If you’re looking for an affordable Blue Ridge Mountain retirement, start with a shortlist—not a promise that all ten towns below are inexpensive. Comparable U.S. Census housing estimates are available here for only four places: Lenoir, Roanoke, Johnson City and Hendersonville. Lenoir has the lowest home-value and rent figures among those four, but those measures alone cannot establish the cheapest overall retirement budget.
The other six communities are regional candidates, not verified bargains. Use the list to plan research and scouting visits, then compare housing, taxes, insurance, healthcare, transportation and day-to-day needs against your own budget.
What “affordable” means in this shortlist
The comparable figures below are U.S. Census Bureau 2020–2024 period estimates: median value of owner-occupied homes and median gross rent. They are not current asking prices, and they do not measure the full cost of retirement. A lower home value can still come with higher insurance, maintenance, utility, transportation or healthcare costs.
That distinction matters across the region. In North Carolina’s Appalachian Regional Commission region, 46% of renters and 23% of homeowners with a mortgage were housing-cost burdened in 2023, meaning they spent at least 30% of income on housing. Those regional estimates are not town-level figures, but they show why a low median price is not enough to call a place affordable. North Carolina Department of Commerce’s Appalachian Development Plan uses 2019–2023 American Community Survey estimates.

Four towns with comparable Census housing figures
These figures use the same source, period and measures, making them useful as an initial screen—not a complete cost comparison. The Census Bureau’s QuickFacts reports the following 2020–2024 estimates:

Median gross rent is not the same as a rent listing or a renter’s total monthly housing bill; median owner-occupied value is not a sale price for a particular home. Treat the figures as period estimates for screening, and check current listings and local costs before making a decision.
10 Blue Ridge-area towns to investigate
The National Park Service lists these communities as large cities along or neighboring the Blue Ridge Parkway. Parkway access can add recreation and scenic driving to daily life, but it does not establish that a town is affordable. The Parkway connects Shenandoah National Park near Waynesboro, Virginia, with Great Smoky Mountains National Park near Cherokee, North Carolina. The NPS directions page names Roanoke, Asheville and Boone among the largest cities along the route and advises checking road conditions before travel.
1. Lenoir, North Carolina
Lenoir has the strongest affordability evidence in this group: its 2020–2024 Census estimates are $179,400 for median owner-occupied home value and $664 for median gross rent. Blue Ridge Country describes Lenoir as the only mountain city designated a Certified Retirement Community and says its cost of living is well below the national average. That designation and cost-of-living description are from a regional publication, not an independently verified government certification or cost study. The publication also points to greenways, outdoor access and regional healthcare; check current providers and services directly. Blue Ridge Country’s retirement-community overview recommends visiting and talking with local residents before choosing a community.

2. Roanoke, Virginia
Roanoke’s Census estimates are $190,500 for median owner-occupied home value and $996 for median gross rent. The regional destination organization Virginia’s Blue Ridge describes the area as a community of more than 300,000, with a below-average cost of living and healthcare resources. Those are useful leads for a relocation search, but the organization is a local promotional source rather than an independent cost study. Roanoke is also one of the Parkway’s larger cities. Virginia’s Blue Ridge relocation resources direct newcomers to local housing and services.
3. Johnson City, Tennessee
Johnson City’s 2020–2024 Census estimates are $268,200 for median owner-occupied home value and $1,023 for median gross rent. These are above Lenoir’s and Roanoke’s figures in this limited comparison. Before deciding whether the town fits your budget, check the current cost and availability of housing, the healthcare services you need, and how far you would travel for them.

4. Hendersonville, North Carolina
Hendersonville’s Census estimates are $317,000 for median owner-occupied home value and $1,332 for median gross rent—the highest of these four communities on both measures. It is a Parkway-neighboring community, but these housing figures do not support calling it inexpensive relative to the other towns with comparable data. It may still merit consideration if its location, services or lifestyle fit your priorities and budget.
5. Asheville, North Carolina
Asheville is among the largest cities along the Parkway, and Blue Ridge Country presents it as a regional base for exploring Western North Carolina. No comparable town-specific affordability figure is established here. Compare current housing and recurring costs rather than assuming that the regional draw makes it affordable.

Boone is one of the Parkway’s larger cities. Blue Ridge Country notes that the High Country generally receives more winter snow than other mountain areas. If you are considering a move, assess winter driving, elevation, housing availability and access to the healthcare services you use. No comparable current housing figure is established here.

7. Black Mountain, North Carolina
Black Mountain is listed by the National Park Service as a Parkway-neighboring community. The housing and service comparisons needed to establish affordability are not available here; investigate current costs and practical access to daily needs.
8. Waynesville, North Carolina
Waynesville is among the Parkway-neighboring communities identified by the NPS, along with Canton and Maggie Valley. No comparable housing-cost figure is established here, so check local housing options and the recurring costs relevant to your household.
9. Morganton, North Carolina
Morganton is listed as a Parkway-neighboring community. Its place on the shortlist reflects regional location, not verified affordability; compare current housing costs, services and transportation needs before treating it as a budget option.

West Jefferson is another Parkway-neighboring community. No comparable housing or service-cost evidence is established here, so consider it a candidate for further investigation rather than a confirmed affordable retirement destination.

Before ranking towns, build the comparison around your own housing choice and needs. A home’s purchase price or rent is only one part of the monthly budget.
- Housing: Compare current listings with the Census period estimates, then account for condition, repairs, accessibility changes, utilities and the availability of suitable rentals or homes.
- Taxes and insurance: Check property taxes for the specific address and obtain insurance quotes. Neither is established town by town in the figures above.
- Healthcare: Identify nearby primary, emergency and specialty care, and consider the travel time and transportation required to reach it. Confirm availability directly with providers.
- Driving and weather: Consider steep or winding roads, winter conditions and how comfortably you can drive year-round. Mountain recreation and Parkway proximity do not guarantee easy everyday travel.
- Everyday services: Map grocery stores, pharmacies, banks and other regular destinations from the neighborhoods you are considering.
- Community fit: Weigh access to family, arts, recreation and social activities alongside the budget.
Plan a scouting trip with current road information
A visit can reveal details that a housing table cannot: the feel of a neighborhood, the drive to routine services, terrain and seasonal conditions. The NPS says the Parkway uses mileposts, advises checking closures, and warns that GPS may not work well on the route. It also reports North Carolina Parkway closures associated with Hurricane Helene recovery; conditions can change, so check current NPS directions and road status before setting out. Blue Ridge Country likewise advises prospective retirees to visit, explore and talk with local residents.
