The accounts show individual decisions and local disputes—not a measured national trend or a reliable rejection rate. For a landowner, the choice can involve more than the sale price: it may affect family control, a tenant’s livelihood, local resources, and whether the land can return to farming.
Why would a farmer turn down a multimillion-dollar offer?
A high offer can compete with the financial value of keeping land in production, but it does not settle the question of what the land is worth to its owners or community. Reported examples include Kentucky landowner Ida Huddleston, who was offered more than $33 million for 650 acres of family farmland, and Timothy Grosser, who reportedly rejected an $8 million offer for his 250-acre farm. Those figures come from The Guardian’s reporting; they are individual offers, not typical prices or a national average. The Guardian said the Kentucky offer came from a client described as an unnamed Fortune 100 company seeking land for industrial development. The client and exact project relationship were not publicly identified in the report.
Family history and farming identity were central to some landowners’ accounts. Huddleston told The Guardian: “You don’t have enough to buy me out. I’m not for sale. Leave me alone, I’m satisfied.” For owners who want to keep land in agriculture, development can also be difficult to reverse. University of Missouri rural sociologist Mary Hendrickson told The Guardian: “If you give the land over to them, it destroys what that land could be for agriculture.”
Other resistance is organized around community-level concerns: loss of agricultural land, demand for water and electricity, possible environmental effects, and how proposals are handled. These are issues raised in the cited local reporting; they are not proof that every data center causes the same impacts. Local officials and developers, in turn, may argue that projects can bring construction work, operating jobs, investment, and tax revenue. Such figures should be treated as projections or claims unless realized results are documented.

What happens to farmland—and to the people who work it?
A sale or development decision can affect people beyond the property owner. The Texas Tribune reported that farmer Cheyenne Buerger lost access to 600 acres he had been farming after his landlord sold the property to a third-party buyer for a Google data center. The account illustrates why a large sale price for an owner does not necessarily provide income or a replacement farm for a tenant.
In Texas, the Tribune reported at least 248 data centers were planned at the time of its August 27, 2026 article. It also reported that three projects—Project Matador, Project Pacifico, and Project Meta—were expected to use at least 16,000 acres combined. These are dated project counts and plan estimates, not a current inventory or confirmed completed conversion. Separately, the Tribune reported that more than 1.8 million Texas acres were converted to non-agricultural use between 2017 and 2022; it did not specify how much involved data centers, so that figure should not be attributed to data center development.

In Woodbury County, Iowa, one resident characterized a potential project as taking 900 acres of prime farmland out of production. That was the resident’s description, not a verified final site acreage or an approved project. In Pekin, Illinois, the city stopped pursuing a proposed 321-acre campus on former farmland in March 2026. Data Center Dynamics reported that no related zoning petitions, permits, or incentives had been filed or approved.
How should landowners compare keeping, selling, leasing, or protecting farmland?
The options have different financial and practical consequences. A headline offer alone does not establish what a sale means for successors, tenants, or the future use of the site. The relevant terms depend on the property and project; the reporting cited here does not provide comparable lease terms or a universal financial formula.

- Sell: A completed sale transfers ownership, but an offer is not itself a completed transaction or proof that development will proceed. Clarify the buyer, any conditions, the intended use, and whether tenants will have time or support to relocate.
- Lease: A lease may preserve ownership while granting another party use of the property. The lease duration, permitted uses, payment terms, renewal rights, and restoration obligations matter; the cited cases do not establish standard terms for data center leases.
- Preserve development rights: A conservation arrangement may restrict future development while allowing the owner to retain the land. The Guardian reported that Pennsylvania farmer Mervin Raudabaugh rejected an offer of about $15 million for 261 acres and preserved development rights with help from Lancaster Farmland Trust. The report does not establish that the same arrangement is available or suitable everywhere.
Across these choices, owners and affected communities can weigh control and reversibility, income and tenant access, family continuity, resource and infrastructure demands, the status of approvals, and the difference between projected benefits and results already delivered.
What can a community do when a data center is proposed?
Responses vary with local law, the project’s stage, and the decisions available to a county or city. A proposal, land option, or public announcement is not the same as a project that has received approvals, begun construction, or opened.

These are different approaches, and the authority and outcome depend on local rules.
- Track the project’s status: Pekin stopped pursuing its campus proposal in March 2026, but that outcome does not establish what another municipality can or will do. Local residents should rely on current records rather than assuming an announced project is final or abandoned.
The economic case also deserves scrutiny. In Mason County, Kentucky, The Guardian reported an estimated 2,000-acre project and projections of 1,000 construction jobs and possibly 50 full-time operating jobs. Those were reported estimates, not verified employment outcomes. Mason County industrial development director Tyler McHugh described the local argument to The Guardian this way: “It’s about keeping our people here.” For residents assessing that claim, the useful questions include how long construction work would last, how many permanent jobs are expected, what tax arrangements apply, and what public or utility costs may accompany the project.

No national rejection rate or national total of farmland converted specifically to data centers is established by the cited reporting. The cases show that some owners and communities have resisted projects, but they do not reveal how often offers are rejected or how many acres are ultimately converted. The figures are geographically and temporally specific: an offer, a proposed project footprint, a resident’s characterization, and a general land-conversion statistic each describe different things.

For example, the Associated Press reported that residents in Cass County, Nebraska, described local land as typically selling for about $10,000 per acre and said developers sometimes offered four times that or more. Those are residents’ descriptions, not a formal land-price survey. The AP also reported fifth-generation farmer Judy Stroy’s concern about farmland loss and food supply: “That should scare everyone.” Her remark reflects that concern; it is not a measurement of national food-system effects.
The clearest conclusion is limited but consequential: data center proposals can put agricultural land, tenants, and local infrastructure into conflict with development plans. Whether a particular project proceeds—and whether its financial and community benefits outweigh its costs—depends on its terms, evidence, and local decisions, not on the size of an offer alone.
