: Ask which levels are available on site, what staffing is present, and what happens if a resident needs more support.
  • Housing and privacy: Compare unit type, space, accessibility, and the balance between private living and shared areas.
  • Location: Consider travel time for family, access to health care, and proximity to cultural or outdoor activities the resident values.
  • Daily routine: Check dining choices, transportation, activities, and whether amenities are available and useful to the resident—not merely attractive in a brochure.
  • Fees and contract: Separate included services from extra charges, and understand how costs change when care needs increase.
  • Response and clinical support: Ask who responds to emergencies, how quickly, and whether clinical services are on site or arranged through outside providers.

How much does luxury senior living cost?

There is no single price for luxury senior living: costs depend on location, housing, services, and care level. The Senior List cited a 2024 national assisted-living average of about $5,900 per month, based on its article and cited CareScout source. That is a historical benchmark, not a 2026 quote. WTOP’s April 2026 explainer gives illustrative estimates and says luxury options may cost roughly 30%–50% more than typical fees; treat that as an estimate, not a guaranteed premium or a price for any community listed here.

The starting rates reported for some communities above are not like-for-like comparisons. A starting rate may exclude added care, and the sources do not establish identical units, services, or pricing methods. Ask each community for a written, itemized estimate showing housing, meals, care, medication support, transportation, and other charges separately.

Continuing-care entrance fees and monthly charges

A continuing care retirement community (CCRC), also called a life-plan community, may charge an entrance fee as well as a recurring monthly fee. The Associated Press reported, citing U.S. News & World Report data, that CCRC entrance fees averaged about $400,000 and ranged from $100,000 to more than $1 million; it also reported an average monthly independent-living fee of about $4,200 as of the end of 2024. These are attributed national figures, not quotes for the seven communities above. The AP’s CCRC explainer discusses fees and contract structures.

Kiplinger reports broad ranges of roughly $250,000 to $4 million or more for luxury community entrance fees and $3,000–$12,000 per month in monthly fees. Those ranges may cover different settings and services, so they should not be combined with other figures as though they used the same methodology. What happens if you need more care later?

First establish whether the community actually provides the next level of care a resident might need. A property may offer independent living and assisted living but not memory care or skilled nursing. Even where multiple levels are available, a move may depend on clinical needs, capacity, eligibility, and contract terms. Ask for a written explanation of how care transitions work and what happens if the community cannot meet a resident’s needs.

Understand the contract before paying an entrance fee

CCRC contracts can differ significantly in how much long-term care is included and how fees change when a resident needs more support. The AP describes the general trade-off:

Contract type General cost and care trade-off
Type A Generally includes comprehensive long-term care for a higher upfront and monthly cost.
Type B Generally starts at a lower cost, but residents may face higher fees if they need more care.
Type C Generally starts at a lower cost, but residents may face higher fees if they need more care.

These are broad descriptions, not guarantees of a specific contract’s coverage. Before signing, request the complete contract, a schedule of entrance-fee refunds, the community’s history of annual fee increases, and a written account of care-transition charges and limits. Confirm what happens if a resident exhausts personal funds or needs care the community does not provide.

How to compare communities before choosing

  1. Describe the care need now and likely next. Ask which levels of care are available, what is delivered on site, and what triggers a transfer or additional charge.
  2. Request a written, itemized quote. Have the community specify the unit, included services, care assumptions, recurring fees, one-time fees, and any charges that vary with use.
  3. Read the contract and refund schedule. Identify the contract type, what care it covers, refund conditions, and the resident’s financial obligations if needs change.
  4. Test the daily-life fit. Discuss meals, transportation, privacy, visitors, activities, clinical support, and how the resident can maintain independence.
  5. Verify current details directly. Confirm prices, availability, care capacity, staffing, and amenities with the community; the published figures above are not current quotes.

Community living can trade some autonomy for services and shared amenities. Susan Hulett, president of the resident council at The Variel, told Kiplinger: “In your own home, you can do whatever you want when you want, but in a community, you have to give up some of your autonomy.” Consider how the resident feels about that trade-off, not only the facilities on offer.

How luxury senior living differs from a 55+ community

A 55+ active-adult community is generally a housing and lifestyle option for older adults, often centered on homeownership and amenities. It is not interchangeable with assisted living: a neighborhood may have a pool, clubhouse, or activities without providing personal care, medication assistance, or clinical staffing.
