U.S. mortgage rates climbed in early October 2026 while refinance applications declined. Freddie Mac’s weekly survey put the average 30-year fixed rate at 7.28% on October 1; the Associated Press reported it reached 7.40% on October 8. Separately, the Mortgage Bankers Association (MBA) said its Refinance Index fell 8% for the week ending October 2 and was 56% lower than a year earlier. These figures track different things: rate surveys are benchmarks, while application indexes measure activity—not the number of homeowners refinancing.

What are current U.S. mortgage rates?

The latest dated figures in the available October 2026 reporting show a continued rise, but the reported rate depends on the survey and loan assumptions. Freddie Mac’s Primary Mortgage Market Survey (PMMS) reported a 30-year fixed average of 7.28% on October 1, 2026, up from 7.03% the previous week and 6.34% a year earlier. Its 15-year fixed average was 6.60%, up from 6.42% the previous week and 5.55% a year earlier. The Associated Press reported Freddie Mac’s 30-year weekly average at 7.40% on October 8, the seventh consecutive weekly increase and the highest since November 16, 2023. Freddie Mac’s PMMS is a national benchmark, not a rate offer for a particular borrower.

For the week ending October 2, MBA reported a 7.49% average contract rate for 30-year fixed conforming loans in its application survey. That figure came with an average of 0.84 points for loans at 80% loan-to-value (LTV), up from 0.75 points the prior week. It is not directly interchangeable with Freddie Mac’s PMMS average: the surveys have different methods and loan assumptions.

Measure Reported figure What it represents
Freddie Mac PMMS, October 1, 2026 30-year fixed: 7.28%; 15-year fixed: 6.60% National benchmark focused on conventional, conforming, fully amortizing home-purchase loans, assuming 20% down and excellent credit.
Freddie Mac figure reported by AP, October 8, 2026 30-year fixed: 7.40% Weekly average reported by AP; seventh consecutive weekly increase.
MBA survey, week ending October 2, 2026 30-year fixed conforming contract rate: 7.49%; 0.84 points for 80% LTV loans Average contract rate for applications in MBA’s survey, with the stated points and LTV assumptions.

A national average cannot tell you the rate or costs you would receive. Actual offers depend on factors such as the borrower, loan amount, property, LTV, points, and loan type. When comparing quoted rates, make sure the term, fixed or adjustable structure, conforming or jumbo status, borrower assumptions, and points are aligned.

How much did refinance demand fall?

MBA’s October 7 release reported that its Refinance Index fell 8% week over week for the week ending October 2 and was 56% below its level for the same week a year earlier. Refinances made up 37.0% of total mortgage application activity, down from 38.3% the prior week. MBA also reported that the overall Market Composite Index fell 4.2% seasonally adjusted week over week and the Purchase Index fell 2%.

Those percentages describe changes in MBA survey indexes and the share of applications represented by refinances. They are not counts of all applications nationwide or the percentage of U.S. homeowners who refinanced. MBA said refinance activity had fallen to its lowest level since 2025 and to less than half the pace of the previous year.

Fannie Mae’s application indexes pointed in the same direction for the week ending October 2: its total Refinance Application-Level Index (RALI) was down 56.9% year over year, and its rate-term RALI was down 80%. Fannie Mae’s RALI page explains that its indexes use application data from Desktop Underwriter and report percentage changes in activity, not raw application counts. They are an additional indicator, not a directly comparable count to MBA’s survey.

Why are mortgage rates rising while refinancing falls?

Borrowing costs have moved higher

The Associated Press reported that rates had risen amid higher bond-market volatility and inflation concerns, including worries about rising oil prices. Mortgage pricing is influenced by inflation expectations, Federal Reserve policy, and bond investors’ expectations; mortgage rates generally follow the trajectory of the 10-year Treasury yield. These factors provide context, not proof that any single event caused the increase.

Higher rates can reduce the appeal of replacing an existing loan

When rates rise, a homeowner with an existing mortgage at a lower rate may have less reason to replace it with a new loan. MBA said rates were roughly a percentage point higher than a year earlier, alongside the sharp drop in refinance applications. That broad pattern does not determine whether refinancing makes sense for an individual: the existing loan, offered rate, closing costs, time expected to stay in the home, and new loan terms all matter.

How to compare refinance offers

If you are considering a refinance, compare offers on the same assumptions rather than relying on a national average. Look at the APR and total closing costs as well as the interest rate, because points and fees affect the cost of borrowing. Then compare the new monthly payment with the remaining term on your current loan and estimate how long it would take for savings to offset the costs. For a cash-out refinance, include the amount taken out and the effect of borrowing more. The relevant break-even period depends on your actual offer and how long you expect to keep the loan.

Sam Khater, Freddie Mac’s chief economist, said in the October 1, 2026 release: “With mortgage rates on their current trajectory, the housing market continues to be supported by favorable economic conditions.”
