More than 3,000 acres of Iowa farmland were scheduled for auction in December 2025, according to a November preview by Successful Farming. Those auction dates have passed. Subsequent reports list selected sale prices, while a separate statewide tally counted 10,206 acres sold under its own criteria—so the preview acreage is not a measure of all Iowa farmland auctioned that month.
What the December 2025 preview covered
Successful Farming’s November 19, 2025 preview identified scheduled sales across 25 Iowa counties. It described at least 30 expected auctions statewide, most involving a single tract, with in-person, online, and sealed-bid formats. The preview’s 3,000-plus-acre figure refers to the sales it highlighted; it is not a complete statewide tally of completed auctions.
The listed properties ranged from several parcels under 40 acres to three contiguous Franklin County tracts totaling 234.1 acres. The featured sales below illustrate why acreage alone is not enough to compare farmland prices.

They are examples from particular tracts, not a statewide price estimate. The available reporting does not provide a complete apples-to-apples results dataset for every acre in the original preview.

What the Franklin County lease terms meant
The three Franklin County tracts were leased to the same tenant for the 2026 crop year. As reported in the preview, the sale terms provided for the buyer to receive rent of $280 per tillable acre in two payments, on March 1 and November 1. The lease was to be reassigned at closing, with a September 1, 2026 deadline to cancel it for the 2027 crop year. These are reported auction terms, not legal advice; buyers should rely on the executed documents and obtain professional advice about their own transaction.
How these examples compare—and what they do not show
A price per total acre is only one measure of a farm’s value. The highlighted properties differed in tillable acreage, CSR2, improvements, lease arrangements, location, and sale format. For example, the Washington County preview emphasized tile, terraces, and an open 2026 lease, while the Franklin County terms included an existing lease and the Sioux County example included an alfalfa tract. Those differences make the reported prices unsuitable for ranking soil quality or predicting what another parcel would sell for.

- Acreage and tillable share: A farm’s total acres and productive tillable acres are different denominators. Compare both when available.
- CSR2: The reported ratings help describe soil productivity, but do not capture every property feature or determine a sale price by themselves.
- Lease and possession: Existing leases can affect who farms the land and when, as well as the timing of rent payments.
- Improvements and access: Tile, waterways, buildings, road access, and nearby development can matter differently to different buyers.
- Auction format and bidder pool: In-person, online, and sealed-bid sales do not necessarily attract the same participants or produce comparable bidding conditions.
Patrick Lentz, the High Point Land Company representative handling the Franklin County sale, explained the decision to divide the farm into three parcels: “With today’s land market, the larger the tract, the smaller the buyer pool. The smaller the piece, the more interest we can get. We’re just trying to maximize the return for the landowner.” That is his observation about the sale strategy, not a general guarantee that smaller tracts draw more bidders or earn a higher price.
How the featured sales fit into December’s broader totals
Peoples Company later reported tracking 115 tracts totaling 10,206 acres sold at public auction in Iowa during December 2025. Its tracked set was limited to agricultural real estate auctions over 35 acres, so it is not a direct restatement of Successful Farming’s preview of scheduled sales across 25 counties.

For that tracked set, Peoples Company reported an average of $13,979 per acre, $15,776 per tillable acre, and $190 per CSR2 point. These are averages for its specified December auction group, not estimates for every Iowa farm or for the 3,000-plus acres in the preview. The figures are reported in Peoples Company’s December 2025 auction market update.
Successful Farming’s preview also cited an October 2025 Federal Reserve Bank of Chicago survey in which Iowa agricultural bankers reportedly indicated a 1% year-over-year decrease in farmland values. That is the preview’s attribution; it should not be treated as an independently verified Federal Reserve statistic here, and it is not directly comparable to prices at particular auctions.

What buyers and landowners can take away
The December roundup is useful as a historical snapshot of the range of properties offered and selected reported outcomes. It is not a current inventory, a full accounting of realized sales from the preview, or a price guide for a specific parcel. Anyone evaluating a sale or purchase should compare verified tract-level results and property documents, paying particular attention to tillable acres, soil data, leases, improvements, location, and auction terms.
