Why Fixed Home Loan Rates Are Rising: What Borrowers Need to Know

Fixed mortgage rates can reprice ahead of central-bank moves. Here is what recent New Zealand, Australian and UK evidence shows—and what borrowers should compare.

Fixed home loan rates can rise before a central bank makes another move. In New Zealand, the Reserve Bank reported in September 2026 that advertised fixed rates for shorter terms had increased since May as higher wholesale rates flowed through to bank offers. In Australia, the lender increases reported after the September 2026 Reserve Bank decision apply to variable loans—not fixed rates. The distinction matters: the timing and scale of a change depend on the country, lender and loan type.

Why are fixed mortgage rates going up?

Lenders price fixed-rate loans partly around wholesale funding and hedging costs, including swap rates. These can move when financial markets reassess inflation or the likely path of central-bank policy, sometimes before an official rate decision. If wholesale rates rise, lenders may reprice fixed offers; the change is not necessarily a direct or immediate response to a new policy rate.

New Zealand’s Reserve Bank (RBNZ) described that process in its September 2026 Monetary Policy Statement. It said domestic financial conditions had tightened since May, with wholesale-rate movements reflecting factors including oil prices, inflation expectations amid tensions involving the US and Iran, and domestic developments such as a 25-basis-point official cash rate (OCR) increase in July.

Since the May Statement, NZ swap rates had risen by around 25 basis points at shorter tenors and around 15 basis points at longer tenors. The RBNZ also reported that advertised fixed mortgage rates for six-month to two-year terms had risen by 20 to 30 basis points. The spread between the two-year mortgage rate and the two-year swap rate was broadly unchanged, which the bank said indicated that higher wholesale rates had passed through to lending rates.

Those mortgage-rate averages cover advertised offers from ANZ, ASB, BNZ and Westpac for loans with loan-to-value ratios below 80% on six-month to three-year terms; the four- and five-year averages cover ASB, BNZ and Westpac. They are not a promise that every borrower can obtain those rates: eligibility, fees and product terms vary.

What does “pricing in further tightening” mean?

“Tightening” means monetary conditions becoming less accommodative, often through higher interest rates. A fixed mortgage offer can change as markets anticipate such a move, rather than waiting for the central bank to announce it. The RBNZ said market pricing in its September 2026 statement implied the OCR would rise to around 3% by the end of 2026. That was a market-implied snapshot, not an RBNZ guarantee or a certain outcome.

Australian evidence illustrates a related but distinct channel. The Reserve Bank of Australia’s May 2026 Statement on Monetary Policy said the bank bill swap rate (BBSW), a benchmark closely linked to bank funding costs, had increased as the market’s expected cash-rate path shifted higher. It also described variable mortgage rates rising broadly alongside cash-rate increases. That background helps explain funding and policy transmission, but it does not establish a current Australian fixed-rate increase.

Are Australian home loan rates rising too?

After the Reserve Bank of Australia raised its cash rate on 29 September 2026, Westpac announced a 0.25-percentage-point increase to variable home-loan rates for new and existing customers, effective 9 October. Its announcement is specifically about variable rates. Commonwealth Bank announced the same-sized increase, also effective 9 October, for its variable loans in its rate notice.

Finder’s lender announcement tracker, updated 6 October 2026, listed other Australian lenders and effective dates. It is a changing secondary tracker, so check the current notice and product terms with your own lender. None of these Australian announcements should be treated as proof that Australian fixed rates rose.

What about fixed mortgage rates in the UK?

UK evidence is separate from the New Zealand and Australian developments. MoneyWeek reported on 17 September 2026 that HSBC, NatWest, Barclays, Lloyds Bank and Santander had all raised mortgage rates since the start of September. It quoted Moneyfacts finance expert Rachel Springall explaining that higher swap rates had begun to feed into fixed-rate pricing. This is dated secondary reporting, not a live comparison of current offers; verify rates directly with lenders.

Will mortgage rates rise again?

No one can infer a guaranteed next move from these snapshots. Wholesale rates, inflation expectations, central-bank decisions and lender pricing can all change. The RBNZ’s market-implied OCR path was a view embedded in market pricing at the time of its September statement, not a central-bank promise. For a borrower, the useful next step is to check current lender offers and the specific notice that applies to their loan, rather than treating a market expectation or another country’s announcement as a forecast for their own rate.

Should I fix my home loan now?

There is no universal answer: fixing can provide repayment certainty for the chosen term, while a variable rate leaves repayments exposed to changes in the lender’s rate. A headline rate alone is not enough to compare loans. Assess the rate and fixed term alongside fees, total cost, permitted extra repayments, offset or redraw features where available, and early repayment charges if you might sell or refinance before the term ends.

Features and rules vary by lender and jurisdiction. Westpac, for example, explains that an eligible offset account balance can reduce the loan balance on which interest is calculated; check whether an equivalent feature is available and how it works on the product you are considering. MoneyWeek’s UK coverage also notes that early repayment charges can matter if plans change. Ask the lender for the applicable conditions before committing.

How much will my repayments change?

The effect depends on the loan balance, remaining term, current rate, new rate and repayment schedule. A rate announcement by itself is not enough to calculate an individual’s new payment. MoneyWeek reported a Moneyfacts illustration of roughly £38 more per month for a £250,000 loan over 25 years following a 0.25-percentage-point increase on a two-year fixed rate. That is a scenario-specific UK illustration, not a general estimate for other loan sizes, terms, products or countries.

Should I refinance before my fixed rate ends?

Compare the cost of a new deal with the cost of staying, including any exit or early repayment charge, application or valuation fees, and the rate and features available for your circumstances. If your current fixed period is not ending yet, establish whether switching early would trigger a charge and whether the proposed offer can be held until the current term expires. Confirm dates, eligibility and all fees with the lender; a lower advertised rate does not by itself mean refinancing saves money.
