Should You Lease or Buy Farm Equipment? Compare Rates, Costs, and Cash Flow

Leasing may preserve working capital, but it is not automatically cheaper. Compare the full after-tax present value, ownership costs, contract terms, and actual financing offers for your farm.

Leasing farm equipment can make sense when preserving working capital, matching payments to a defined period of use, or avoiding ownership responsibilities is worth more to your operation than the lease’s full cost and restrictions. It is not automatically cheaper than buying. Compare actual lease and purchase offers for the same machine over the same time horizon, include taxes and end-of-term obligations, and calculate the present value of each option using assumptions that fit your farm.

Should I lease or buy farm equipment?

Start with the work the machine must do, not the payment advertised for it. Define the required machine and specifications, expected annual hours or acres, and how long you expect to use it. Then compare leasing, financing a purchase, buying with cash, and custom hire if it is available for the job.

Put every cash flow on a common timeline and compare the alternatives on an after-tax present-value basis. Include upfront payments, recurring payments, deposits and fees, tax effects, and any residual or buyout due at the end. Discount future cash flows using a farm-specific borrowing rate or opportunity cost of capital. Penn State Extension recommends comparing lease payments with the purchase price, evaluating income-tax effects, and then comparing present values in its lease-versus-purchase evaluation.

The discount rate matters: Penn State’s 2024 illustrative calculation shows that changing it can change which option appears less costly. The example’s result is not a recommendation for another farm, because prices, contract terms, tax effects, and financing assumptions differ.

Include the complete lease cost

A lease payment is only one part of the cost. Check the written agreement for the initial payment or deposit, recurring charges, fees, maintenance allocation, permitted hours or other use restrictions, end-of-term purchase option or fair-market-value obligation, deposit refund terms, and early-termination penalties. A low scheduled payment can be offset by obligations or restrictions elsewhere in the contract.

Include the complete ownership cost

For a purchase, account for depreciation, interest on debt or the opportunity cost of cash, repairs, taxes, and insurance. A cash purchase avoids loan interest but still ties up money that could fund operating needs or be invested elsewhere. Penn State Extension outlines these components in its guidance on ownership or custom-hire costs. Its machinery-cost guidance describes estimating depreciation as (cost less salvage value) divided by expected years of use, and estimating interest on investment using average value multiplied by the interest rate; these are calculation methods, not universal inputs.

When does leasing farm equipment make sense?

  • Working capital is especially valuable. A smaller upfront commitment may leave more cash available for seed, labor, repairs, debt service, or other operating needs. That liquidity benefit does not by itself mean the lease costs less overall.
  • Your use horizon is well defined. A lease may fit a period of need, provided the term, permitted use, and exit terms match the farm’s plans.
  • You value reduced ownership exposure. The allocation of maintenance and repair responsibilities depends on the agreement, so verify who bears each cost rather than assuming the lessor does.
  • Buying would require costly or unsuitable financing. Compare the actual rate, rate type, fees, eligibility, and term offered to your operation against the lease’s full cash flows.
  • The machine’s resale value or future needs are uncertain. Leasing may reduce some ownership decisions, but restrictions and end-of-term obligations can create different risks. Evaluate those terms alongside resale assumptions for a purchase.

Ownership may be more attractive when the equipment will be used for many years, the farm can manage repairs and downtime, and the expected resale value and financing make the purchase cost-effective. Penn State Extension notes that ownership can provide control and potential long-run cost advantages, while leasing can help preserve liquidity. Neither outcome is universal.

How do interest rates affect the comparison?

Use the rate and terms actually available to your farm. A loan rate changes the cost of a financed purchase; the discount rate used to compare future cash flows represents the farm’s cost of borrowing or the value of capital used elsewhere. These rates are related but need not be identical. A lease quote is not interchangeable with a loan rate.

For context, the USDA Farm Service Agency reported a 5.000% direct farm operating loan rate and a 5.875% direct farm ownership loan rate, both effective June 1, 2026, in its June 2026 loan-rate announcement. These are rates for specific FSA loan programs, not commercial equipment-loan quotes or equipment lease rates. Eligibility and permitted uses matter; FSA guaranteed-loan rates are set by commercial lenders. What does a lease-versus-buy calculation look like?

Penn State Extension’s 2024 article uses an illustrative skid-steer scenario: a $50,000 purchase price, lease payments of $10,500 per year for five years, and a $5,000 purchase option at lease end. Those are example assumptions—not current equipment prices, a market lease rate, or a quote. The article uses the scenario to demonstrate present-value analysis, and its comparison changes with the discount rate. Do not apply its outcome without using the assumptions and terms that match your own offer.

For a real comparison, get a machine-specific purchase quote and written lease terms for the same model or equivalent specification. Assign each payment, tax effect, maintenance cost, and expected resale or buyout value to the date it occurs. Compare the resulting after-tax present values over the same period, then consider cash-flow timing and operational constraints separately.

What should I check before signing or buying?

  1. Specify the job. Record the machine capability required, expected annual hours or acres, and the period you intend to keep or use it.
  2. Get comparable offers. Ask for a purchase price and financing offer, a complete written lease proposal, and a custom-hire estimate where available. Confirm that the machine specifications and comparison period match.
  3. Build dated cash flows. Include initial payments, deposits, recurring amounts, fees, taxes, maintenance and repair costs assigned to each party, resale proceeds, residuals, and buyouts.
  4. Calculate after-tax present value. Use a discount rate suited to your farm’s borrowing costs or opportunity cost of capital. Ask an accountant to assess tax treatment for your particular facts; tax effects vary among farms.
  5. Review operating and contract risks. Check permitted hours and uses, maintenance duties, downtime exposure, deposit refund rules, early-exit costs, and whether a purchase option or fair-market-value payment applies at lease end.
  6. Test the cash-flow fit. Consider whether the timing of payments leaves enough working capital for normal operations, not just whether the total appears attractive.

Equipment cost calculators and partial budgets can help organize the numbers, but use your own expected utilization and costs. Custom hire is another way to obtain capacity; the available guidance does not establish a universal utilization threshold at which owning becomes preferable.
