Why Staying Loyal to Your Home Insurer Could Cost You

A higher renewal bill may reflect broader rate or risk changes, not a loyalty surcharge. Compare personalized quotes and policy terms before deciding whether to stay.

A higher homeowners insurance renewal is a good reason to compare quotes, but it does not prove your insurer charged you a loyalty penalty. In the United States, premiums can rise because of property risk, insurer rate changes, local market conditions, or changes to coverage. Compare personalized quotes for equivalent protection before deciding whether to stay or switch.

Why did my homeowners insurance go up at renewal?

Several things can affect a renewal premium: changes in the risk associated with your property, the insurer’s approved rates, local conditions, and the policy’s limits, deductibles, exclusions, or endorsements. Texas Department of Insurance guidance explains that insurers use rating factors and can change rates through rate filings; it also advises consumers to ask about discounts and shop around. A higher bill alone does not show that the increase was caused by your loyalty to the company. Texas Department of Insurance guidance on homeowners insurance.

Renewal increases are not unusual in the cited UK survey: in 2024, 72% of surveyed home insurance consumers were offered a higher renewal premium, according to FCA Consumer Panel research. That figure describes the survey, not every policyholder or the US market. FCA Consumer Panel research.

US market data also points to broad price pressure. The Federal Insurance Office’s 2025 report found a 10.4% national weighted-average homeowners insurance rate increase in 2024, with state averages ranging from 1.0% to 22.7%. The national weighted-average nonrenewal rate rose from 1.36% in 2023 to 2.05% in 2024. These are market-wide measures; they do not establish that loyalty caused an individual homeowner’s increase. Can an insurer charge more because you stay?

There is a documented insurance loyalty-penalty issue in the UK, but it should not be conflated with US homeowners insurance pricing. The UK Financial Conduct Authority introduced pricing, auto-renewal, and data-reporting remedies for home and motor insurance that took effect on 1 January 2022. The FCA estimated that its measures would save consumers £4.2 billion over 10 years. That is a forecast for the UK regulatory measures, not a measured US saving or proof of a nationwide US loyalty surcharge. FCA announcement of its general insurance pricing rules.

Earlier FCA field trials found that showing customers last year’s premium on a renewal notice increased switching or negotiating by 11% to 18% in the studied home insurance setting. This UK finding illustrates why renewal comparisons can matter; it does not predict what a US homeowner will save. FCA Occasional Paper 12.

Should you shop around every year?

It is sensible to compare options when a renewal arrives, especially if the premium has risen or your needs have changed. Shopping can reveal a lower price or a policy that better fits your household, but it cannot guarantee either. Ask your insurer or agent what changed in the calculation, whether any discounts apply, and whether the policy’s coverage or deductible changed. Texas regulator guidance specifically recommends asking about discounts and shopping around. Texas Department of Insurance guidance.

Allow enough time before the renewal date to obtain quotes and review the details. If you decide to switch, verify the new policy’s effective date and coverage before cancelling the existing policy so you do not create a gap.

How to compare home insurance quotes fairly

A lower premium is meaningful only when you know what protection it buys. Request quotes based on your actual address and home details, then compare the same key terms side by side:

  • Annual premium and fees: Check the full cost, including any fees and payment-plan charges.
  • Dwelling and personal property limits: Compare the amounts available to repair or rebuild the home and replace belongings.
  • Deductibles: Review both the amount and how it applies, including separate deductibles for particular catastrophes where applicable.
  • Exclusions, endorsements, and sublimits: Look for coverage that is excluded, added, or capped at a lower amount.
  • Insurer considerations: Check local availability, service, and financial and claims considerations alongside the price.
  • Quote assumptions: Confirm that each quote uses your home’s real location and risk details rather than a sample scenario.

State comparison tools can help provide context, but they may use model profiles rather than your personal risk. Florida’s CHOICES tool uses three predefined risk scenarios and describes its rates as illustrative, not as individualized offers. Use actual quotes to decide what your own home would cost to insure. Florida Office of Insurance Regulation CHOICES tool.

If you have a mortgage and the policy lapses, your servicer may obtain force-placed insurance. It can be costly and may provide more limited protection than a homeowners policy. Under federal law, mortgage servicers must give at least 45 days’ notice before charging for force-placed insurance, according to the CFPB advisory at the link above.
