What to Do If Your Home Loan Application Is Rejected

A mortgage denial is a reason to get the lender’s explanation, check the records behind it, and choose a next step based on the actual issue—not guesswork.

If a U.S. mortgage lender rejects your application, first get the specific reasons in writing; then check the records and application details behind those reasons before deciding whether to correct an error, seek counseling, or apply elsewhere. A denial from one lender does not establish that every lender will deny you, but no particular fix or loan program guarantees approval.

Start with the denial notice, not a guess

Ask the lender to explain the specific principal reasons for its decision in writing. The Consumer Financial Protection Bureau (CFPB) recommends requesting an explanation after a mortgage denial. Federal Trade Commission (FTC) guidance says creditors must provide notice of a denial and its reasons in writing; if the notice does not give specific reasons, you may need to request them within the applicable period. Keep the notice and any related messages with your application records.

Do not assume that a score, a brief comment from a loan officer, or a general phrase such as “you do not meet our standards” tells the whole story. The lender may have considered several parts of your application. Under the Equal Credit Opportunity Act (ECOA) and Regulation B, adverse-action reasons must be accurate and specific. The CFPB says a complex algorithm does not remove that obligation: a creditor must be able to give an accurate statement of its reasons. If the explanation is vague, ask which actual principal factors led to the decision rather than trying to reverse-engineer the outcome yourself.

Read every notice and look for whether the lender says it relied on a credit report. If it did, the notice should identify the credit reporting agency and explain your rights to request a free report and dispute inaccurate or incomplete information. The Office of the Comptroller of the Currency (OCC) describes these notice elements for the cases covered by its guidance. Save the notice because you may need the bureau’s name to obtain the report.

Turn the stated reason into a focused check

Use the lender’s written explanation to identify what needs investigation. The possibilities below are examples, not a diagnosis of your application: the lender’s stated reasons determine which branch applies. Official guidance does not establish a universal credit-score cutoff or debt-to-income pass/fail threshold for all mortgages.

Stated concern What to check Useful next step
Credit report or credit history Whether the lender identified a bureau; whether accounts, balances, payment history, or other report details are accurate and complete. Request the report from the identified bureau, review it, and dispute factual errors with the bureau.
Debt relative to income The debts and gross monthly income used in the lender’s calculation, and whether the figures match what you submitted. Ask which obligations or income figures drove the concern; correct a documented mistake and consider whether your budget can support less debt.
Income or employment history Which income sources and employment dates were considered, and whether the submitted records were complete and consistent. Ask what documentation or figures the lender used and whether any information was missing or recorded incorrectly.
Property appraisal Whether factual details about the property or comparable sales in the appraisal appear incorrect. Review the appraisal for factual accuracy and ask the lender how to raise a documented correction.
Another or unclear factor The exact principal reason or reasons stated in the notice, rather than a presumed underwriting rule. Ask the lender to clarify the specific basis for the decision before choosing a remedy.

If the lender cites credit, inspect the report carefully

A mortgage decision can involve credit, but a credit score is only one component. CFPB guidance says lenders may also consider credit history, current debt, savings, assets, and income. A score by itself therefore may not explain a denial, and improving it alone may not address the actual issue.

  1. Identify the bureau. Use the credit-report notice to find the reporting agency the lender consulted. FTC guidance says you may request the relevant report free from that identified bureau within 60 days of the denial notice.
  2. Compare the report with your records. Check whether accounts belong to you, whether balances and payment information are correct, and whether information is incomplete. Focus on verifiable factual problems.
  3. Dispute genuine inaccuracies with the bureau. Explain what is wrong and provide supporting information. A dispute is for information that is inaccurate or incomplete, not a method for removing accurate negative information.
  4. Keep the paper trail. Save the report, dispute correspondence, and any outcome. If you later speak with a lender, you can explain what was corrected or what remains under review without relying on memory.

Even a corrected report does not ensure that a lender will approve a later application. The lender may have considered other factors, and another lender or program may apply its own requirements.

If the issue is debt, income, or employment information

The FTC describes debt-to-income (DTI) as debts divided by gross monthly income. A high ratio can make repayment appear riskier to a creditor, but the sources cited here do not establish one threshold that applies to every mortgage. Ask which debts and income figures the lender used instead of treating a general online cutoff as a rule for your loan.

Compare those figures with your application and supporting records. If an obligation was counted incorrectly or an income amount was entered inaccurately, ask the lender what documentation it needs to review the discrepancy. If the figures are correct, consider whether reducing obligations or documenting income more clearly is realistic before applying again. Do not take on a new loan simply to try to change one underwriting calculation; it could alter the overall picture a lender reviews.

For an income or employment-history concern, ask which source of income or which dates were considered and whether any records were missing or inconsistent. Clarifying information can help a lender evaluate an application, but it cannot make an underlying eligibility requirement disappear. If your circumstances have changed, make sure a future application accurately reflects those facts and includes the documentation the lender requests.

If the concern is the property appraisal

A lender may consider an appraisal too low relative to the agreed purchase price. Read the report for factual issues, such as incorrect property details or comparable sales that appear inaccurately described. Raise specific, supportable concerns with the lender and ask how it handles a request to review appraisal information. A disagreement with the appraised value alone does not show that the report contains an error, and a review is not a promise that the value or loan decision will change.

Fair-lending concerns can also arise if unlawful neighborhood factors affected an appraisal. The FTC discusses appraisal-related fair-lending issues. If the facts suggest that a prohibited basis or different treatment affected the decision, document what happened and consider the complaint options described below; a low appraisal by itself does not establish discrimination.

Consider a housing counselor or an appropriate complaint

The CFPB recommends considering a HUD-approved housing counselor after a mortgage denial. A counselor can help you evaluate whether a mortgage fits your ability to pay and think through next steps. Counseling is especially useful when the notice identifies several concerns, you are unsure how they affect your budget, or you want an independent person to help organize the questions to take back to a lender.

If the explanation remains unclear, return to the lender with focused questions: which principal reasons led to the denial, what information was used, and whether a record can be corrected or supplemented. If the lender relied on a credit report, use the notice to identify the bureau and the report and dispute rights it describes. The OCC’s consumer guidance covers those notice elements for the situations within its scope.

If you have facts suggesting that you were treated differently because of a protected characteristic or another prohibited basis, consider a complaint through the CFPB and consult the FTC’s mortgage-discrimination guidance about relevant government agencies and state protections. ECOA and the Fair Housing Act provide protections in this area. A disappointing decision or a difficult explanation does not by itself prove discrimination; keep the concern tied to specific statements, conduct, records, or differences in treatment.

Decide whether to reapply, and where

There is no universal waiting period established in the CFPB materials cited here. Timing depends on the denial reason, whether information needs to be corrected or documented, and the requirements of the lender or loan program. Rather than following an assumed 30-, 60-, or 90-day rule, ask what must change or be clarified for a new application to be meaningfully different.

Another lender may approve an application that one lender rejected, according to the CFPB, but that possibility is not a guarantee. If you approach another lender, describe your circumstances accurately and provide the information it requests. First understanding the initial decision can help you avoid repeating the same error or applying without addressing the issue that mattered.

You can also ask whether a different loan program fits your circumstances. CFPB mortgage-shopping guidance discusses conventional loans; FHA-insured, VA-guaranteed, and USDA-sponsored programs; and state housing-finance-agency options. These are categories to ask about, not automatic workarounds: eligibility depends on the borrower, property, and applicable lender or program requirements.

Compare offers by more than the interest rate

If lenders provide offers, request Loan Estimates from several lenders; CFPB recommends comparing estimates from three or more. Compare the complete loan structure rather than selecting by the advertised rate alone. A Loan Estimate lets you examine the proposed terms and costs in a consistent format.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
What to compare Question to ask
Loan program and term What type of loan is this, and how long is the repayment term?
Interest rate What rate is offered, and is it fixed or otherwise subject to change?
Fees What lender and loan costs are listed, and how do they differ across estimates?
Estimated payment What monthly payment is shown, and what components are included in the estimate?
Payment changes Can the payment change over time, and under what terms?

Do not assume that the same program or terms will be available to every borrower. Ask each lender to explain any differences among estimates and whether an estimate reflects the same loan amount, term, and program as the others. A lower rate is only one part of the comparison if fees, payment size, or the possibility of later payment changes differ.

Use agency guidance for the question you have

  • The CFPB’s denial guidance, last reviewed February 2, 2024, explains requesting the reason, considering a housing counselor, and understanding that another lender may approve.
  • The FTC’s mortgage-discrimination guidance, dated January 2022, discusses possible denial reasons, credit-report steps, appraisal issues, and discrimination resources.
  • The CFPB’s credit-score guidance, last modified January 14, 2025, explains why mortgage decisions can involve more than a score.
  • CFPB Circular 2022-03 addresses accurate and specific adverse-action reasons, including when a creditor uses a complex algorithm.
  • The CFPB’s mortgage-shopping guidance covers Loan Estimates and the loan-program categories borrowers may ask about.
  • The CFPB’s discrimination guidance, last modified April 11, 2025, describes protections and a complaint route; OCC consumer guidance, last reviewed April 2021, explains credit-report notice information for cases it covers.

These materials describe U.S. consumer protections and general guidance. The rules and program requirements may not apply identically to every mortgage product or institution, so use the actual notice and the lender’s explanation to identify the rules relevant to your application.
