What does the “more than $80 million” figure mean?

The figure should therefore be read as a reported estimate, not as a confirmed current market value. Architectural Digest’s portfolio overview does not establish the value of properties she retains today.
Purchase prices, listing prices and completed sale prices answer different questions. Adding old purchase prices or asking prices together would not establish what Jenner’s current holdings are worth. The reports also do not disclose current property debt, equity, carrying costs or net proceeds after transaction expenses.
Where does Kylie Jenner live now?
Reports describe Jenner as having a custom estate on a five-acre Hidden Hills parcel and a Holmby Hills home that was listed for sale. Realtor.com reported the Holmby Hills property listed at $48 million in December 2025, but the reviewed listing coverage does not confirm whether it sold or remained listed by October 8, 2026. The available reports do not establish a definitive present-day residence or a current value for her retained real estate.

How to read the prices without overstating the portfolio
The Hidden Hills sale was below its reported asking prices
The September 2026 reported $15.3 million sale price for the third Hidden Hills home is distinct from its $20.25 million initial asking price and the $17.99 million reduced asking price reported earlier in 2026. The Realtor.com coverage reports the completed sale; the price-reduction report describes an earlier listing figure. An asking price is not evidence that a buyer paid that amount.

The Holmby Hills listing does not establish a sale
The reported $48 million asking price for the Holmby Hills home was $11.5 million above Realtor.com’s reported $36.5 million purchase price, but that arithmetic is not a profit calculation. It excludes any later sale information, transaction expenses, property improvements, taxes, financing and debt, none of which are established by those two figures. The listing’s marketing copy described the address as a “modern fortress designed for the ultimate privacy seeker”; that is promotional language reproduced by Realtor.com, not an independent valuation or a statement by Jenner. Realtor.com’s report identifies the listing and its advertised price.
The custom estate’s planned size is not a valuation
The five-acre parcel’s reported $15 million purchase price and the published building plans provide context about the project, but neither establishes the value of the completed property. The plans included an 18,000-square-foot main house and other amenities; Architectural Digest noted uncertainty about whether the final residence matched them.
