If you are asking where a vacation home may fit a lower Caribbean budget, the strongest current comparison supports a shortlist of four markets—not ten: the Dominican Republic, Trinidad and Tobago, Jamaica, and Bonaire. In a Caribbean Real Estate MLS comparison published in 2026, each had a median home asking price below US$600,000. Those are listing prices, not completed-sale prices, and they do not establish that a particular property is affordable for you.
What the price comparison can—and cannot—tell you
Caribbean Real Estate MLS reported medians from 7,425 deduplicated for-sale home listings across 22 island markets as of September 28, 2026. The portal excluded land and commercial listings, converted asking prices to US dollars, and used medians rather than averages. It expressly describes the figures as asking prices, not sale prices. They are a commercial listing comparison, not an official government index or a record of completed transactions.

The comparison identifies four markets below US$600,000. It does not substantiate ten islands as affordable on a consistent budget. A median also cannot tell you what a suitable home costs in a specific town, what condition it is in, or how much you will need for closing and ongoing costs.

The Dominican Republic has the lowest reported median in the 22-market comparison. Its 75% figure means three-quarters of the homes in that portal’s listing sample were asking US$500,000 or less; it does not guarantee that those listings meet a buyer’s needs or that they sell at those prices.

How to judge whether a vacation home is affordable for you
Compare homes that are genuinely alike
Use the same property type, condition, location and intended use when comparing listings. A territory-wide median can conceal differences between resort districts, towns and rural areas. The destination publisher Visit Turks and Caicos, for example, says Providenciales is significantly more expensive than other islands in the territory. That is a reason to compare locations within a destination—not evidence that Turks and Caicos belongs on a low-price list.

Keep the kind of price measure clear. A listing asking price, a completed sale price and a land-value index are different measures. The Dominican Republic’s cadastral authority publishes province-level land-price indices per square meter; those figures describe cadastral land values, not comparable home listings.
Build a property-specific budget
Do not treat a listing median as your purchase budget. For a property you are considering, establish the full transaction and ownership costs with qualified local professionals. The evidence here does not provide a comparable estimate of closing charges or ongoing expenses across the four lower-median markets.

- Ask a local attorney to review title, purchase permissions, transaction taxes and duties, and the buyer’s obligations.
- Confirm what legal and professional costs apply to the specific property and buyer rather than assuming charges are uniform across a country or territory.
- Arrange appropriate title, survey and property-condition checks before committing; determine which checks are necessary for that property with local counsel and qualified professionals.
- Compare the number and quality of genuinely similar listings and ask how the source assembled its figures. A median alone does not establish local supply or resale liquidity.
For context, the Realtors Association of Jamaica reported that its MLS data showed nearly J$99.3 billion in Jamaican property sales in 2025. That is a national transaction total, not a measure of vacation-home affordability, individual sale prices or the availability of suitable homes.

Foreign ownership rules differ by jurisdiction, buyer nationality and property type. Do not assume that a rule in one Caribbean destination applies elsewhere—or that ownership grants a right to live there.
- Dominica: The U.S. Department of State’s 2023 investment climate report says foreign investors need an Alien Landholders License to buy residential or commercial property.
- Jamaica: Published guidance from the Jamaican Embassy says there are no legal or other restrictions on land purchases by foreign concerns and recommends using a legal firm or reputable real-estate agent to identify property. The guidance is several years old, so confirm the current process with Jamaican counsel.
- Barbados: A U.S. Department of State report says non-residents’ real-property purchases require Central Bank verification and advises buyers to seek a local attorney. The report includes older and mixed-date information; verify current procedures and charges with local counsel or the relevant authority rather than relying on its older fee details.
- Turks and Caicos: Visit Turks and Caicos says foreign individuals face no restrictions on purchasing real estate. This is destination-publisher guidance, not a substitute for a current title review or legal advice.
InvestCARICOM explains that property purchase and immigration status are separate legal acts in the region, and that some jurisdictions require a license or permit before a non-national can buy. Before making plans, verify the right to purchase, any required permission, how long you may stay, and the rules for any rental use separately.
