What is proposed at Yanchep Village?
The application is for Lot 56, 2 Peony Boulevard, within the broader Yanchep District Centre precinct. The 3.2026-hectare site has frontages on Peony Boulevard to the north, Kakadu Road to the east and Morwell Street to the south. The existing Coles supermarket, specialty shops and cafes occupy the northern portion; the proposed development is on the vacant southern portion. It is not an extension of the supermarket itself. The City of Wanneroo application material describes the site and proposed layout.
The later submitted scheme comprises nine bulky-goods showroom units, a drive-through fast-food outlet, a service yard, bin store, signage and landscaping. Reported showroom sizes range from 335 to 996 square metres. No showroom tenants or fast-food operator are identified in the available sources.
How did the proposal change?
The scheme described in July 2025 reporting was different from the later plan. It included a gym, two medical centres, an automotive centre and four retail showrooms, alongside a fast-food outlet. By October, reporting described nine general showrooms instead. The application also says a medical centre previously approved as part of development on the northern lot was to be replaced by showrooms in the new application. The earlier gym, medical and automotive uses should not be treated as part of the later proposal.

How many parking bays are planned?
The reported figures vary by plan version. The original application material and July 2025 reporting describe 112 bays, including eight accessible ACROD bays. October 2025 reporting describes 110 new bays. That report also says 48 existing bays would be removed during works; City officers reportedly assessed a policy shortfall of 171 bays after completion.
Despite the projected shortfall, City officers recommended approval. PerthNow’s 23 October 2025 report quoted the City’s stated rationale about existing use: “A maximum 33 per cent of Yanchep Village car parking bays were occupied during weekends, with an even lesser percentage being occupied during the week.” The report continued: “This indicates that provision of on-site parking is in excess of existing demand.” These are the City’s reported assessment statements, not independently verified occupancy measurements.

Has the development been approved?
The development application identifies Yanchep Development 1 Pty Ltd as the landowner/developer and FRP Capital as project manager. The applicant listed a construction cost of $12 million and elected to have the application determined by the Metro Outer Development Assessment Panel (DAP). The City recommended approval in October 2025, and the DAP was scheduled to consider the application on 29 October 2025. A council recommendation and scheduled hearing are not the panel’s determination. The sources available here do not establish the DAP’s final decision, any later amendments or a construction start.
Public feedback reportedly closed on 10 July 2025. PerthNow reported 29 submissions in June: 14 supporting and 11 opposing the proposal. Those reported categories account for 25 submissions; the article did not state the positions of the other four.
What do Yanchep’s population forecasts mean?
Two population figures appearing in local coverage refer to different geographies and should not be compared as if they measured the same area:
