It does not necessarily mean Conservice supplies the utilities. Your property and lease determine which utilities appear, how your share is calculated, and whether fees apply.
What a Conservice utility bill covers
Conservice provides utility billing and management services for properties. A resident’s statement reflects the property’s arrangement for billing utility costs. The property may use resident billback, with options such as allocation-based billing, submetering, direct billing, or a custom approach. The utilities included and the terms vary by property and lease. Conservice describes these property billing services.
Start with the utility names and line items on your statement, then compare them with the utility section of your lease or utility addendum. A Conservice-branded bill alone does not establish who provides a utility or how its charge was determined.
How Conservice charges may be calculated
The key distinction is whether a meter measures your home’s use or the property allocates shared charges. Conservice says the billing method varies by location and is typically described in the lease.

Conservice identifies possible RUBS inputs including occupant count, factored occupants, square footage, a combination such as half occupancy and half square footage, per-unit allocation, or a flat fee. These are examples, not one formula used by every property. Conservice’s RUBS explanation describes these approaches.
Why the total may include fees
Conservice lists several possible fee categories, but none should be assumed to apply to every resident. The lease, account, and property terms determine whether a particular fee appears and its amount.

- Convenience fee: may apply to a one-time payment by card or EFT.
- Monthly service fee: may cover processing and consolidating charges on one statement; Conservice says it is outlined in the lease.
- Vacant service fee: may appear under the property’s billing arrangement.
- Switch fee: may be listed for a service or account change.
- Move-out fee: may be set by property management.
Compare an unfamiliar line item with the lease or utility addendum, then ask the property or Conservice to explain how it applies to your account. A fee on one resident’s statement does not establish that all residents pay it. Conservice’s fee explainer describes these possible categories.

- Review the statement. Identify each utility charge and look for meter reads, if shown. The bill’s first page is where Conservice says utility charges and, for metered homes, meter reads appear.
- Check your lease or addendum. Find the stated billing method and fee terms. If the charge is allocated, look for the formula and factors used rather than treating it as individually metered usage.
- Ask about discrepancies. For account-specific billing, access, usage, or dispute questions, use Conservice’s resident help resources or contact support. Have your account number, service address, or property name ready. Resident resources and contact options are available from Conservice.
The sources do not establish a universal fee schedule or determine whether a particular charge is lawful. That depends on the applicable lease and jurisdiction.
