Before buying a data-center REIT or infrastructure fund, verify three things in the vehicle’s current filings: what you actually own, whether the underlying facilities can keep generating cash, and how debt, fees, development spending and redemptions affect your return. A “digital infrastructure” label can describe listed property shares, a non-listed perpetual-life REIT, a private infrastructure strategy, a supplier fund or a daily leveraged ETF. Those structures have different liquidity, valuation and risk.
Use the checklist below with the prospectus, offering circular, annual and quarterly reports, portfolio schedules and fee disclosures for the specific vehicle and share class. Do not infer terms from the category name or from a sponsor’s growth narrative.

1. Identify the vehicle and your rights as an investor
The first question is not “How fast is data-center demand growing?” It is “What legal interest am I purchasing, and how can I get my money back?”

A listed equity REIT owns or operates real estate and trades during market hours. You can usually sell at a quoted market price, but that price may be above or below the value of the underlying properties. Read the REIT’s filings for its ownership share in joint ventures, development pipeline, debt and distribution policy.

Listed fund or ETF
A listed fund may hold REITs, tower companies, power and cooling suppliers, semiconductor businesses, utilities or a mixture of these. Check the actual holdings, index methodology, rebalancing rules, expense ratio, securities-lending policy and any derivatives. A thematic name does not guarantee that most assets are data centers.
Non-listed perpetual-life REIT
Non-listed REITs generally calculate a periodic net asset value (NAV) and issue shares continuously. Liquidity depends on the issuer’s repurchase program, which can have limits, suspensions, notice periods or pricing rules. Review the current prospectus for NAV frequency, repurchase caps, lockups, transfer restrictions, upfront and ongoing charges, and whether transactions can occur away from a readily observable market price.
Private infrastructure or credit strategy
A private fund may own facilities, development projects, loans or preferred securities. It can value assets through appraisals rather than daily market prices and may lock up capital for years. Ask how often NAV is struck, who performs valuations, how leverage is measured at both fund and asset level, and what happens when investors request withdrawals during stressed markets.

For example, a 2026 SEC registration statement separately describes a non-listed perpetual-life REIT, a non-listed perpetual-life private infrastructure strategy and a publicly listed real-estate finance company. Treat each offering as a separate investment and rely on its current documents: SEC registration statement.
Build a complete cost figure
Record every layer that can reduce your return:
- management, incentive or performance fees;
- property-level operating expenses and fund administration;
- interest and other financing costs;
- acquisition, disposition and development fees;
- distribution or placement charges; and
- brokerage, bid-ask spreads and any intermediary charge for your share class.
Compare total costs on a like-for-like basis. A low stated expense ratio does not capture property fees, leverage or trading costs hidden elsewhere in the structure.
2. Inspect what the portfolio actually owns
Obtain the latest holdings or property schedule rather than relying on a presentation. Classify each asset as a stabilized, leased facility; a partially leased expansion; a speculative development; a powered shell awaiting tenants; an infrastructure supplier; or a debt investment. The cash-flow profile and execution risk are different for each category.

Location and physical constraints
For each facility, examine geography, utility territory, land and zoning, grid-interconnection status, construction labor and local permitting. A site can be attractive on paper yet unable to obtain enough electrical capacity or water for its forecast tenants. Determine whether the property has firm utility commitments, backup generation, multiple network routes and realistic delivery dates for additional power.
Do these 3 things before closing this tab:
1Scan for outdated or missing drivers - takes under a minute2Repair Windows errors before they cause bigger problems3Fix the driver behind crashes, sound loss and screen glitchesTenant quality and concentration
Read the tenant list, revenue percentages, lease-expiry schedule, renewal assumptions, rent escalators and expense-reimbursement terms. An investment-grade tenant and a long lease can support income, but neither removes renewal, concentration or re-leasing risk. Ask:
- What percentage of revenue comes from the largest tenant and the five largest?
- When do major leases expire, and what downtime or rent concessions are assumed if they leave?
- Are leases full-service, triple-net or subject to energy-cost pass-throughs?
- Can a tenant terminate early, expand into reserved capacity or demand costly modifications?
SEC-filed risk disclosures specifically identify dependence on a small number of large customers and the possibility of less favorable renewals. Treat customer concentration as a cash-flow risk even when current occupancy is high: Corgi ETF Trust II prospectus and statement of additional information.
Development exposure
Separate contracted development from uncommitted plans. For every project, record total remaining capital, expected completion date, pre-leasing or reservation status, utility milestones and the penalties for delay. Rising construction costs, permitting delays or an unavailable grid connection can postpone revenue while interest and operating expenses continue.
One company-specific filing illustrates why the property schedule matters: StratCap Digital Infrastructure REIT reported two data centers leased to three tenants and a 51% interest in a tower joint venture at year-end 2025. That is a snapshot of one issuer, not a sector benchmark: 2025 Form 10-K.

3. Underwrite power, water and reliability
Power availability is often the binding constraint on a data-center project. Review contracted utility capacity, delivered megawatts, transmission and substation status, backup generation, fuel storage, maintenance records and outage history. Check whether energy prices are fixed, indexed or passed through to tenants, and model the effect of higher tariffs on both occupancy and margins.

Water requirements vary by cooling design and climate. Confirm legal access, drought restrictions, recycling systems and the cost of upgrades. A facility that cannot secure additional water or electrical supply may be unable to serve future high-density racks even if its existing suites are full.
“Our ability to lease any available space at our data centers to existing or new tenants could be constrained by our ability to obtain sufficient electrical power and water supply.”
That warning appears in the 2026 SEC registration statement for Blackstone Digital Infrastructure Trust II and describes an underwriting issue, not a guarantee of impairment: registration statement.

Reliability also has financial consequences. Review redundancy levels, service-level commitments, insurance, incident history and who pays for replacement generators, switchgear, cooling equipment and network paths. StratCap’s 2025 Form 10-K states: “Power outages, limited availability of electrical resources and increased energy costs could have a material adverse effect on us.”
4. Test whether the facilities can adapt to technology changes
Data-center demand is not a single, unchanging product. AI and other high-performance workloads can require much greater rack density, different cooling, new power-delivery equipment and more network capacity. Ask whether the building, floor loading, busways, chillers, liquid-cooling systems and fiber routes can be upgraded without taking suites offline.
Questions for management or the fund
- What percentage of current capacity supports high-density deployments?
- How much incremental power and cooling can the site deliver within its existing envelope?
- Who funds tenant-specific upgrades, and are those costs recovered through rent?
- How long are equipment lead times, and are critical components sourced from multiple suppliers?
- What portion of the portfolio could become uneconomic if customers migrate to a different architecture?
The 2025 StratCap annual report warns that technology and changing customer requirements may make infrastructure obsolete or less marketable. Obsolescence risk can appear as higher capital expenditure, shorter useful lives, lower residual values or a need to discount rents to retain tenants: Form 10-K.

5. Analyze debt, maturities and cash coverage together
Leverage can amplify property returns, but it can also consume cash needed for expansion and distributions. Read the debt footnote and credit agreements for total borrowings, secured versus unsecured debt, fixed and floating-rate exposure, maturities, interest-rate hedges, covenants, ratings and unused commitments. Include lease liabilities and material off-balance-sheet obligations where disclosed.
Match liquidity to obligations
Compare unrestricted cash and committed credit with debt maturities, required capital expenditure, development commitments and planned distributions. A company can report a large cash balance yet face a refinancing gap if major maturities arrive before projects produce income.
For scale, Equinix reported approximately $22.2 billion of indebtedness, $2.2 billion in cash, cash equivalents and short-term investments, and $4.0 billion available under its revolving credit facility in its filing for the quarter ended June 30, 2026. These are company-specific figures that show which disclosures to examine, not a benchmark for other issuers: Form 10-Q.
Check the distribution’s source
Compare dividends or fund distributions with recurring operating cash flow after routine maintenance capital expenditure. Determine how much cash remains for expansion, debt repayment and reserves. If coverage is weak, identify whether the vehicle may need to issue equity, borrow more, sell assets or reduce distributions. A stated yield is not a substitute for sustainable cash generation.
Stress the financing
Model higher floating rates, a delayed project, lower occupancy and a refinancing at a wider credit spread. Check covenant headroom under those scenarios and whether asset values could fall enough to trigger loan-to-value tests. Private vehicles should disclose leverage both at the fund and property level; analyze the interaction rather than looking only at the fund’s headline ratio.
6. Compare infrastructure funds on consistent axes
Once you understand each vehicle, use the same questions for every candidate. A comparison table prevents a fund with supplier stocks or derivatives from appearing equivalent to a portfolio of operating data centers.

| Comparison axis | What to establish | Why it matters |
|---|---|---|
| Asset exposure | Direct real estate, power and network infrastructure, equipment suppliers, credit, or a blend | Different assets have different rents, margins, cyclicality and obsolescence risk |
| Liquidity and valuation | Exchange trading, periodic NAV, appraisal method, repurchase limits and lockups | Determines how quickly and at what price you can exit |
| Concentration | Largest facilities, tenants, suppliers, countries and utilities | Shows dependence on a few counterparties or markets |
| Leverage and derivatives | Debt at fund and asset level, swaps, futures, options and financing costs | Can magnify losses and create margin or counterparty exposure |
| Development share | Stabilized assets versus construction, powered shells and speculative capacity | Development offers growth potential but requires capital before revenue |
| Fees | Management, performance, property, financing and transaction costs | Fees compound against long-term returns |
| Cash policy | Distribution formula, coverage, reinvestment and capital-raising needs | Separates recurring income from funded or one-time distributions |
Be especially careful with daily leveraged products
Some funds target approximately two times an underlying ETF’s return for each trading day. Daily reset leverage is not a promise of twice the ETF’s cumulative return over months or years. Compounding, volatility, financing costs, derivatives, rebalancing and tracking differences can produce a substantially different result.
Read the prospectus for derivative-related correlation, leverage, counterparty, liquidity and financing risks. The Corgi ETF Trust II filings also discuss concentration, dependence on large customers and suppliers, capital-expenditure needs and technology obsolescence. Compare those risks with an unleveraged fund or individual REIT shares rather than treating the products as interchangeable: prospectus and statement of additional information.
7. A practical document-review sequence
- Start with the legal documents. Download the current prospectus, registration statement or offering circular, annual report, latest interim report and fee schedule.
- Map ownership. List every major asset, joint-venture interest, security type, geography and permitted investment.
- Measure operating concentration. Calculate the share of revenue from major tenants and suppliers, and list lease expiries and renewal assumptions.
- Verify physical capacity. Record delivered and contracted power, water arrangements, redundancy, cooling design, connectivity and expansion milestones.
- Separate committed from speculative growth. Note remaining project cost, pre-leasing, utility status and expected completion for each development.
- Reconcile cash and financing. Match debt maturities and covenants with cash, revolver capacity, maintenance capex, development spending and distributions.
- Rebuild the return. Start with recurring operating cash flow, subtract fees, interest and required investment, then test occupancy, rent, energy-cost and refinancing assumptions.
- Check exit mechanics. Confirm trading volume or repurchase terms, NAV timing, notice periods, lockups, transfer restrictions and valuation method.
- Run downside cases. Test a tenant departure, power delay, outage, higher energy prices, slower leasing, construction overruns and a closed refinancing market.
- Confirm tax and account treatment. Tax rules and reporting differ by jurisdiction, vehicle, investor and share class; obtain qualified advice before committing capital.
8. Red flags that deserve a pause
- A marketing label promises digital-infrastructure exposure, but holdings are not disclosed clearly.
- Projected capacity depends on a grid connection, water allocation or permit that is not yet secured.
- One tenant, supplier or utility accounts for a large share of revenue or operating capability.
- Distributions exceed recurring cash generation without a clear explanation.
- Large development commitments coincide with thin liquidity or near-term debt maturities.
- Reported NAV relies on infrequent appraisals while the fund permits only limited repurchases.
- A daily leveraged objective is presented as if it were a long-term multiple of returns.
- Upgrade costs for higher-density racks and cooling are unspecified or assumed to be paid by the tenant without contractual evidence.
9. How to reach an investment decision
Invest only when you can explain, in writing, the vehicle’s ownership structure, exit terms, top sources of revenue, power and water constraints, development obligations, debt schedule, fee burden and downside liquidity. Then decide whether the expected return compensates you for concentration, technology change, financing and operational risks.
