The company said the decisions came through its normal annual review process and were not caused by market conditions, recent business developments, cost-cutting or a broader restructuring.
What Zillow confirmed
The affected employees were let go in the weeks before the January 30 announcement. Zillow described the action as performance-related and said it would continue investing in the teams and roles needed to execute its strategy. The company also said it recognized the impact on affected workers and intended to support them respectfully.
News reports sometimes use “layoffs,” “cuts” or “terminations” as broad descriptions of the job losses. Zillow’s own explanation is narrower: employment ended because individual performance did not meet expectations during the annual review process, rather than because the company no longer had work for those employees.
That distinction describes the stated business rationale, not the seriousness of the result. For each affected employee, the practical outcome was still a job loss.

How large was the reduction?
The company confirmed an approximate figure, not a precise employee-by-employee count. Reports generally put the number at about 200.

GeekWire described the action as about 2% of Zillow’s workforce, while HousingWire and Inman used roughly 3%. The difference reflects rounding and the denominator used. “About 200 employees, or roughly 3% of an estimated 7,000-person workforce” is the most transparent formulation.
Was this a layoff or a restructuring?
Zillow said the action was not connected to market conditions or recent business developments. HousingWire reported that the company also denied that the separations were part of cost-cutting or a company restructuring. The available accounts do not describe a business-line shutdown, strategic retreat or division-wide elimination.

The company’s characterization cannot independently establish what happened in every individual case, but it does explain why this event should not automatically be grouped with workforce reductions caused by falling demand. A conventional layoff generally means a position is removed for business reasons; Zillow said these employment decisions were based on performance assessments.

Which teams and locations were affected?
Reporting indicated that the separations were widespread across Zillow rather than concentrated in one business segment. No reliable department-by-department totals were disclosed.
Zillow is headquartered in Seattle, but its workforce is largely remote and distributed across the United States. The company did not publish a Seattle-specific count, and the available coverage does not support saying that Seattle employees bore the brunt of the action. It is also not established whether contractors were included.
Was Zillow still hiring?
Yes. Zillow said it continued to have open roles, including jobs in mortgage, rentals and software development. Inman observed approximately 201 postings in January 2026, with roles listed across multiple states and nearly half reportedly in mortgage at that snapshot. Job listings change quickly, so that figure should not be read as a current count.

The financial backdrop
Zillow’s latest results available when the cuts were reported showed growth rather than an immediate revenue decline. In its third-quarter 2025 release, the company reported:
- Total revenue: $676 million, up 16% year over year.
- Residential revenue: $435 million, up 7%.
- Mortgage revenue: $53 million, up 36%.
- Rentals revenue: $174 million, up 41%.
- GAAP net income: $10 million.
- Adjusted EBITDA: $165 million.
- Average monthly unique users: 250 million across its mobile apps and sites, up 7%.
Those figures are reported in Zillow’s official third-quarter results. They provide context for Zillow’s statement that the action was not an emergency response to a revenue collapse, but financial performance cannot prove why any particular employee was terminated.
Zillow later reported positive net income for full-year 2025 and said it continued gaining share in its For Sale and Rentals businesses. That is retrospective context from the company’s full-year results; it was not the information available when the January separations were first reported.

How this differs from earlier Zillow workforce actions
The 2026 action had a different stated cause from Zillow’s earlier reductions:

What remains undisclosed
The public statements do not establish several details that matter to employees and applicants:
- The names of affected employees or exact numbers by department, state or office.
- Severance amounts, benefits continuation or outplacement arrangements.
- Whether every affected employee received a warning, performance-improvement plan or other prior notice.
- Whether all separations involved full-time employees or included contractors.
- The precise change in Zillow’s net headcount after the decisions and subsequent hiring.
- Whether any employee challenged a termination or reached a different resolution.
Inman also discussed whether the action apparently required advance notice under the federal WARN Act. WARN obligations depend on factors such as location, employer size, the number and timing of separations, and whether the terminations qualify as a covered mass layoff. A categorical conclusion about Zillow’s legal obligations would require those facts and applicable state rules.
Bottom line for employees and applicants
Zillow’s January 2026 announcement described approximately 200 job losses as performance-related terminations made during annual reviews. The company said they were not a market-driven layoff, cost-cutting program or restructuring, and reporting indicated the decisions were spread across the company. Zillow was still advertising roles in areas such as mortgage, rentals and software, although vacancies alone do not show that total employment was stable.
