The reported statistic comes from a 2024 survey of larger farm operators, not a survey of all landowners or a record of completed leases.
What the $1,000-an-acre figure actually means
A March 6, 2024 Successful Farming report on Purdue’s Ag Economy Barometer said 56% of respondents had been offered more than $1,000 per acre in recent solar-development discussions. The report also described more than half as having been offered at least $1,000. Those wordings are not identical: the 56% figure is for offers above $1,000, while “at least $1,000” includes offers at exactly $1,000.
The figure measures reported offers, not signed lease rents. Purdue did not state how many respondents in that latest survey had signed leases. Agricultural economists Jim Mintert and Michael Langemeier, who oversee the Barometer, observed: “Payment rates offered varied widely, but it was notable that over half of respondents were offered a lease rate of $1,000 an acre or more.”
Who was surveyed—and when
The Barometer questioned farm operators whose annual farm production was worth at least $500,000. The survey was conducted February 12–16, and the report gave a margin of error of plus or minus five percentage points. It does not represent every U.S. landowner, farm, or parcel, and the 2024 result should not be read as a 2026 market quote.

How the result compares with 2021
In Purdue’s June 2021 question, 27% reported offers above $1,000 per acre, 32% reported offers below $500, and 22% reported offers from $500 to $750, according to the same Successful Farming report. At the end of those earlier discussions, fewer than one-third had signed leases. These are historical offer responses, not a current price index or evidence of what a typical lease pays.
Is $1,000 an acre a good solar lease offer?
You cannot judge an offer by the headline rent alone. A parcel’s suitability and a project’s design affect what a developer may offer. UW–Madison Division of Extension says developers tend to prefer level sites without obstructions and land near roads and electrical transmission facilities, including substations. Its guidance is Wisconsin-focused, not a national valuation schedule.

The payment also needs a clear definition. “Per acre” could refer to all acreage covered by an agreement, the area actually developed, or another contract-defined area. And an offer may describe payment in an operating phase rather than what is paid while the developer is evaluating the site or building the project. The agreement—not the shorthand in a conversation—determines what is owed and when.
UW–Madison Extension cautions that a solar lease is a complex legal agreement and says, “The first offer received may not be the best.” That is a reason to compare complete written terms, not a promise that another offer will be higher.

What to compare across offers
Put each proposal’s payment and obligations side by side. Ask the developer to define each figure in writing and identify the agreement section that controls it.

| End-of-project duties | Construction restoration, decommissioning, site reclamation, and what financial security backs those obligations. |
These are review questions, not assurances that every lease contains a particular protection. Check the actual wording and applicable local rules. A high operating rent may not compensate for unfavorable payment timing, broad development rights, or weak restoration terms.

Local review before signing
Solar leases can affect taxes, farmland-preservation programs, land use, and local compliance, in addition to rent. UW–Madison Extension’s Wisconsin resources flag those issues and include a conversation guide for documenting discussions and preparing a term sheet for an attorney. The Extension says its materials are informational, not legal advice.
For Pennsylvania landowners, the Pennsylvania Department of Environmental Protection’s solar landowner resources advise checking local ordinances and consulting an in-state attorney or legal professional to review a proposed lease. Its materials address development, letters of intent, option agreements, leases, purchase agreements, and farmland-preservation considerations. That guidance is specific to Pennsylvania; rules and tax consequences vary by location.

Have a qualified attorney familiar with the relevant state review the complete agreement before signing. Ask local officials or other appropriate professionals about county and municipal requirements and tax or preservation implications. Do not assume a verbal summary, term sheet, or headline rent captures the binding terms.
