It depends on what “in demand” means. REIWA’s calendar-2025 search rankings show where renters searched most on reiwa.com; its weekly dashboard gives a separate, dated snapshot of rental activity. Fast leasing times add another measure of competition. These indicators point to different things, so compare them alongside rent, dwelling type and your own commute and budget.
Which Perth suburbs are most in demand to rent?
Perth City led REIWA’s 2025 rental-search ranking, with 331,250 searches where users specified a suburb on reiwa.com. Mandurah ranked second with 190,421, followed by East Perth with 186,862. These counts measure search attention, not applications or completed leases. REIWA’s 2025 search figures, republished by Mirage News, cover 1 January to 31 December 2025.

The weekly rent medians in this table are for the 12 months to December 2025, as at 7 January 2026. They are historical suburb medians, not current asking rents or a quote for a particular home. House and unit rents should be compared separately.
REIWA President Suzanne Brown attributed Perth City’s search popularity to location, walkability and proximity to work, transport and everyday amenities. That is REIWA’s reported explanation for searches, not a measured finding about every renter.

Which suburbs appeared in REIWA’s latest weekly rental snapshot?
In the dashboard snapshot for the week ending 4 October 2026, REIWA’s top rental-suburb list included Perth, Yanchep, Scarborough and Butler north of the river, and Baldivis, Rockingham, Rivervale and Wellard south of it. This is a dated weekly list, not an annual popularity ranking; it answers a different question from the 2025 search table. REIWA’s Perth market insights dashboard was updated on 8 October 2026.
Across Perth Metro, 454 properties were rented in the week ending 4 October 2026, compared with 632 four weeks earlier and 563 in the same week a year earlier. There were 1,972 properties available for rent that week—1,339 houses and 631 units—versus 2,023 four weeks earlier and 2,180 a year earlier. These are metro-wide weekly counts, not suburb-level vacancy rates or measures of how many people applied for each listing.

Where are rentals leasing fastest in Perth?
Lease duration is a more direct indicator of how quickly homes are being taken up than search popularity, although it still does not tell you how many applicants competed for an individual property. REIWA’s 2025–26 report says Perth properties leased in just over two weeks for most of the financial year. Among suburbs that met the report’s minimum sample of 28 relevant leases, Cockburn Central had the fastest median house leasing time at 10 days, while Shenton Park had the fastest median unit leasing time at nine days. REIWA’s 2025–26 rental performance report distinguishes results by dwelling type.
Which Perth suburbs have the cheapest rent?
In REIWA’s 2025 top-search table, Geraldton had the lowest listed median for both houses ($500 a week) and units ($405 a week). Among the other suburbs in that table, Mandurah had the lowest house median at $550, while Baldivis had the lowest unit median at $495. These comparisons use the same historical period—12 months to December 2025—and do not establish what is available at those prices today.

For broader context, the Perth Metro median weekly house rent was $750 at the end of financial year 2025–26, up 9.5% from the end of 2024–25. The median unit rent reached $700, up 7.7% over that financial year. REIWA reported these figures on 13 July 2026; they are metro medians, not suburb-level rents.
Rent growth alone is not a reliable affordability or demand test. For example, Dalkeith’s median house rent rose 27.8% in 2025–26 to $1,725 per week, while Applecross’s median unit rent rose 25.0% year on year to $875. A fast increase can occur at a high rent level.

REIWA reported a Perth rental vacancy rate of 1.9% in August 2026, compared with 2.2% in August 2025. The institute says 2.5%–3.5% typically represents a balanced market. Its vacancy figures are based on a survey of member rent rolls, depend on the accuracy of survey responses and take two to three weeks after month-end to finalise. REIWA’s rental vacancy rates page provides the displayed rate and methodology.
Vacancy and advertised availability are not interchangeable. Vacancy is a survey-derived rate; the dashboard’s 1,972 available properties is a count of listings for a particular week. Neither metro measure says how easy it is to secure a rental in a specific suburb or price bracket.

How to shortlist suburbs for your rental search
- Choose a like-for-like home first. Decide whether you need a house or unit, and set a realistic weekly budget before comparing suburb medians.
- Use search rankings to identify attention. The 2025 REIWA counts show where users searched, but not application numbers or lease outcomes.
- Check dated rental activity. Use the weekly dashboard as a short-term snapshot, and note its week-ending date rather than treating the suburb list as a permanent ranking.
- Compare leasing speed by dwelling type. Treat REIWA’s fastest-leasing results as a historical indicator for suburbs with at least 28 relevant leases in 2025–26, not a guarantee about a particular listing.
- Check what matters to your life. Consider commute, public transport, dwelling size, walkability, amenities and lifestyle as well as rent. A suburb attracting many searches may not fit your budget or routine.
REIWA’s annual suburb yield rankings are for investors, not renters: yield does not measure tenant demand or affordability, and suburb-level yield does not describe an individual property.
