Treasury yields influence the market’s baseline cost for longer-term borrowing; mortgage rates also reflect agency mortgage-backed securities (MBS), and each loan adds its own funding, credit-risk, and lender-pricing factors. That is why a mortgage quote can move differently from the 10-year Treasury yield, even when the two are related.
What a Treasury yield tells you
A Treasury yield is the return implied by a Treasury security’s market price and maturity. When the security’s price changes, its yield changes in the opposite direction. The Federal Reserve describes the yield curve as the relationship between Treasury yields and the securities’ remaining maturities; investors watch it for signals about the expected path of policy rates and the economic outlook. A longer-term yield can rise because investors expect higher short-term rates in the future, because they demand more compensation for holding a longer-maturity bond, or both. Federal Reserve staff models separate a Treasury yield into an expected-rate component and a term premium. The term premium is not a directly observed market quote: it is a model estimate, and the Federal Reserve notes that estimates may change as models or methods are revised. That helps explain why a 10-year Treasury yield can change while the current federal funds rate does not. Investors price the expected path of policy rates over time, not just today’s policy setting, and longer-term rates also reflect premiums for risk. How Treasury yields feed into private borrowing rates
Investors and lenders compare private debt with government securities of similar maturity. If a Treasury benchmark rises, it can put upward pressure on the rate required to make a private loan or bond attractive. But a private rate is not simply the Treasury yield plus one fixed margin. It also reflects the relevant risk spreads and market conditions.
Federal Reserve Governor Michelle Bowman summarized the distinction in a March 7, 2025 speech: “Although credit card rates move closely in line with the policy rate and include a time-varying spread that depends on the default risk profile of the borrower, longer-term private fixed rates on mortgages and corporate bonds depend on the expected path of the federal funds rate, the term premium embedded in longer-term Treasury yields, and risk spreads relative to Treasury securities of comparable maturity.” Bowman’s remarks on monetary-policy transmission.

In practice, a Treasury move is one input into the price of a private loan. The final rate also depends on the loan’s structure, its funding market, borrower risk, and lender pricing. A higher Treasury yield can therefore raise borrowing costs without dictating the exact rate any borrower will be offered.
Why mortgage rates can diverge from the 10-year Treasury
A conventional fixed-rate mortgage is not priced by adding a constant margin to the 10-year Treasury yield. Agency MBS—securities backed by pools of mortgages—provide an important market reference for mortgage pricing. The Federal Reserve identifies agency MBS yields as an important factor in setting home mortgage rates and reports MBS spreads over Treasury securities separately. As a period-specific example, that report said agency MBS yields had risen modestly since the start of 2026 while their spreads over Treasury rates were little changed on net. In other periods, the MBS yield or its spread can move differently. A mortgage rate can thus respond to both the Treasury market and changes in the MBS market, rather than tracking one Treasury maturity point for point.
There is also a gap between a market benchmark and a borrower’s actual quote. Lender pricing and loan characteristics affect the offered rate, so an individual quote can move by more or less than a Treasury yield—or at a different time. The rate on a specific mortgage is not established by reading a Treasury chart alone.

Why other loan rates react differently
Loans differ in the benchmarks they use, how often their rates reset, and the risks and contract terms priced into them. A credit-card rate, for example, tends to move more closely with the policy rate and also includes a spread related to borrower default risk. Longer-term fixed-rate loans reflect longer-horizon market expectations and premiums. Federal Reserve Governor Adriana Kugler has described policy-rate changes filtering through to household and business borrowing, including auto and other durable-goods loans. When comparing a loan with Treasury yields, identify the relevant factors rather than expecting a one-for-one relationship:

- Benchmark and maturity: Is the loan linked to a short-term policy-related rate or priced against longer-term markets?
- Rate structure: Is the rate fixed for the loan’s life, or can it reset? If it resets, when and against what reference?
- Intermediary market and spread: Mortgages are influenced by agency MBS yields and MBS–Treasury spreads; other loans have their own funding and credit spreads.
- Borrower and contract: Credit profile, collateral or loan-to-value where applicable, term, fees, and lender pricing can all affect the offer.
How to use Treasury yields when evaluating a loan
A Treasury yield can provide context for broader interest-rate conditions, but it cannot tell you what a lender will offer you. For a mortgage or other loan, compare the actual offers and their terms, including APR and fees, whether the rate is fixed or adjustable, and when the quote was issued. A rate observed in a market report is not a live personal quote.
The Federal Reserve’s July 2026 Monetary Policy Report cited a prevailing 30-year fixed mortgage rate of 6.4 percent in its discussion of the rate-lock environment and said most outstanding mortgages still had rates below 4 percent. What the historical yield relationship does—and does not—show
A February 12, 2026 Federal Reserve FEDS Note reported that more than 80 percent of the variation in annual changes in the 10-year Treasury yield over the preceding 50 years could be explained by a simple regression on changes in the 9-to-10-year forward rate. The statistic describes a historical relationship between far-forward rates and the 10-year yield; it is neither a forecast nor proof that forward rates alone cause every yield move.
