Re:

Should You Sell Your Florida Home Now or Wait for Mortgage Rates to Fall?

Florida’s latest statewide data and recent rate figures cannot predict your home’s result. Compare local comps, net proceeds, carrying costs, and next-home financing before deciding whether to sell or wait.

There is no reliable statewide rule that says Florida homeowners should sell now or wait for mortgage rates to fall. The decision turns on what comparable homes are doing in your area, how much it costs you to keep the property, what you can afford next, and whether your plans allow you to wait. The latest Florida statewide data available here is for August 2026—not a live valuation of any particular home—and mortgage-rate forecasts are not guarantees.

What Florida’s latest housing data says—and what it does not

Florida Realtors’ August 2026 report showed a statewide median sale price of $415,000 for existing single-family homes, up 1.2% from a year earlier. Closed single-family sales were down about 1.5% year over year, while single-family inventory was down 13%. The same release reported 4.3 months of supply for existing single-family homes. These figures describe different parts of the market: prices edged up even as sales eased and available single-family inventory tightened. Florida Realtors’ August summary and its statewide market report provide the underlying context.

Condo-townhouse conditions were different. Their August median sale price was $298,000, up 2.8% year over year, and supply was 7.7 months. Inventory in that category fell 11.5% from a year earlier, but its supply measure was still materially higher than the single-family figure. A statewide condo-townhouse number cannot tell you how buyers are responding to a specific building, association, assessment, or neighborhood.

These are statewide statistics, not an appraisal, a forecast, or a promise of what your home will sell for. Florida’s metro areas and property types can move differently. Use sales and listings that resemble your home in location, property type, size, condition, and price range rather than applying the statewide median to your address.

Why a monthly report may lag your decision

Florida Realtors notes that closed sales may occur 30 to 90 days or more after a contract is written. A home closing in August may therefore reflect a buyer and seller agreement made weeks or months earlier. For a decision you are making now, review recent pending contracts and active competition as well as closed sales; do not treat the latest closed-sales month as a real-time snapshot. The next statewide report was announced for October 16, 2026, after the August data available in this article.

Mortgage rates are a factor, not a timetable

The latest rate figure cited here is Freddie Mac’s national weekly average for a 30-year fixed mortgage: 6.95%, compared with 6.76% the prior week and 6.26% a year earlier. The Associated Press reported the figures. This is a national average, not a quote for your borrower profile, loan type, or lender, and it does not say whether rates will fall or when. See the Associated Press rate report.

Waiting for a lower rate may bring more buyers into the market, but it can also change competition and prices; neither effect is certain for your specific home. National Association of Realtors deputy chief economist Jessica Lautz estimated that a decline from 7% to 6% could bring more than 6,000 additional buyers per month to the Orlando market. That is an economist’s estimate for one market under a stated rate change, not a prediction that rates will reach 6% or that your property will receive a particular offer.

Forecasts are projections, not observed Florida results

Forecasts available before 2026 differed in scope and assumptions. Florida Realtors’ December 2025 outlook expected rates near 6%, a more balanced state market, and modest price appreciation; Chief Economist Brad O’Connor said statewide prices were likely to be broadly flat, with potential softness where inventory was abundant. He also tied stronger sales growth to rates falling and staying lower. Those projections preceded the August 2026 data, and the rate expectation is not a current mortgage quote. Florida Realtors’ 2026 outlook lays out that forecast.

Realtor.com’s national 2026 forecast projected active listings to grow 8.9% year over year, average supply of 4.6 months, nominal home-price growth of 2.2%, and the typical-home mortgage payment share to fall to 29.3% of median income. These are national model projections, not Florida outcomes. Its separate forecast for Florida’s eight largest metro areas projected an average 1.9% decline in median sale prices in 2026 and anticipated divergent results among metros; it identified condo weakness as a major source of Florida price softness. That projection is not interchangeable with the observed August statewide single-family data, which showed a modest year-over-year gain. Geography, timing, and property mix differ. Realtor.com’s national forecast and Florida metro forecast explain their respective scopes.

Compare selling now with waiting on your own numbers

Build the decision around the money you would keep and spend in each scenario. A local real-estate professional can help assemble comparable sales and listing data; for financing, ask a lender for estimates based on rates and terms actually offered to you. The aim is not to predict the market perfectly, but to learn what each choice would mean if you sell now or carry the home longer.

Decision factor Sell now Wait
Likely sale proceeds Estimate from recent comparable closings and current competing listings, then subtract selling costs and any loan payoff. Use a range of plausible future sale prices rather than assuming either a rate-driven rebound or a decline.
Time and competition Review active and pending homes, days on market, and recent price reductions for similar properties. Account for the possibility that local inventory and buyer demand change while you wait.
Cost of carrying the home Stop paying ongoing home costs after the sale closes, subject to your move and next housing costs. Include mortgage payments, property taxes, insurance, utilities, maintenance, HOA dues, and any assessments for each month of delay.
Next-home financing Compare the payment and cash needed for your next home using loan terms currently available to you. Do not budget on a lower future rate until you have an actual offer; consider whether you can manage the payment if rates remain near current levels.
Personal schedule May fit a required relocation, retirement, job change, or family move. May fit a flexible timeline if you need time to prepare the home or understand next-home financing.

Estimate your net proceeds

Start with a realistic sale-price range based on comparable properties, not the county or statewide median alone. Then subtract your mortgage payoff and expected sale expenses to estimate cash available. Ask relevant professionals about taxes and transaction costs for your circumstances; the statewide market figures above do not calculate them. Compare that net amount with what you need for the next home, moving expenses, and any reserve you want to retain.

Calculate the cost of waiting

Add the costs you will incur while you own the home: mortgage, taxes, insurance, utilities, routine upkeep, repairs, and HOA charges or assessments where applicable. Multiply the monthly total by the number of months you might wait, and allow for costs that are irregular rather than monthly. There is no statewide figure that can substitute for your actual bills, and insurance and association costs can materially affect an individual owner’s decision.

Next, ask what would need to improve for waiting to pay off. A higher future sale price or lower rate may help, but neither is established in advance. Compare that possible benefit with the known cost of carrying the property and the risk that local conditions change.

When listing sooner may make sense

  • Your move is already required by work, retirement, family needs, or another fixed deadline.
  • Recent local comparable sales and current competition support a net-proceeds figure that meets your needs.
  • The ongoing cost of owning the home makes delay unattractive, or you cannot comfortably carry it while waiting.
  • You have a workable plan for your next home using financing available now, rather than a hoped-for rate change.

These are reasons to examine a near-term sale, not proof that selling immediately will maximize the price. A well-priced property can still take time to sell, and the relevant evidence is local to your property type and market.

When waiting may make sense

  • Your schedule is flexible and the home’s carrying costs are manageable.
  • Repairs, decluttering, or other preparation could materially improve how the property presents to likely buyers, and you have a realistic budget and timeline for the work.
  • You need time to understand next-home financing, decide where to move, or build the cash reserve required for the transition.
  • Local evidence suggests your property would face difficult competition now, and you can tolerate the possibility that conditions may not improve.

Waiting is not automatically profitable just because mortgage rates might fall. You continue to pay ownership costs, and a rate decline could draw in more buyers while also changing the supply of competing homes. Treat the decision as a trade-off between flexibility and carrying cost, not as a guaranteed market-timing strategy.

A practical local-data checklist

  1. Define the comparison set. Separate single-family homes from condos and townhouses, then focus on homes similar in location, size, condition, and price band.
  2. Review recent closed sales and pending contracts. Look at sale prices and contract timing, keeping in mind that closings can lag contracts by 30 to 90 days or more.
  3. Check active competition. Compare asking prices, days on market, and price reductions for homes buyers could choose instead of yours.
  4. Request a realistic pricing range. Ask a local agent to explain which comparable properties support the range and how condition or association factors affect it. Florida Realtors president Chuck Bonfiglio Jr. has emphasized that pricing, timing, preparation, and local market knowledge matter to buyers and sellers.
  5. Get your actual cost and financing inputs. Gather mortgage payoff information, ownership bills, expected sale costs, and lender estimates for the next home at currently available terms.
  6. Run both timelines. Compare estimated net proceeds and total carrying costs if you sell on your likely schedule versus after a defined wait, such as a few months. Vary the possible sale price rather than assuming one outcome.
  7. Set a decision point. If you wait, decide when you will reassess local listings, costs, and financing. Do not leave the choice open-ended while the carrying expenses continue.

Bottom line for Florida homeowners

August 2026 statewide data showed modest year-over-year appreciation for existing single-family homes alongside slightly lower closed sales and tighter single-family inventory, while condo-townhouse supply remained higher. That combination does not determine what your home will sell for or whether waiting will help. Mortgage rates had recently risen, and available forecasts differed by geography and property type. Decide using local comparable evidence, your net proceeds, the monthly cost of keeping the home, your next-home financing at rates you can actually obtain, and the flexibility of your timeline—not a promise that rates will fall.

Frequently Asked Questions

Should I wait until mortgage rates fall before selling my Florida home?

Not automatically. Rates may fall, stay near current levels, or move higher, and no published forecast establishes when or whether they will decline. Compare your local expected net proceeds and carrying costs with the financing available for your next home now. Waiting is more practical when your timing is flexible and you can comfortably carry the property.

What is the latest Florida housing data in this article?

The latest statewide report available for this article covers August 2026. Existing single-family homes had a $415,000 median sale price, up 1.2% year over year, with 4.3 months of supply. Condo-townhouse homes had a $298,000 median and 7.7 months of supply. These statewide measures are not a valuation of an individual home.

Are Florida condo and single-family markets moving the same way?

Not necessarily. In August 2026, both statewide median prices were higher year over year, but condo-townhouse supply was 7.7 months compared with 4.3 months for single-family homes. Conditions also vary among buildings, associations, neighborhoods, and metro areas, so use comparable properties of the same type.

How should I estimate what my Florida home could sell for?

Review recent closed sales, pending contracts, active competing listings, days on market, and price reductions for similar homes in your location, condition, property type, and price range. Closed sales can lag contract dates by 30 to 90 days or more, so they should not be the only evidence you consider.

What costs should I include if I wait to sell?

Count mortgage payments, property taxes, insurance, utilities, maintenance and repairs, HOA dues, and any assessments for each month you keep the home. Include irregular costs as well as monthly bills, then compare the total with any plausible benefit from waiting.

Do the 2026 forecasts guarantee Florida prices or mortgage rates will move a certain way?

No. The cited forecasts were projections made before the August 2026 market data, and they varied by geography and property type. One national forecast and a separate Florida metro forecast do not describe every Florida home. They should be treated as conditional projections, not promises or an individual price estimate.

The Bottom Line

There is no source-backed statewide answer to sell now or wait. Compare local comparable sales and competition, likely net proceeds, the actual cost of carrying the home, next-home financing at rates available to you, and your personal timeline. August 2026 statewide figures and earlier forecasts can provide context, but neither predicts the outcome for your address.
