Hudson Yards had the highest median residential sale price among the New York City neighborhoods in PropertyShark’s Q2 2026 ranking: $6.56 million for sales closed from April 1 through June 30. The ranking covers Brooklyn, Manhattan, Queens and the Bronx, but excludes Staten Island. It measures closed sale prices—not asking prices or rents.

The 10 most expensive NYC neighborhoods

PropertyShark ranked neighborhoods by the median price of qualifying residential sales closed in Q2 2026. The figures below are rounded as reported.

Manhattan accounts for seven of the ten neighborhoods; Brooklyn accounts for three. Every neighborhood on the list had a median above $1.8 million. Hudson Yards was a notable outlier: its median was $2.88 million higher than TriBeCa’s, the runner-up.

What the ranking measures—and what it leaves out

PropertyShark calculated these medians using closed sales recorded in ACRIS from April 1 to June 30, 2026. The report includes single-family homes, condominiums and co-ops, excludes package deals, and rounds medians to the nearest $1,000. A neighborhood needed at least five qualifying sales during the quarter to appear.

The geography is not all five boroughs: PropertyShark’s report defines NYC as Brooklyn, Manhattan, Queens and the Bronx, excluding Staten Island. Across the included city area, the Q2 median sale price was $825,000, based on 7,070 sales of single-family homes, condos and co-ops.

Why a quarterly median can move sharply

A median describes the homes that sold in a particular period; it is not a like-for-like measure of the same properties over time. Transaction volume and the types of homes sold can therefore affect a neighborhood’s result. Hudson Yards topped this quarter’s ranking on six transactions, only one above the five-sale eligibility minimum.

Carroll Gardens illustrates the effect of sale mix: its Q2 2026 transactions included two houses that sold for $7 million and $7.5 million, and the balance of houses and co-ops differed from the year-earlier mix. Malba, which ranked fifth in Q1 2026, did not qualify for the Q2 top ranking because it had only two sales. A neighborhood’s absence from this list does not necessarily mean its homes became less expensive; it may simply have had too few qualifying transactions.

How the Q2 list differs from annual rankings

PropertyShark’s 2025 full-year ranking put Hudson Yards first, SoHo second and TriBeCa third, followed by NoHo at $3.31 million and Central Park South at $2.93 million. For 2025, the annual medians were $5.58 million for Hudson Yards, $3.73 million for SoHo and $3.70 million for TriBeCa. The Q2 2026 order shifts TriBeCa ahead of SoHo, with Carroll Gardens and Central Midtown in the top five. These periods contain different sales, so the rankings alone do not establish that one neighborhood’s prices rose or fell relative to another’s.

Price measures should not be blended, either. PropertyShark’s figures are medians of closed sale prices. StreetEasy’s 2025 year-in-review reports asking prices and rents as separate measures; those figures answer different questions and cannot be substituted into this closed-sale ranking.
