The clearest recent comparison is of shopping-district rents: Savills’ 2025 report puts New York’s Fifth Avenue first among overall retail destinations, while Madison Avenue ranks second among destinations focused predominantly on luxury brands. Neither ranking measures store price tags.
What does “most expensive store” mean?
A store can be called expensive for at least three different reasons. A retailer may sell high-priced merchandise, a branch may sit on a costly retail corridor, or its parent company may generate enormous sales. Each answers a different question, so the rankings should not be combined.

- Merchandise prices: what shoppers pay for comparable goods at particular stores. A defensible ranking would require a current, consistent basket of products and a clear policy on discounts.
- Retail-property rents: what businesses pay to occupy prime space on a shopping street. This measures real-estate cost, not the price of goods inside.
- Retailer sales: the company’s annual retail revenue. This measures business scale, not whether its products are expensive.
The available sources do not establish a current nationwide merchandise-price ranking by store or branch. The examples below therefore describe luxury positioning and retail-district rents without presenting either as proof of the highest consumer prices.
U.S. shopping districts with the highest prime rents
Savills’ 2025 global retail report compares prime headline rents as of Q4 2024. In its broad measure, which includes destinations with both luxury and mass-market retail, New York’s Fifth Avenue was the world’s most expensive retail destination at €26,000 per square metre per year. This is a property-rent figure, not a merchandise-price figure.

In the report’s separate comparison of destinations predominantly occupied by luxury brands, New York’s Madison Avenue ranked second globally, at an indicative prime rent of €15,559 per square metre per year. Hong Kong’s Tsim Sha Tsui ranked ahead of it. Because the two New York figures belong to different destination categories, they should not be read as a like-for-like ranking of store prices.

Savills also reported average prime-rent growth of 24% across Madison Avenue and Fifth Avenue during 2024, while noting that Fifth Avenue rents had not fully recovered to 2019 levels. Which retailers are associated with luxury merchandise?
Luxury-positioned department stores are useful examples, but brand identity is not a measured price ranking. Exemplar Luxury Group, formerly Saks Global, lists Neiman Marcus, Saks Fifth Avenue, and Bergdorf Goodman in its portfolio. The group describes Bergdorf Goodman as a New York landmark at Fifth Avenue and 57th Street. Those are corporate descriptions, not independent evidence that one retailer—or any particular branch—has the country’s highest prices. Exemplar Luxury Group.
A historical Equal Employment Opportunity Commission analysis offers another kind of evidence: a price-point classification based on the designer presence in sampled stores. Its top-quartile examples included Saks Fifth Avenue at 611 Fifth Avenue in New York, Neiman Marcus at 9700 Wilshire Boulevard in Los Angeles, and Bloomingdale’s at 1000 Third Avenue in New York. The report analyzed 2,391 sales establishments representing 332,667 sales workers, using historical underlying data; it was published in 2005.

The EEOC described its price-point categories as reasonable but imperfect. Its examples show how a particular historical study grouped designer stores; they are not a current national ranking of consumer prices, and the report does not establish that those named branches remain open. Other prominent U.S. luxury retail corridors
New York’s Fifth and Madison Avenues and Los Angeles’s Rodeo Drive are prominent luxury retail corridors in commercial real-estate coverage. Cushman & Wakefield discusses luxury investment and constrained availability in New York and Los Angeles, including Fifth Avenue flagships and Rodeo Drive stores and projects. These examples establish the corridors’ role in luxury retail; they do not show that every store there charges more than stores elsewhere.

Cushman & Wakefield’s page reports 13–15% availability on Fifth and Madison Avenues after availability had halved over five years, but the page’s publication date is not stated. The National Retail Federation’s 2026 Top 100 ranks retailers by 2025 U.S. retail sales, compiled with Kantar. Walmart recorded $579.99 billion in U.S. retail sales for 2025, illustrating the scale this list measures—not luxury pricing. A high sales total can reflect a retailer’s size and reach; it does not tell shoppers whether its products have high prices. NRF Top 100 Retailers 2026.

How to compare store prices fairly
To answer the literal merchandise-price question, compare the same products across named stores and locations rather than relying on a district’s reputation. A credible comparison would need to specify:
- which product categories and items are included, and how products are matched across retailers;
- the branches or online storefronts being compared and their geography;
- the date prices were recorded and whether the comparison uses regular prices, sale prices, or both; and
- how unavailable items, different sizes, and retailer-specific product lines are handled.
Without a documented, comparable basket like this, a list of “most expensive stores” by merchandise price would imply a certainty the available evidence does not support. Rent rankings, luxury branding, historical store classifications, and sales rankings can provide context, but none substitutes for current price observations.
