After paying off your mortgage, confirm the servicer received the funds, save your loan records, check for any escrow refund, and verify that the lien release is recorded in public property records. Paying the balance and releasing the lien are related but separate steps; the payoff does not automatically create a new deed. The sequence below is general: timing and paperwork can vary by servicer, loan type, and state or county recording process.
1. Confirm the payoff with your servicer
Contact the company that received your payoff and ask it to confirm that the funds arrived and the loan is paid in full. Save the confirmation and your final account statement. There is no single payoff-confirmation form established for every loan, so ask how the servicer will document the payoff and whether any further action is needed from you.
2. Save your final loan and property records
Keep the payoff confirmation, final statement, relevant correspondence, any original promissory note returned to you, and the recorded satisfaction or release once it is available. The Consumer Financial Protection Bureau (CFPB) advises homeowners to retain key closing and property documents, including the Closing Disclosure, promissory note, mortgage or deed of trust, and deed. The lender should return the original note after payoff.
Store these records somewhere secure and easy to find. A home document organizer or fire-resistant document bag is one optional way to do that; neither is required or endorsed by the CFPB.

3. Check for an escrow refund, if your loan had escrow
If your monthly payment included escrow for property taxes, homeowners insurance, or other property charges, the account may have a remaining balance after payoff. Under CFPB Regulation X, a servicer generally must return amounts remaining in an escrow account within its control within 20 days of full payment, excluding legal public holidays, Saturdays, and Sundays. The regulation includes an exception, so the deadline is not unconditional. See Regulation X § 1024.34.
Ask the servicer whether it expects to send a refund and how it will be delivered. If you do not receive an expected balance, follow up with the servicer and ask for an account breakdown.
4. Follow up on the lien release
The servicer must take the necessary steps to satisfy the loan and release the lien. Fannie Mae’s servicing guidance includes recording the lien release in the real property records in a timely manner. This does not mean the borrower receives a replacement deed: the lien is cleared through release or satisfaction paperwork recorded against the property.
The CFPB notes that there may be a delay between payoff and release of the lien. A nationwide recording deadline is not established here; the applicable timing and process can depend on state or local requirements.

5. Verify the release in public property records
Check the property records maintained by your county recorder of deeds or the local equivalent. The CFPB also identifies the Secretary of State as a possible source of property-record information. Look for a recorded satisfaction, release, or comparable document associated with your property and loan. The CFPB explains how to check whether your lien was released in its lien-release guidance, last reviewed September 11, 2024.
If the release has not appeared, allow for processing time, then contact the company that received the payoff and ask what remains to be filed. Local recorder instructions can clarify how to search records and whether additional steps are needed in your county.

6. Put future tax and insurance bills on your calendar
Once escrow ends, confirm with your taxing authority and homeowners insurer how future property-tax and insurance bills will be sent and paid. Do not assume the former servicer will continue handling those bills after payoff; verify the arrangements directly with each organization.
