Why Apple Bought a Former Maxim Wafer Fab in San Jose

Apple’s 2015 San Jose purchase was a former Maxim 200 mm research fab for prototype and low-volume work, not a leading-edge processor factory.

In December 2015, Apple bought a former Maxim Integrated semiconductor facility in San Jose for a reported $18.2 million. It was a 200 mm research-and-development fab for prototype, pilot, and low-volume work—not a leading-edge factory for mass-producing iPhone processors. The purchase pointed to a possible effort to bring more specialized semiconductor development in-house, but the available reporting does not establish what Apple ultimately made there or the site’s later status.

What Apple bought

Apple bought the facility at 3725 North First Street in San Jose, California, from Maxim Integrated Products, an analog and mixed-signal chipmaker. Contemporary reporting put the building at about 70,000 square feet and the purchase price at $18.2 million, citing public property records. The transaction was for the site, not for Maxim Integrated as a company. EE Times reported the transaction and facility details.

The site was described as an operational 200 mm wafer fab—meaning it processed silicon wafers 200 millimeters, or about eight inches, in diameter. It was intended for research, prototyping, pilot runs, and low-volume manufacturing rather than the output levels of a major commercial production fab.

What kind of fab it was—and what it was not

Reports described 197 pieces of semiconductor equipment at the facility, from suppliers including Applied Materials, Hitachi, Novellus, Tokyo Electron, KLA, and ASML. The equipment was said to cover process generations from roughly 0.6 micrometers down to 90 nanometers, with much of it associated with 0.35- to 0.18-micrometer processes. Those figures describe the facility’s reported equipment capabilities, not a claim that every tool could run every process.

This was not a leading-edge logic fab. Advanced application processors require much more advanced process technology and the scale, investment, and production systems of large foundries. A smaller, older-node facility can still be useful for specialty work: analog and mixed-signal circuits, sensor interfaces, power-related components, MEMS, and other devices that do not depend on the smallest logic transistors.

The reported $18.2 million was the property purchase price, not an all-in estimate for acquiring, equipping, staffing, maintaining, or upgrading a modern high-volume chip operation. A functioning fab also depends on specialized staff, materials, utilities, tool maintenance, process qualification, and yield development.

Why Apple might want an older research fab

Apple did not publicly state a specific purpose for the purchase in the contemporary reports. The most defensible interpretation is that the site could give Apple more control over early-stage semiconductor experiments and prototype production, while leaving mass production to external suppliers.

  • Faster iteration: An in-house process environment can let engineers test designs and manufacturing approaches without depending entirely on a supplier’s schedule.
  • Confidentiality: Keeping some experiments inside Apple could limit how much sensitive design or process information must be shared externally.
  • Specialized components: Older process nodes can suit analog, sensor, power, RF, or MEMS-related work better than leading-edge logic processes.
  • Packaging and integration research: A fab can support experiments connecting device fabrication with packaging or sensor integration, although the site’s specific role in such work was not confirmed.
  • Technical leverage: Internal expertise can help a company evaluate processes and work more effectively with outside manufacturers, even when those partners make the final high-volume product.

Contemporary industry coverage floated possibilities such as image sensors, biometric technologies, and RF or MEMS components. Those were speculative applications, not confirmed Apple programs or evidence that a particular product used chips made at the site. Semiconductor Portal summarized some of that speculation.

Why this did not mean Apple would make its main processors there

Chipmaking involves several distinct activities: designing a chip, developing a manufacturing process, making prototypes, producing wafers at volume, and packaging and testing finished devices. Ownership of a small R&D fab can add capability in the first stages without bringing the entire chain in-house.

Contemporary coverage said the San Jose facility was unlikely to make Apple’s principal processors. Apple’s high-volume chips relied on external foundries, including TSMC and Samsung. A 200 mm site with reported processes no smaller than 90 nm was not a substitute for the advanced logic manufacturing those processors required. Nor did buying the facility make Apple a commercial foundry: a foundry manufactures chips for customers, while this transaction was an internal facility purchase.

The more plausible model is complementary: Apple could develop or test selected technologies internally, then use an outside manufacturer for the scale and process capabilities needed for mass production. The acquisition alone does not show that Apple abandoned or replaced its foundry partners.

The Samsung connection

The site was reported to sit next to a Samsung Semiconductor office building. That detail drew attention because Samsung was both a major semiconductor supplier to Apple and a competitor. The neighboring addresses illustrate the concentration of semiconductor engineering in Silicon Valley, but they do not prove that Apple bought the property to monitor Samsung, challenge it, or build competing processors there. eeNews Europe also reported the location and facility description.

What the 2015 reports do not establish

The transaction and the facility’s reported technical description are documented in contemporary coverage. That reporting does not establish which Apple business unit operated the site, whether Apple retained all 197 tools, or whether the company removed or upgraded equipment. It also does not identify a commercial Apple product made there, the number of employees assigned to the facility, or whether it remains active or under Apple ownership in 2026.

Accordingly, the purchase is evidence that Apple acquired semiconductor R&D infrastructure in 2015—not proof that the site became a production source for a specific device. It fits a strategy of selectively adding internal engineering and prototype capability while relying on external partners for high-volume manufacturing.
