What to Do When a Lender Changes Its Name: Verify Your Account and Payment Details

A lender’s new name does not necessarily mean your mortgage servicer or payment destination changed. Verify the notice independently before updating payments.

A lender’s new name does not automatically mean your mortgage servicer, loan owner, or payment destination has changed. Before updating payment details, verify the notice through the company’s official app or website, or call the number on a recent statement. If your mortgage servicing has transferred, use the confirmed effective date and payment instructions, then check that your payments are credited.

First, identify what actually changed

For a mortgage, the company that owns the debt and the company that handles your account and collects payments can be different. A mortgage sale can occur without a servicing change, and a company name or brand change does not by itself establish that either one changed.

What changed Who handles payments? Who owns the debt? What to verify
Name or brand only Confirm whether the same company still handles payments. May be unchanged. Whether the payee, payment address, account number, or servicing responsibility changed. Do not assume payment instructions changed.
Mortgage servicing transfer A new servicer handles payments starting on the transfer’s effective date. May be unchanged. The transfer notice, contact details, payment start and stop dates, and new payment instructions.
Mortgage ownership transfer or sale May be unchanged. A new owner holds the debt. The ownership-transfer notice and the identity of the new owner. A sale does not necessarily change where you pay.

The Consumer Financial Protection Bureau (CFPB) explains that a loan sale does not necessarily change the servicer, and that a sale alone does not change the terms of your mortgage agreement. CFPB: What happens if my mortgage is sold?

Verify the notice without relying on its contact details

  1. Save the message. Keep the letter, email, or text, but do not treat its links or callback number as your only way to verify the change.
  2. Contact the company through a known channel. Sign in using the official app or by entering the company’s known website address yourself, or call the number printed on a recent mortgage statement.
  3. Ask what changed. Ask whether this is a name or brand change, a new servicer, a new loan owner, or more than one of these. Ask for the effective date and, if servicing changed, when the old servicer stops and the new one starts accepting payments.
  4. Compare the answer with the notice. Check that the names, dates, contact details, and payment instructions match what the company confirms through the verified channel.
  5. Keep a record. Save the notice, your payment confirmations, and notes of calls or secure messages, including the date and the representative’s name if available.

Do not rely on caller ID or a paid search result to establish who contacted you. The Federal Trade Commission (FTC) recommends contacting a company directly through its official app or website, or through a number on a recent statement or card; it also warns that paid search listings can display fake contact numbers. Do not give personal or account information, or a verification code, to an unexpected caller. A familiar logo or personal details in a message do not prove it is genuine, and an unexpected message alone does not prove it is fraudulent.

If your mortgage servicer really changed, follow the transfer dates

CFPB guidance says a mortgage servicing-transfer notice should identify the transfer date, both servicers’ contact details, and when the former servicer stops and the new servicer starts accepting payments. Under Regulation X, the former servicer generally must send notice at least 15 days before the transfer, and the new servicer generally must send notice within 15 days after the effective date. The notices may be combined and sent at least 15 days before. CFPB Regulation X § 1024.33

  • Use the new servicer’s verified payment channel beginning on the stated start date.
  • If your bank’s bill-pay service sends payments to the former servicer, update the payee or payment address as needed. Allow enough time for mailed payments to arrive.
  • Keep payment confirmations and check the next statement to make sure each payment was credited correctly.
  • Do not stop paying while you investigate. Contact the servicers promptly if the notice is missing, dates conflict, or a payment is not credited.

For 60 days after a mortgage servicing transfer, the new servicer generally may not impose a late fee or treat a payment as late if you sent it on time, or within the applicable grace period, to the former servicer. This limited mortgage protection is not a reason to disregard confirmed transfer instructions. CFPB: What happens if the company that I send my mortgage payments to changes?

If the loan owner changed, confirm the owner separately

Your servicer can tell you who owns your mortgage; you can also use the CFPB’s guidance on identifying a mortgage owner. A new owner generally must notify you within 30 days of the effective date of an ownership transfer. That notice is about who owns the loan and does not, on its own, establish that you should send payments somewhere new. CFPB: How can I tell who owns my mortgage? Respond to errors or suspicious requests

If a payment is missing or misapplied, contact the servicer through its verified channel and provide the payment date, amount, and confirmation details. Keep copies of your communications. CFPB guidance describes written information requests and notices of error as ways to address mortgage-account problems; follow the current instructions for the relevant servicer. CFPB guidance on servicing transfers and payment errors

Be especially cautious about unexpected demands for an upfront fee or hard-to-reverse payment in connection with mortgage relief. The FTC identifies those as warning signs in mortgage-relief scams, but they do not establish that every request to use a wire transfer or cashier’s check is fraudulent. Verify any changed payment instruction independently. FTC: Mortgage Relief Scams
