The claim that poor upkeep is lowering prices belongs to the poster. The reporting does not establish that garden maintenance has moved Woodvale’s property values, and it does not offer current market data.
What the anonymous post said
The poster argued that some homes and gardens in Woodvale looked scrappy and that this was hurting the value of their own house and those of their neighbours. The post asked residents to take three specific steps. Each is quoted below as PerthNow printed it:
- The core complaint: “You’re bringing down the value of my house as well as your own!!!”
- The requests: “Start watering your dead lawns, replace those weeds in your gardens with plants, and actually look after the verge trees,”
- The aspiration: “We live in a seven-figure suburb now, let’s keep it that way.”
PerthNow described the poster only as anonymous, and the article gives no role or connection to Woodvale beyond the group membership.
How the group responded
The thread drew a mix of reactions, and the coverage describes three types:

- A reply asking the anonymous poster to consider that neighbours might be dealing with personal difficulties, which can make a dead lawn or an overgrown garden a sign of circumstances rather than neglect.
- Criticism of the decision to post anonymously.
The exchange therefore turned as much on tone and empathy as on the property question itself.
Claim versus evidence
What the poster asserted
The poster linked untidy front yards and gardens to lower values across the street. That is an opinion about cause and effect. It is the kind of claim that can be tested against sales records and valuations, but PerthNow did not present any such test.

What the reporting does not show
The article does not provide evidence that lawn or garden condition caused a measurable change in Woodvale property values. It also does not cite a separate study, official finding or sales analysis on that question. Readers should treat the “bringing down” language in the headline as the resident’s allegation, not a demonstrated market effect.
The “seven-figure suburb” question
The poster’s phrase sits uneasily beside the one price figure the article reports. The 2023 median listing price cited from Henderson Advocacy was $727,180, which is below $1 million. The article does not reconcile the two. The poster may have been referring to individual sale prices, higher-end homes, or a different measure, but the coverage does not say which, so the phrase should be read as the poster’s impression rather than a statistic.

Historical Woodvale figures from a 2023 report
PerthNow cited a 2023 report by property investment consultancy Henderson Advocacy, which ranked Woodvale fourth among Australian suburbs to invest in. The article reproduced the following figures from that report. They describe the market at the time of the report, not now, and the coverage does not state the exact measurement dates or definitions for most of them.

Because the original Henderson Advocacy report and its methodology were not checked for this article, these numbers should be cited as the consultancy’s 2023 figures as reported by PerthNow. A low vacancy rate and a short time on market are often read as signs of a tight market, but a single snapshot from 2023 cannot show how Woodvale values have moved since, or whether they moved at all because of garden condition.

What local agent Julie Ormston said
The article quoted local real-estate agent Julie Ormston describing the suburb’s market: “It’s a very tightly held suburb. Once people come into Woodvale, they’re very reluctant to release the key to a new owner,” she said. She also spoke about the suburb’s parks, its proximity to Yellagonga Regional Park, its shopping and its schools. These are her attributed comments about the area, not an independent assessment of Woodvale, and they do not address garden upkeep.

If you own in a suburb where neighbours disagree about the effect of upkeep on prices, the most useful evidence is not a single post or a single headline figure. Look for:

- Recent sales of comparable homes on the same street or block, with dates, to see whether price differences track condition or simply location, size and land area.
- A licensed valuer’s report or a current appraisal, which sets out the factors used in valuing a property.
- Market figures from the same source over several periods, so you can see the direction and not just one reading.
- The original methodology for any report you rely on, including the dates and definitions behind each figure.
Without that evidence, a claim about neighbours “bringing down” values remains an opinion, however strongly it is held.
