The list is a dated, provider-produced ranking—not an official designation or a guarantee of investment performance—and it compares Edgewater houses with Doubleview units.
Where Edgewater and Doubleview placed
PerthNow reported that Hotspotting’s five-suburb list was led by Douglas, Queensland, followed by Edgewater, Hawthorndane, South Australia, Doubleview and Acacia Ridge, Queensland. The report described selling speed, rental vacancy and rental yield as considerations, but did not provide the full methodology, data window or weighting. The figures below were attributed to Hotspotting in the same 6 October 2025 report. They refer to different property types and are not a like-for-like comparison. They have not been independently verified as current.

These reported values are a snapshot, not current suburb-level advice. The available reporting does not establish the exact observation period behind each measure. A low vacancy figure or high yield also does not, by itself, establish that a property will be easy to rent or profitable after costs.

What local agents said about each suburb
Edgewater
Tony Mullen, an agent quoted by PerthNow, said Edgewater offered value relative to Kingsley and Woodvale. He linked its family appeal to quiet roads, parks and large blocks. Doubleview
Richard Clucas, an agent specializing in Doubleview, said pressure was increasing in the unit market as houses became unaffordable for many first-home buyers. He pointed to views, a coastal feel and a developing hospitality scene as sources of appeal. He described the suburb as “not in the chaos of Scarborough and not in the depths of Innaloo.” Those comments provide local perspective, not a substitute for checking a specific property and its surroundings. Why other rankings can show different results
Rankings depend on their providers’ criteria, data and presentation, so positions across separate lists should not be treated as directly comparable. BestSuburbs.io’s displayed 2026 Perth ranking places Edgewater at #86 and Doubleview at #137, using up to ten data points and different score components. Market figures also require care about geography. A Q1 2026 property-trends page groups Edgewater with other localities in postcode 6027 for house data and Doubleview with other localities in postcode 6018 for unit data. How to assess a property in either suburb
Before using a ranking to guide a purchase or investment decision, obtain updated figures from sources that isolate the relevant suburb, property type and observation period. Then compare the actual options on a consistent basis:
- Match geography and property type: compare houses with houses or units with units, not Edgewater houses with Doubleview units.
- Check purchase price, achievable rent, yield and vacancy using the same date range and a clearly defined area.
- Compare time on market and property condition, including any repair or strata costs relevant to the listing.
- Consider intended use, such as living in the home or renting it out, rather than treating a ranking as a single answer for every buyer.
The reported ranking and figures can help explain why these suburbs drew attention in 2025. They do not establish current prices, rental conditions or likely returns; the available sources do not independently verify current suburb-specific medians, yields, vacancy or selling speed.
