Why Mortgage Rates Rose as 10-Year Treasury Yields Topped 5% in October 2026

Mortgage rates rose as the 10-year Treasury yield topped 5%. Here’s why the two rates move together but are not connected by a fixed spread.

U.S. mortgage rates rose in early October 2026 as the 10-year Treasury yield moved above 5%, but the two rates are not linked by a fixed formula. Freddie Mac’s October 1 weekly survey put the average 30-year fixed mortgage rate at 7.28%, up 0.25 percentage points in a week. Stronger-than-expected economic growth and expectations of continued momentum were among the factors Reuters cited as pushing Treasury yields higher.

What happened to mortgage rates?

Freddie Mac’s October 1, 2026, survey reported a 7.28% average for 30-year fixed mortgages, up from 7.03% the prior week. Its 15-year fixed average was 6.60%, compared with 6.42% a week earlier. These are weekly national survey averages, not guaranteed offers to individual borrowers. Freddie Mac says the survey draws on loan applications submitted by lenders across the country and reports rates on Thursdays (Freddie Mac’s survey archive; survey methodology and release cadence).

The Associated Press reported that the 30-year average had increased for six consecutive weeks and reached its highest level since November 22, 2023. Separately, Reuters reported on October 1 that the 10-year Treasury yield had reached a level not seen since 2002, as markets responded to stronger-than-estimated first-half economic growth and expectations of ongoing momentum. That is useful market context, not proof that one economic report alone caused mortgage rates to rise.

Why are mortgage rates going up?

Mortgage rates reflect the price lenders can obtain for mortgage loans and the risks and costs involved in making them. Long-term Treasury yields are an important reference point: the 10-year Treasury is commonly used to help benchmark 30-year mortgages because its duration is closer to the average life of a mortgage than short-term rates are.

Treasury yields move as investors reassess inflation, economic growth, future short-term interest rates, fiscal and monetary policy, and the compensation they require for holding a bond over time (the term premium). Expectations of stronger growth can put upward pressure on long-term yields. Reuters connected the October yield rise with stronger growth data and expectations of continued momentum, but markets price a range of factors rather than responding mechanically to one statistic.

How does the 10-year Treasury yield affect mortgage rates?

When Treasury yields rise, mortgage rates often face upward pressure, but a mortgage rate is not simply the 10-year yield plus a constant number of percentage points. Mortgage pricing is linked to mortgage-backed securities (MBS), whose cash flows and risks differ from those of Treasury bonds. Fannie Mae describes two relevant pieces of the pricing gap: the primary-secondary spread between the rate charged to a borrower and the yield on MBS, and the secondary spread between MBS yields and Treasury yields (Fannie Mae’s explanation of mortgage pricing).

Why mortgage-backed securities carry different risks

Homeowners can repay or refinance mortgages early. That prepayment option means MBS investors may receive principal sooner or later than expected, especially as interest rates change. This uncertainty affects the return investors demand, and therefore the pricing that feeds into mortgage offers.

The mortgage spread also reflects origination, servicing, guarantee, and lender costs. Its size varies with market conditions; it is not a fixed markup. The Federal Reserve Bank of Boston notes that the historical spread exceeded 300 basis points during 2007–2009 and fell below 100 basis points in 2021. Those are historical examples, not estimates of the spread in October 2026 (Boston Fed analysis).

Does a Federal Reserve rate cut mean mortgage rates will fall?

No. The Federal Reserve directly influences short-term interest rates, while fixed mortgage rates are shaped more immediately by long-term bond markets, MBS pricing, and lender spreads. Investors’ expectations about future inflation, growth, and Fed policy can move long-term yields before or after a policy decision, and MBS pricing can move differently from Treasury yields. The Federal Reserve Bank of St. Louis puts it this way: “Mortgage rates, while ultimately set by bond market investors, demand, and pricing for long-term risks, are still influenced by monetary policy and financial markets that respond to expectations around inflation and economic growth” (St. Louis Fed, October 1, 2026).

What higher rates mean for homebuyers and homeowners

For the same loan amount and term, a higher interest rate raises principal-and-interest costs and can reduce how much a buyer can finance within a fixed monthly budget. The actual payment depends on the loan balance, term, rate, points, and other loan terms; taxes, insurance, and any association charges also affect the full housing cost. Freddie Mac’s weekly figure is a benchmark, not a personal quote, and actual offers vary with borrower and loan details.

When comparing offers, keep the terms aligned so the difference is meaningful. Check:

  • Interest rate and APR, which accounts for certain costs as well as interest.
  • Points, lender fees, and other charges.
  • Loan term and whether the rate is fixed or adjustable.
  • Loan amount, down payment, credit profile, and rate-lock period used for each quote.

A lower advertised rate may come with points or different assumptions. Comparing quotes with the same loan scenario and reviewing both rate and APR helps show what is actually being offered.

How to read the rate figures

Freddie Mac publishes weekly 30-year and 15-year fixed-rate averages on Thursdays based on lender-submitted applications. They describe a broad national snapshot, not every available product or the rate a particular borrower will receive. The 7.28% and 6.60% figures above are the October 1, 2026 survey averages, not daily Treasury observations or individualized loan quotes.

The 10-year Treasury constant-maturity yield is a Federal Reserve Board data series available through FRED. A weekly series observation and an intraday market quote are different measurements; they should not be substituted for each other when describing a specific day’s yield (FRED 10-year Treasury series and metadata).
