You may need additional records for self-employment, rental or commission income, a down-payment gift, large deposits, or a VA loan. The exact packet depends on your lender, loan program, and circumstances.
You generally do not have to provide supporting documents just to receive a Loan Estimate for a covered mortgage. Lenders may request them later to verify your application if you decide to proceed.

Start with the documents most borrowers are asked for
Mortgage paperwork is meant to help a lender verify the information in your application: who you are, what income can be counted, what assets are available, and how much you owe. A common starting packet includes the following:
What’s actually slowing this PC down?
Pick the symptom - the matching free tool is one click away.
- Income: recent pay stubs and W-2 forms if you are an employee; other income records if the lender will count income from sources such as self-employment or rent.
- Assets: recent checking, savings, investment, retirement, or other account statements relevant to your finances and down payment.
- Identity: a photo ID and your Social Security number; a lender may also request documents showing a recent name change.
- History: employer and residential addresses, commonly for the previous two years, along with information about your debts and income.
- Property and transaction: a ratified sales contract if you are buying a home, plus records that explain the source of your down-payment funds.
This is a preparation list, not a universal document mandate. A lender may not need every item, may ask for different evidence, or may request more records after reviewing your application. Fannie Mae’s borrower checklist and the Consumer Financial Protection Bureau’s mortgage-application guidance both describe common documents and conditional requests.

Documents by income type
Provide records for the income sources you want the lender to consider. Your loan officer can tell you which specific documents the lender accepts, since the evidence varies by income type and loan file.
Employee wages and salary
Have recent pay stubs and W-2 forms available. Pay stubs show current earnings, while W-2s document wages reported for a tax year. A lender may ask you to refresh a pay stub during the process if the one on file is no longer current. Gather the latest versions the lender requests rather than assuming that an older copy will remain sufficient throughout underwriting.
Self-employment, contract, commission, and business income
If you are self-employed or own a business, expect the lender to ask for records that help document the income being used. These may include tax returns, business tax returns, profit-and-loss statements, or a business license. Contract workers may have 1099 forms; commission earners may need tax records or other documentation reflecting that income. Applicants with irregular or seasonal earnings can face more extensive documentation requests than applicants relying only on wages.
Recommended Free Tools
Do not assume that a single form establishes the amount of income a lender will count. The lender determines what evidence is needed for the income source and the application. Ask whether it needs personal returns, business records, or both, and which periods the documents should cover.

Rental, Social Security, and other recurring income
For rental income, tax returns are commonly relevant, and a lender may request other records tied to the property or rental arrangement. Social Security recipients may be asked for an award letter. For child support, alimony, or another regular non-employment income source, be prepared to show both the amount and that the income is expected to continue if the lender is counting it. A court order and payment records are examples of evidence CFPB identifies for child support or alimony.
Whether a source is included in the lender’s calculation is different from whether you receive it. Ask which income the lender plans to use and what documentation it needs to verify that income.
Asset statements and down-payment records
Gather statements for the accounts that show funds available for the transaction or other assets relevant to your application. Depending on your situation, that can include checking and savings accounts, investments, retirement accounts, certificates of deposit, bonds, or a business account. CFPB’s application-packet guidance calls for the two most recent bank statements and describes account statements showing at least two months of ownership history. Treat those as common preparation guidance, not a rule that every lender or loan program applies in exactly the same way.

If someone is giving you money for the purchase
If your down payment includes a gift, ask the lender whether the loan program permits the funds and what documentation it requires. The lender may ask for a signed gift statement or letter. Requirements can depend on the loan, so confirm the acceptable source and paperwork before relying on gift funds as part of your available down payment.
Identity, addresses, debts, and property records
Have photo identification and your Social Security number available for the application and credit-reporting process. If your current name differs from the name on financial or identity records, the lender may request documentation of the name change. You should also be ready to provide employment and residential address history; Fannie Mae’s checklist lists the previous two years.
Your lender will need information about your debts and financial obligations as part of reviewing the application. Keep accurate details about those obligations available, and respond if the lender asks for supporting records. Do not leave gaps in requested history: if a form asks for a period of addresses or employment, provide the information for that period or ask the loan officer how to document an unusual circumstance.
For a home purchase, the lender may request a ratified sales contract. Depending on the file, other conditional records can include proof of rent or a lease, divorce papers, bankruptcy documents, or a business license for a self-employed applicant. These are examples of records that may apply to particular circumstances, not documents every mortgage applicant needs.

VA loan applicants
Servicemembers, veterans, and surviving spouses considering a VA loan should obtain a Certificate of Eligibility. CFPB lists this as a document relevant to applicants in those groups. Ask the lender how it wants the certificate provided and whether any other records are needed for your specific VA application.

A Loan Estimate is an early disclosure of the estimated terms and costs for a covered mortgage, not a loan approval. Under the mortgage rules described by CFPB, a lender generally must provide a Loan Estimate after receiving six pieces of information: your name, income, Social Security number for credit reporting, the property address, an estimate of the property’s value, and the desired loan amount.
Supporting paperwork such as a W-2 or pay stub is not a condition for receiving that Loan Estimate. CFPB states that “a lender or mortgage broker cannot require you to provide any documents as a condition for giving you a Loan Estimate.” A lender may request documents later if you choose to proceed, so it can verify details you reported. Information that is verified may affect the estimate.
Do these 3 things before closing this tab:
1Clear out junk files and repair common Windows errors2Fix the driver behind crashes, sound loss and screen glitches3Repair Windows errors before they cause bigger problemsThese statements concern the covered mortgage disclosure process. Reverse mortgages and home equity lines of credit (HELOCs), among certain products, do not use the same Loan Estimate and Closing Disclosure process. If you are shopping for a covered mortgage, CFPB recommends requesting Loan Estimates from multiple lenders so you can compare offers, while also asking each lender what it will need to verify your application.

Prepare and submit a complete document packet
Before sending anything, ask your loan officer for the lender’s current checklist and exact submission instructions. A lender may use secure online document collection or another method. If it offers automated collection of account information, ask how access works and whether you can choose whether to use it.
- Sort records by category. Separate income, assets, identity and history, and property or special-circumstance records. This makes it easier to identify what you have and what the lender has requested.
- Check the requested date range. Pay stubs and account statements can become outdated as the application moves forward. Send refreshed documents when asked rather than relying on an earlier packet.
- Send complete copies. CFPB advises providing copies and keeping originals. Include every page of a multi-page statement or record, even pages marked intentionally blank.
- Use the lender’s requested channel. Follow instructions for where and how to submit documents, and confirm that the lender received them.
- Respond to follow-up requests promptly. Underwriting may surface a need for additional records, such as an explanation of a deposit or more evidence for irregular income. Ask what the request is meant to verify if it is unclear.
A scanner or camera can be used to make copies for a mortgage file, according to Fannie Mae’s Selling Guide; a dedicated scanner is not a stated requirement. Digital statements or a clear phone-camera image may work if the lender accepts that format and all pages are legible.
Common reasons the checklist grows
It is normal for the lender’s requests to change as it reviews your file. A request for more paperwork does not, by itself, mean the application has been denied; it may simply reflect a need to verify a detail or document a particular source of funds or income.

- Income is not limited to a regular paycheck: self-employment, commission, seasonal work, rental income, or benefits can require records beyond pay stubs and W-2s.
- Funds recently moved or arrived: transfers and large deposits may prompt a request for the source or supporting records.
- A circumstance requires specific evidence: a gift, name change, divorce, bankruptcy, or VA loan can lead to a tailored document request.
- Earlier records are no longer current: the lender may ask for updated pay stubs or account statements as the file progresses.
If you cannot provide a requested item, tell the loan officer rather than substituting a document without explanation. Ask what alternative evidence, if any, the lender can accept for your situation.
