A daily 30-year fixed-rate tracker reported by Mortgage News Daily reached 7.49% on September 25, 2026, a level described at the time as the highest in nearly three years. That is a dated reading from one tracker—not the current rate or a quote for an individual borrower. Freddie Mac’s separate weekly 30-year average was 7.28% for the week ending October 1, the latest observation in its archive as of October 7.
What the 7.49% figure means
The 7.49% figure is a daily 30-year fixed mortgage-rate reading attributed to Mortgage News Daily for September 25, 2026. The Epoch Times reported the figure and described it as the highest in nearly three years: The Epoch Times’ September 25 report.
It is a market-tracker observation, not a personalized loan offer. A lender’s quote can differ based on a borrower’s credit, down payment, loan type, points, location, and other terms. The cited report attributes the reading to Mortgage News Daily; the Freddie Mac weekly series does not independently verify that daily figure.
How Freddie Mac’s weekly figures compare
Freddie Mac’s Primary Mortgage Market Survey (PMMS) reports a weekly average based on lender applications submitted to Freddie Mac. Its figures are not interchangeable with a daily tracker. The archive shows the 30-year fixed average rising through September and into October:

Freddie Mac’s 7.03% weekly average for the week ending September 24 is a separate measurement from the Mortgage News Daily 7.49% daily reading dated September 25. The dates are close, but the providers and collection methods differ. The Freddie Mac PMMS archive lists the weekly observations; the FRED series for Freddie Mac mortgage rates identifies the series as weekly, ending Thursday, and not seasonally adjusted.
The 15-year figure is a different measure
Freddie Mac’s weekly 15-year fixed average was 6.42% for the week ending September 24, 2026, and 6.60% for the week ending October 1, 2026. These are 15-year rates, so they should not be read as changes in the 30-year series.

Why the two rate measures can differ
A daily tracker and a weekly survey can produce different readings without either being an error. Mortgage News Daily’s cited value is a daily tracker observation; Freddie Mac’s PMMS is a weekly measure based on applications submitted to Freddie Mac by lenders across the country. Freddie Mac says it changed the PMMS methodology on November 17, 2022. The frequency and collection method matter when comparing values, even when the dates are only a day apart.

Higher mortgage rates generally mean a larger monthly principal-and-interest payment for the same loan amount and term. The exact payment depends on the rate and loan details; the market averages above do not determine what a particular borrower will be offered. Anyone evaluating a purchase or refinance should compare current lender quotes with the same loan amount, term, points, and other costs rather than treating a headline rate as an available offer.

The cited secondary report discusses Treasury yields, inflation concerns, and strong economic conditions as explanations for the broader rise. Those are reported explanations, not proof that any single factor caused the September 25 reading; the available figures do not quantify how much each factor contributed.

How to read mortgage-rate headlines
- Check the provider and whether the number is a daily tracker or weekly survey average.
- Check the observation date; the September 25, 2026 daily reading is not a current October 7 quote.
- Confirm the loan term. A 15-year fixed rate is not comparable to a 30-year fixed rate without stating the difference.
- Use a lender’s personalized quote for a borrowing decision, and compare like-for-like loan terms and costs.
