Tipton & Coseley Building Society has added a second tier to its Credit Plus mortgage range, widening the reported criteria to include applicants with more complex credit histories. The expansion covers events such as arrears, late payments, county court judgments (CCJs), debt management plans (DMPs) and defaults—but none guarantees acceptance. Each application is assessed individually.
What the second tier changes
A trade report published by The Intermediary on 11 September 2026 says Tipton added the tier to extend the range to borrowers with more complex credit histories, including arrears, late payments, CCJs, DMPs and defaults. Credit Plus is intended for applicants whose credit profiles fall outside Tipton’s standard product terms.
The launch report describes the types of credit events the expanded range may consider; it does not set out an automatic route to approval for anyone with one of them. Tipton says a dedicated team underwrites applications individually. Andy Millard, the society’s head of mortgage distribution, told The Intermediary: “At the Tipton, we manually underwrite each case and take a bigger picture approach to our lending.”
Which Credit Plus products are listed?
Tipton’s intermediary pages list Credit Plus products for both home purchases and remortgages. The purchase examples below were listed on 4 October 2026; rates and terms are subject to change, and Tipton warns that products may be withdrawn.

At 80% LTV, Tipton’s purchase listing checked on 4 October 2026 showed these initial rates and fees for two-year products. This is a like-for-like comparison of the listed examples, not a recommendation or quote for a particular borrower.

APRC and eligibility should be checked against the live listing, alongside the fees and charges for the specific product. The figures above do not establish which tier an individual borrower would qualify for.
Credit Plus remortgages
Tipton’s intermediary remortgage listing also includes Tier 1 and Tier 2 fixed and discount options. The Tier 2 two-year fixed remortgage entry was shown at 6.59% until 30 September 2028, with a £99 booking fee, on 4 October 2026. Can you get a mortgage with arrears, a CCJ, a DMP or a default?
Tipton’s expanded Credit Plus range may be relevant if your credit file includes one of these events, but the announcement is not a guarantee of eligibility. The lender’s individual underwriting decision still applies; a credit event alone does not establish whether an application will be accepted or on what terms.
For an initial assessment, speak with a mortgage adviser or intermediary who can consider your circumstances and the lender’s current criteria. Credit Plus products are listed through Tipton’s intermediary channel; verify any adviser’s authorisation and the basis of any referral independently.

What to compare before choosing a product
Do not judge a mortgage by its headline initial rate alone. Compare the product terms and your circumstances together:
- Rate type: a discount rate moves in line with Tipton’s standard variable rate, while a fixed rate stays unchanged for the stated fixed period.
- Rate end date: check when the initial rate ends and what rate applies afterwards.
- Fees: include both booking and arrangement fees when comparing the total cost.
- APRC: use it as a broader cost indicator, while checking the personalised illustration for the offer available to you.
- Loan-to-value: check the maximum LTV and whether it fits the deposit or equity available.
- Early repayment charges: understand when they apply and what they could mean if you repay or switch early.
- Eligibility and underwriting: confirm the lender’s current criteria for your application rather than assuming a listed tier makes approval certain.
