What Is a Memory Chip Cycle? How Supply and Demand Affect DRAM and NAND Prices

Memory prices rise and fall as supply, demand, inventories, and production priorities change. DRAM and NAND can follow different paths, and chip-price forecasts do not translate directly to retail RAM or SSD costs.

A memory-chip cycle is the recurring shift between tight supply and weaker demand, and the oversupply or price pressure that can follow. When buyers need more chips than suppliers can deliver, prices tend to rise; when supply catches up or customers pull back, increases can slow or reverse. DRAM and NAND do not move in lockstep, and chip contract-price forecasts are not the same as the price of RAM or an SSD in a store.

What “memory prices” means

Memory prices can refer to several different transactions: prices negotiated by chip suppliers and large customers, spot-market prices for components, or retail prices for a RAM kit or SSD. These measures cover different products and buyers, so a percentage change in a contract forecast should not be presented as the same percentage change in a consumer device. TrendForce tracks separate DRAM contract, NAND contract, NAND wafer, and end-market storage categories in its memory and storage research catalog.

For a consumer, a desktop DDR5 kit is a DRAM product example, while an internal NVMe SSD is a NAND-based storage example. Retail prices also reflect inventories, supplier and retailer contracts, product specifications, competition, and how much of a component-cost increase a manufacturer or seller can pass on.

How the memory-chip cycle works

The cycle is a feedback loop, not a calendar with fixed dates. If demand rises faster than available output, customer inventories can shrink and suppliers gain pricing power. Higher prices and stronger margins may prompt producers to invest, upgrade processes, or shift capacity toward more profitable products. But capacity takes time to expand, and high prices can also make buyers delay purchases, reduce orders, or choose lower-capacity products.

That timing mismatch matters: new production planned during a tight market may arrive after demand has eased or customers have already built inventory. The result can be a shift from shortages and rising prices to looser supply and falling prices. The timing and severity vary by memory type and product segment.

Demand can tighten supply before factories can respond

Demand from servers, AI workloads, PCs, phones, and storage products competes for production resources. TrendForce said persistent AI and data-center demand was worsening the supply-demand imbalance in 1Q26 and increasing suppliers’ pricing power. That pressure does not necessarily affect every memory product equally: suppliers can prioritize particular applications, leaving less capacity available elsewhere.

Investment does not translate immediately into more chips

In a November 2025 outlook, TrendForce said memory investment was focused on process upgrades, high-layer stacking, hybrid bonding, and high-bandwidth memory (HBM), with limited expected contribution to 2026 memory bit-output growth. It estimated 2026 capital expenditure at $61.3 billion for DRAM and $22.2 billion for NAND Flash. Those figures were forecasts published in 2025, not audited final industry totals.

DRAM and NAND face different pressures

DRAM is working memory used in devices such as servers, PCs, and phones. NAND Flash is non-volatile storage used in SSDs, phones, memory cards, and USB drives. Their applications overlap in the broader electronics market, but demand and supply conditions can diverge.

The table’s price changes are TrendForce forecasts published on 30 September 2026 for 4Q26, compared with the previous quarter. They are projections made before the quarter ended, not measured full-quarter results. See TrendForce’s 4Q26 outlook for its segment-level discussion.

What was driving the latest forecast

DRAM: server demand and limited production flexibility

TrendForce attributed DRAM tightness to suppliers prioritizing advanced-process capacity for high-performance server products. The outlook cited improving server CPU availability, procurement by cloud service providers and server original-equipment manufacturers, and demand for registered DIMMs (RDIMMs). Packaging, testing, and the flexibility of front-end production were also constraints. Long-term agreements can make an individual supplier’s price movement differ from the market-wide forecast.

NAND: enterprise demand versus cost-conscious consumers

For NAND, AI inference and data-center deployment supported enterprise SSD demand, but other segments faced more restraint. Client SSD buyers were managing inventories accumulated earlier in 2026, and PC makers were controlling system costs, including by reducing SSD capacities in mainstream configurations. Retail-channel NAND wafer buyers were also cautious because downstream customers were having difficulty absorbing high prices.

This split explains why a strong enterprise SSD market does not automatically mean that a household will see the same pressure on every SSD or storage product. Product mix, inventory, and the customer’s ability to absorb higher component costs shape what reaches retail.

Why chip-price changes do not map directly to retail prices

A chip contract is only one input in the cost of a finished product. A RAM module or SSD combines memory chips with other components, assembly, distribution, and retail pricing decisions. Manufacturers and sellers may have inventory purchased under earlier terms, negotiate different contracts, or choose to absorb part of a cost increase. They may also change capacity or specifications instead of raising a product’s sticker price by the same percentage as the chip forecast.

TrendForce’s 3 July 2026 outlook described consumer demand weakening and higher component costs reaching notebook prices, while consumers resisted further increases. It forecast conventional DRAM contract prices up 13–18% quarter over quarter in 3Q26 and NAND Flash up 10–15%; those were forecasts for that quarter, not final results. How to interpret a memory-price headline

  • Check the product: conventional DRAM, server memory, NAND Flash, enterprise SSDs, and client SSDs are not equivalent markets.
  • Check the price measure: contract, spot, wafer, and retail prices describe different stages of the supply chain.
  • Check the period and comparison: a quarter-over-quarter forecast compares one quarter with the preceding quarter; it is not a year-over-year change or a guarantee for every buyer.
  • Check the date and attribution: forecasts can change as demand, inventories, and supplier allocations change. The figures here reflect TrendForce publications dated 3 July and 30 September 2026.
  • Separate upstream trends from your purchase: the price of a particular RAM kit or SSD depends on its capacity, performance, inventory, competition, and retail channel—not only the underlying chip market.
