The clearest public reporting places Denzel Washington and his family in Beverly Park, a gated community in the Beverly Hills area, where they planned a home in 1996 and had moved into a newly built house by 1999. Architectural Digest described the estate as the couple’s primary residence in 2024, but available reporting does not establish a complete portfolio or confirm what Washington owns today. His documented and reported property history also includes a former Toluca Lake home, a Manhattan apartment, a Century City condo and an uncertain Malibu association.
What the public record and reporting establish
Washington’s real estate history is best understood as a set of dated reports, not a verified inventory of current assets. Contemporaneous Los Angeles Times coverage documents the Beverly Park land purchase and the family’s move there, as well as the Toluca Lake listing and later sale. Architectural Digest’s November 2024 retrospective adds other reported properties, but does not independently establish their ownership status in October 2026.
The reported transaction prices below are historical figures, not current valuations. No reliable current aggregate value for Washington’s real estate portfolio is established by these sources.
| Property | What is reported | Ownership evidence and qualification |
|---|---|---|
| Beverly Park, Los Angeles area | Two lots purchased for close to the $6.5 million asking price in 1996 (Los Angeles Times, 1996); Architectural Digest described a two-acre estate with a main house and guesthouse in 2024. | The Times reported the lot purchase and planned home; it reported the family’s move into a newly built home in 1999. Architectural Digest called the estate the couple’s primary residence in 2024; current ownership is not independently confirmed. |
| Toluca Lake, Los Angeles | Listed in 1999 after about seven years of residence; sold for $1.9 million in 2000, according to public records reported by the Los Angeles Times in 2019. | Confirmed former home. The Times’ 1999 article described the house and grounds at the time of listing. |
| Malibu | Architectural Digest reported a three-bedroom, two-bathroom ocean-view retreat with a guest house and detached gym. | Reported association only. The article says it is unclear when Washington acquired the property or how long he held it; no purchase price is stated. |
| 15 Central Park West, Manhattan | Architectural Digest reported a 2006 purchase for $13 million. | Described as previously owned. Details about the Washingtons’ particular unit are scant; building features should not be assumed to describe their apartment. |
| Century City, Los Angeles | Architectural Digest reported a 2022 purchase for $10.9 million. In 2024, it described the condo as two residences combined into an 8,150-square-foot unit with six bedrooms and eight bathrooms. | Reported purchase, but continued ownership and current value are not established. |
Where does Denzel Washington live?
The strongest public account points to Beverly Park. In March 1996, the Los Angeles Times reported that Denzel and Pauletta Washington bought two lots there from Michael and Jane Eisner for close to the $6.5 million asking price, intending to build a home overlooking Beverly Hills (Los Angeles Times, March 10, 1996). In December 1999, the Times reported that the family had moved from Toluca Lake into a newly built home in a gated Beverly Hills-area community (Los Angeles Times, December 12, 1999).
#1 Best Overall
Architectural Digest identified that long-term residence as the Beverly Park estate and described it as the couple’s primary residence in its November 2024 overview. It reported a two-acre property with a large main house and guesthouse (Architectural Digest, November 22, 2024). That is a dated description, not confirmation of ownership in 2026.
Which homes are confirmed former properties?
Toluca Lake: listed in 1999, sold in 2000
The Los Angeles Times reported that Washington and Pauletta listed their Toluca Lake home in December 1999 for just under $2 million after living there for about seven years. The contemporaneous article described a 1940 home designed by Paul Williams, with five bedrooms, a guest cottage, pool and cabana, and more than 6,000 square feet (Los Angeles Times, December 12, 1999).
Rank #2
A later Times report says public records show Brenda Hampton bought the estate from Washington in 2000 for $1.9 million. That 2019 article describes roughly 6,300 square feet on more than half an acre (Los Angeles Times, May 10, 2019). The sale makes Toluca Lake a documented former home rather than evidence of a current holding.
15 Central Park West: reported Manhattan apartment
Architectural Digest reports that the Washingtons bought an apartment at 15 Central Park West in 2006 for $13 million and labels it a previously owned home. The article does not provide reliable details about their specific unit, so amenities or views associated with the building generally cannot be attributed to their apartment.

What other properties have been associated with Washington?
Malibu: dates and holding period are unclear
Architectural Digest reports that Washington reportedly bought a three-bedroom, two-bathroom Malibu retreat from Captain & Tennille. The property is described as having ocean views, a guest house and a detached gym. The article explicitly says it is unclear when he acquired it or for how long he held it, so this account does not support a claim that he owns it now.
Century City: a reported 2022 purchase
Architectural Digest says the Washingtons acquired a Century City condominium in 2022 for $10.9 million. Its 2024 account describes a unit created by combining two residences, measuring 8,150 square feet with six bedrooms and eight bathrooms. Those are details reported in 2024; they do not establish continued ownership or the condo’s present value.

What do the reported prices say about the portfolio’s value?
The figures are useful as historical transaction reports, but they cannot be added together to produce a current net worth or real-estate valuation. They span different years, include a sale as well as purchases, and do not establish whether several reported properties remain owned.
- The Beverly Park lots were reported at close to the $6.5 million asking price in 1996 by the Los Angeles Times; that figure concerns the two lots, not a verified current value of the completed estate.
- The Toluca Lake home sold for $1.9 million in 2000, according to public records cited by the Los Angeles Times in 2019.
- Architectural Digest reported a $13 million purchase price for the Central Park West apartment in 2006.
- Architectural Digest reported a $10.9 million purchase price for the Century City condo in 2022.
None of these figures is a current appraisal. The reviewed reporting provides no verified total portfolio value as of October 2026.

Why current ownership is difficult to establish from these reports
Celebrity-property coverage can mix contemporaneous transaction reporting with later retrospectives. A report that a person bought a property, moved into it, or lived there at the time is evidence for that period; it does not by itself show that the person still owns it. The Los Angeles County Assessor offers a public property search and related services (Los Angeles County Assessor property search), but no parcel-level search here verifies Washington’s current holdings.
Accordingly, the most supportable answer is that Beverly Park was identified as the Washingtons’ primary residence by Architectural Digest in 2024, while Toluca Lake is confirmed as a former home and other properties are dated or qualified reports. A complete current ownership list and present-day valuation are not established by the cited coverage.
A personal note on what makes a home
Architectural Digest attributes this line to Washington, quoted by People and reproduced in its overview: “The difference between a house and a home, it’s a big difference.” The magazine also reproduces a longer statement in which he credited his wife with making their house a home and with the work of raising and protecting their children. These remarks offer a personal perspective, but do not add evidence about property ownership.
