If you need to move, compare the full cost of staying, selling before you buy, and buying before you sell before committing to a new mortgage. Your current low rate usually does not move with you: an assumption may let a qualified buyer take over your existing loan, but it is not a way for you to transfer that loan to another home. The right plan depends on how soon you must relocate, how much equity and cash you have, how quickly your home may sell, and whether you can manage overlapping housing costs.
Start with the rate—and what it does not tell you
Freddie Mac’s Primary Mortgage Market Survey reported national weekly averages of 7.40% for a 30-year fixed-rate mortgage and 6.73% for a 15-year fixed-rate mortgage on October 8, 2026. These are market averages, not offers to an individual borrower. Your rate and loan costs depend on the borrower, property, loan terms, and timing, so use the figures as context rather than as a quote or a forecast. The survey does not establish that rates will fall or rise by the time you move.

The practical problem is the difference between the financing you already have and the financing a new purchase may require. A low payment on your current home can make moving feel unaffordable even when the move itself is necessary. Instead of making the decision on the interest rate alone, compare each realistic path using both its monthly cost and the cash needed to execute it.

Write down the costs of three scenarios: remain in your home temporarily, sell it before buying, or buy before selling. Use actual local housing costs and lender estimates where possible. For each path, compare these factors:

- Clear Print Quality: Displays high-resolution printing intended to remain legible through regular use and cleaning
- Monthly housing outlay: Include principal and interest, property taxes, homeowners insurance, HOA charges, mortgage insurance if applicable, and payments on any second loan. For a period when you may own two homes, count both sets of costs.
- Cash required up front: Estimate closing and moving costs, any down payment, temporary housing, and the funds needed to cover the gap between your sale proceeds and the next purchase. Local and household-specific figures matter; there is no universal transaction-cost amount in the cited guidance.
- Sale timing: Consider how long the current home could take to sell and what happens to your budget if the sale closes later than expected.
- Payment certainty: Identify whether payments are fixed, variable, temporarily reduced, or subject to a later increase.
- Approval and flexibility: Ask what each lender must approve and whether your plan still works if the move date or sale date changes.
A useful comparison is not simply “old rate versus new rate.” It is the cost of the new loan, the cost of carrying one or two homes, the cash you must commit, and the risks you would have to absorb if the timing does not go as planned.
If the move can wait, make a plan rather than a rate bet
When relocation is optional or the timing is flexible, compare the cost of staying for a defined period with the likely costs of a new mortgage, rent, and moving. Set a monthly housing amount you can manage, then model payments at several plausible loan costs rather than assuming a particular rate change will occur. Include the possibility that the move becomes necessary sooner than expected.
Waiting can give you time to build cash reserves, reduce debt, or prepare the existing home for sale, but it does not guarantee a cheaper mortgage later. Decide what would make the move financially workable—such as a particular sale price, a savings target, or a maximum total monthly cost—and revisit the numbers if your circumstances or available loan terms change.
Selling first can limit overlap, but may require a housing bridge
Selling before buying makes your available equity clearer and can reduce the risk of making payments on two properties at once. It may also make it easier to know how much cash you can put toward the next purchase. The trade-off is that the sale and purchase may not line up neatly: you could need temporary housing, storage, or a flexible closing arrangement while you look for another home.

Estimate those interim costs using your own market and likely timeline. Consider whether a rent-back or other closing arrangement is actually available and acceptable to both parties; do not build a plan around one without confirmation. If you sell first, have a clear budget for where you will live and how long you can manage it before making an offer on the next home.
Buying before selling may require bridge financing
If you need to secure the next home before your current one sells, ask lenders whether you qualify for a bridge loan or another temporary financing arrangement. A CFPB Regulation Z interpretation describes a bridge loan example involving financing a new dwelling when the borrower plans to sell the current dwelling within 12 months. That regulatory example does not mean a lender must offer the loan, that you will qualify, or that its cost will fit your budget.
Get specific answers in writing before counting on bridge financing. Ask about:
- Qualification standards and whether the lender will count the existing mortgage payment alongside the new obligation.
- Interest, fees, payment schedule, maturity date, and whether any payment is deferred or due in a lump sum.
- The expected source of payoff and whether the proceeds from your home sale are sufficient for it.
- What happens if your current home takes longer than expected to sell, sells for less than expected, or the sale falls through.
- Whether you can afford the obligations during the overlap without relying on an optimistic sale date.
Bridge financing can solve a timing problem, but it adds a deadline and repayment risk. Compare its full cost with the cost of selling first and arranging temporary housing; the better sequence is the one your household can sustain if the transaction takes longer than planned.

Check whether the existing mortgage is assumable
A mortgage assumption is a transaction in which a buyer may take over the seller’s remaining loan on its original terms, subject to the loan’s terms and conditions. The CFPB says most loans do not allow assumptions, and Freddie Mac says most conventional mortgages do not permit third-party assumptions. Check the actual note and ask the current servicer whether the loan can be assumed and what approval process applies; do not rely on a general description of the loan type.
If the loan is assumable, the buyer generally has to qualify. The buyer also needs to address the difference between the home’s sale price and the remaining mortgage balance, often with cash or separate financing. For example, if the sale price is greater than the remaining balance, the assumption alone does not provide the seller with the difference or finance the buyer’s entire purchase. The specific amounts and permitted structure depend on the transaction and lender requirements.
An assumption may make your current home more attractive to a buyer who values the existing loan terms. It does not let you carry that mortgage to a different property. The Federal Housing Finance Agency has discussed portability as a possible feature that could mitigate mortgage-rate lock-in; that policy discussion is not evidence that portability is a general option currently available to U.S. borrowers.

Consider home-equity borrowing without confusing it with cheaper debt
A home-equity loan or line of credit may provide access to equity without replacing a low-rate first mortgage with a cash-out refinance. That can preserve the terms of the first loan, but it does not make the added borrowing free or remove repayment risk. You would have another debt obligation, and HELOC rates and terms can change.

Before using equity to help fund a move or bridge a timing gap, compare the interest rate, fees, required payment, draw period, repayment period, and potential payment changes. Ask how much you can borrow, when funds must be repaid, and whether the payment remains manageable if the home sale is delayed. Review whether the plan would leave you with enough equity and cash reserves after the move. CFPB material on these options explains their structure, but its discussion in an archived post reflects an earlier rate environment and should not be treated as current pricing.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Compare new loan structures by their later payments and total cost
An adjustable-rate mortgage or a temporary buydown can reduce an initial payment or cost in some circumstances. Neither should be judged only by the first payment. For an adjustable-rate mortgage, find out when the rate can change, how the payment is affected, and what limits or other terms apply. For a temporary buydown, establish who funds it, how long the reduced payment lasts, and what the payment becomes afterward.
Make sure you can afford the payment after any introductory period or rate change, not just the starting amount. Compare the total costs and the loan terms with a fixed-rate option, and ask the lender to explain the payment schedule clearly. CFPB guidance cautions that a lower initial payment is not the same as a lower total cost.
Get comparable Loan Estimates from multiple lenders
Request Loan Estimates from three or more lenders, as the CFPB recommends, and compare the same type of loan with equivalent assumptions. A comparison between unlike loan types or different down payments can obscure whether a lender’s offer is genuinely more favorable. Ask each lender to use consistent inputs for purchase price, down payment, loan term, occupancy, and other material details.

Review the following items on each estimate:
- Interest rate and annual percentage rate (APR).
- Lender fees and cash to close.
- Monthly principal and interest, plus any mortgage insurance and estimated taxes and insurance.
- Whether the rate is locked, the lock’s duration, and any conditions or costs associated with it.
- Any variable-payment or balloon-payment exposure and the payment after a temporary buydown ends.
A rate lock lasts for a specified time, and a Loan Estimate can be revised when important loan details change. Confirm the lock period against your expected closing date and ask what changes could affect the estimate or require a new one. Compare the final disclosures and your actual loan documents with the assumptions you used to decide; estimates are not a substitute for reviewing the loan you will sign.
Use a decision rule that fits your constraints
No single order of sale and purchase is best for every household. Use the following questions to narrow the choices:
- Is the move urgent? If not, calculate the cost of staying and establish a workable budget rather than betting on future rates.
- How much equity is available, and when? A sale-first plan may make proceeds clearer; buying first may require separate financing to bridge the timing gap.
- Can you cover two homes? If not, avoid a plan that depends on carrying overlapping payments unless financing and a credible fallback are in place.
- How predictable is the sale timeline? A short or uncertain timeline affects bridge-loan risk and the value of temporary housing options.
- Can you handle payment changes? If not, scrutinize adjustable rates, temporary buydowns, HELOC terms, and any loan with a later payment increase.
- What happens if the plan slips? Test the budget against a delayed sale, a changed closing date, or the need to rent longer than expected.
Before signing, verify your current mortgage terms with the servicer, get lender answers about the new financing, and replace rough estimates with local costs and written terms. A move is affordable only if both the ongoing payments and the transition costs work under a realistic timeline.
