A former market garden at 392 and 400 Wanneroo Road in Wangara was offered for sale in March 2025. PerthNow reported a 40,468-square-metre site across two titles, with 160 metres of Wanneroo Road frontage. The campaign sought offers before 9 April 2025; the report did not say whether the property sold.
What was offered for sale?
The property comprises land at 392 and 400 Wanneroo Road, Wangara, formerly used as a market garden. PerthNow described it as a 40,468-square-metre parcel spanning two titles, with 160 metres of frontage on Wanneroo Road. It sits opposite the Whitfords Avenue junction and beside Wanneroo Mazda, Wanneroo Mitsubishi and Grand Toyota.
The report called it a development site, but that description reflects its commercial positioning. It does not establish that a particular project had planning approval.
What uses were suggested?
Axia Corporate Property said the zoning allowed a range of potential uses, including a medical centre, consulting rooms, motor vehicle sales and bulky goods. PerthNow did not cite the relevant planning instrument or document an approval for any of these uses. They should therefore be read as possibilities presented by the selling agency, not as confirmed development rights.

What did the agency say about the location?
Axia director Wayne Mitsikas told PerthNow that more than 35,000 vehicles per day passed along Wanneroo Road. The article did not identify the source or date of an underlying traffic count, so the figure is an agency-attributed claim rather than an independently substantiated measurement in the report.
Axia director John Garland described the combination of cleared land, two titles, an established retail precinct and a major arterial-road location as rare in Perth. That is the selling agency’s assessment, not an independent comparison of available development sites.

Did the property sell, and what was the price?
PerthNow reported on 13 March 2025 that offers were sought before 9 April 2025. Its article gives neither a sale price nor a result for the campaign. The offer deadline is historical; the report does not establish the property’s current ownership or listing status.
For a current answer, readers would need to check later sale records or contact the relevant property or planning authorities. The March 2025 report alone cannot confirm a sale, an approved project, current planning controls or current traffic volumes.
