Ask your broker, in writing, why the recommended mortgage suited your needs better than the lower-rate option. Request the reasons, the alternatives considered, and any relevant information about fees, eligibility, loan features, timing, compensation, or conflicts. A lower advertised rate alone does not prove the recommendation was unsuitable: the options may not have been available to you on comparable terms. Keep the reply and your loan documents. If the explanation does not resolve your concern, complain to the brokerage and check the complaint and review process that applies where you live.
Why didn’t my mortgage broker recommend the lowest rate?
There may be a sound reason, but the broker should be able to explain the recommendation in a way that relates to your circumstances. A headline interest rate is only one part of a mortgage. A lower-rate offer might have had different fees, eligibility requirements, repayment conditions, features, or timing. It might not have been available to you when you applied, or might not have matched the needs you told the broker about.

The important question is not simply whether another loan had a lower rate. It is whether the broker understood your needs and circumstances, considered relevant options that were genuinely available, explained the material differences, and disclosed relevant compensation or conflicts as required by the rules where you live. The UK Financial Ombudsman’s mortgage guidance, Ontario’s Financial Services Regulatory Authority (FSRA), and Australia’s Australian Securities and Investments Commission (ASIC) describe relevant standards in their respective jurisdictions; they do not create one universal rule.
ASIC reported on 13 October 2026 that seven of the eight aggregator groups it reviewed said brokers did not recommend the cheapest loan option in more than 20% of cases. ASIC also reported finding examples of higher-cost recommendations without clear supporting evidence. Those findings concern the groups reviewed; they do not establish that your broker acted improperly. ASIC Deputy Chair Sarah Court said consumers should be able to understand why a higher-cost recommendation delivers greater value for their circumstances.

Start by asking for the recommendation rationale
Write to the broker or brokerage while the application and conversations are still easy to identify. Ask for an explanation of the actual recommendation, not a general description of how mortgages work. Request the material alternatives considered and why the lower-rate option was not selected or was not available to you.
Ask the broker to address the factors that could have changed the comparison:
- The interest rate and whether it was fixed or variable, including the relevant period.
- Fees and other costs, and how they affected the cost of borrowing.
- Your eligibility under the lender’s criteria at the time, including any conditions that applied.
- Repayment terms, flexibility, and product features relevant to the needs you raised.
- Whether the alternative offer was available to you when the recommendation was made and on comparable terms.
- Any relevant fees, incentives, lender relationships, commissions, or conflicts, and what was disclosed to you about them.
Ask for copies of relevant comparison material and disclosures if you do not already have them. In Ontario, FSRA guidance says recommendations should be based on a client’s needs and circumstances rather than which lender pays the highest commission, and describes disclosure obligations. Australia has a statutory best-interests framework and conflict-priority duties explained in ASIC Regulatory Guide 273. Those examples are specific to their jurisdictions; do not assume they state the rule that applies to your loan elsewhere.

A concise message you can adapt
Subject: Request for explanation of mortgage recommendation
Please explain in writing why you recommended [loan or lender] for my circumstances instead of the lower-rate option I asked about. Please identify the alternatives you considered and explain whether the lower-rate option was available to me at the time. I would also like to understand how fees and total borrowing costs, eligibility, repayment terms, features, timing, and any relevant compensation or conflicts affected your recommendation. Please send me the comparison material and disclosures relevant to that decision.
Keep the request factual. If you know the lower-rate lender, product, or quoted terms, identify them and attach the quote or advertisement you are referring to. Do not assume that a public rate was a personalized offer or that you would have qualified for it; ask the broker to clarify that point.

Compare the whole loan, not just the rate
Once you have the broker’s explanation and available documents, compare the offers on a like-for-like basis. A rate comparison is meaningful only when the options were genuinely available to you at the relevant time and have comparable terms. A rate quoted publicly, or by another lender after your application, may not establish what you could have obtained when the broker made the recommendation.

| Comparison point | What to check |
|---|---|
| Rate and rate period | Record the rate and whether it was fixed or variable, along with the period the quoted rate applied to. |
| Fees and borrowing cost | Compare the fees and other costs shown in the offers, not just the headline rate. Use the lender’s documents to understand which costs apply and when. |
| Eligibility and lender criteria | Ask whether you met the lender’s requirements at the time. A product is not a real alternative for your case if you could not qualify for it on the terms shown. |
| Repayment terms and flexibility | Check the repayment conditions and flexibility against the needs you described to the broker. |
| Features | Identify any relevant product features in each offer and whether they mattered to your circumstances. |
| Availability and timing | Confirm when each offer was available, whether its terms applied to you, and whether timing affected the comparison. |
This comparison is a way to test the explanation, not a verdict by itself. Without the offers, your application details, and the broker’s records, it is not possible to tell whether a particular lower rate was genuinely available or whether a feature or condition justified the recommendation.
Keep records before deciding whether to complain
Save the documents that show what you were offered, what the broker recommended, what you disclosed about your needs, and how the decision was explained. The UK Financial Ombudsman identifies point-of-sale paperwork and records showing how a borrower’s circumstances were considered as relevant in mortgage complaints. Other complaint reviewers may use different procedures, but a clear timeline and complete file can help explain your concern.

- The recommendation, loan illustration, offer, and comparison quotes.
- Disclosures about fees, incentives, commission, lender relationships, or conflicts.
- Emails, messages, meeting notes, and your written request for an explanation.
- Documents showing your circumstances and the needs you told the broker about.
- Records of any financial impact you say resulted from the recommendation.
Keep originals where possible and note the dates of calls or meetings while they are fresh. Separate what you know from what you suspect: for example, a document showing a higher rate is evidence of a rate difference, but does not by itself show that the broker received a higher commission or that you qualified for another offer.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone. How to complain about mortgage advice
1. Complain to the brokerage or firm
If the explanation is missing, unclear, or does not address your concern, make a written complaint to the brokerage or firm. Identify the loan recommended, the lower-rate alternative you are asking about, what the broker did not explain or disclose, and why the documents lead you to question the recommendation. Say what impact you believe the decision had and what response or remedy you are seeking. Attach or identify supporting records, but keep copies of everything you send.
Do these 3 things before closing this tab:
1Repair Windows errors before they cause bigger problems2Fix the driver behind crashes, sound loss and screen glitches3Clear out junk files and repair common Windows errorsBe specific about the outcome you want, such as a reasoned response to the comparison, an explanation of disclosures, or consideration of the impact you describe. Avoid asserting that a breach or compensation is established before the facts and applicable local rules have been assessed.

2. Check the external route and local rules
If the firm’s response does not resolve the issue, check the regulator’s instructions for your location and whether an ombudsman or other dispute-resolution service can review the firm’s conduct. Eligibility, deadlines, remedies, and the order of steps vary by jurisdiction. Identify your country and, where relevant, your state or province before relying on a particular complaint timetable or legal duty.
For a UK complaint, the Financial Ombudsman Service says to complain to the business first. It may be possible to refer the matter after an unsatisfactory final response or if the business has not responded within eight weeks, subject to eligibility. That eight-week process is a UK example and must not be applied to complaints elsewhere. UK borrowers can also check an adviser on the FCA Financial Services Register and consult the Ombudsman’s mortgage complaint guidance.
When assessing a complaint, the UK Financial Ombudsman says it considers relevant law and regulations, regulator rules and guidance, standards, codes, and, where appropriate, good industry practice at the time of the event. Other jurisdictions have their own assessment frameworks. Ontario FSRA’s guidance and ASIC’s RG 273 are examples of local standards on suitability, compensation, and conflicts, not substitutes for checking the rules that govern your case.

What the explanation can—and cannot—establish
A clear, document-supported explanation may show that the lower rate was unavailable to you, came with costs or terms that made it a poorer fit, or did not meet a need you had raised. It may also reveal that a comparison was not made, that a material reason was not explained, or that a relevant compensation or conflict disclosure needs further scrutiny. The documents and local standards matter more than the rate difference in isolation.
The available facts in your case will determine what can be concluded: your location, the broker’s recommendation, the alternatives available at the time, your eligibility, what was disclosed, and any financial loss are all material. ASIC’s October 2026 findings show why consumers may reasonably ask for a clear explanation, but they are not proof about an individual broker. If you are unsure how the options compare, a second opinion from an appropriately authorised adviser may help; check the adviser’s authorisation, fees, scope, and the kinds of loans or firms they cover before relying on that advice.
