Usually, sell first if you need the sale proceeds for your next purchase or could not comfortably afford both homes at once. Buying first can work if a lender confirms you qualify while accounting for your current home, you can fund the purchase without money from an unclosed sale, and you have enough reserves to handle delays, repairs, or a lower-than-expected sale price. A home-sale contingency can protect you, but it may make your offer less appealing to a seller.
This is a U.S.-focused guide; loan rules, contract terms, and market conditions vary. The right sequence depends on your cash flow, equity, financing, local market, and ability to absorb overlapping costs—not simply on which home you want more.

Choose among three ways to time the move
There is no single best sequence for every homeowner. The practical choice is usually to sell before buying, make the purchase conditional on selling, or buy without relying on the sale to close. Compare the options against your actual financing and cash position, rather than assuming your current home will sell on a particular date or for a particular amount.

| Sell first, then buy | Close the sale before committing to the next purchase. | You know the sale proceeds available and avoid carrying both homes for an extended period. | You may need temporary housing, storage, or flexible move arrangements if the next home is not ready. |
| Offer with a home-sale contingency | Make the purchase contract conditional on selling your current home within an agreed period. | The sale condition may give you a way out if your home does not sell under the contract terms. | The seller may keep marketing the property, and may prefer an offer with fewer contingencies. |
| Buy first without depending on the sale | Qualify and close on the next home while still owning the current one. | You can secure the next home and may simplify the move between properties. | You must manage financing, cash needs, and carrying costs while the old home remains unsold. |
Sell first when proceeds or certainty matter most
The Consumer Financial Protection Bureau says homeowners normally try to sell their home first before buying another one. Selling first establishes the actual proceeds available after the mortgage payoff and transaction costs, rather than treating estimated equity as spendable cash. It also reduces the chance that a slow sale leaves you responsible for two sets of housing costs.

- SAFE FOR DISHES, GLASSWARE & FRAGILE ITEMS – Suitable for packing dishes, glassware, kitchen supplies, collectibles, and breakables when used with packing paper or cushioning. Corrugated construction adds structure and protection during moves.

- SUITABLE FOR STORAGE & REUSE – Kraft corrugated boxes can be reused for organizing garages, closets, offices, and storage units. Designed for packing, moving, and storing items in clean, dry environments. Made in the USA and recyclable.
The tradeoff is logistical. The sale and purchase may not close in the sequence or on the dates you prefer. Plan for where you will stay and where your belongings will go if you must leave the old home before the new one is available. Temporary housing, storage, or flexible move dates may be useful, but their cost and availability depend on your location.
Use a sale contingency when the purchase depends on your sale
A home-sale contingency makes your purchase conditional on selling your existing home within a time set in the contract. Freddie Mac describes it as an option for a homeowner who needs to sell the current home to finance the next one. The precise effect depends on the written agreement: Freddie Mac says that if the home does not sell within the agreed period, the purchase contract can be void and earnest money returned.
That protection has a counterpart. A seller faces uncertainty while waiting for your sale and may continue marketing the property. In a competitive market, an offer with fewer contingencies can be more attractive. Whether a contingency is acceptable depends on the property, local conditions, the terms offered, and the seller’s priorities; do not assume that a seller will agree or that a contingency has the same terms in every contract.
Buy first only when the sale is not needed to make the purchase work
Buying before selling can reduce the chance of having to move twice, but it shifts the timing risk onto your finances. You need to be able to qualify for the new mortgage and cover the new purchase while the old home is still yours. A listing, an accepted offer, or expected equity does not automatically mean a lender will disregard the existing mortgage payment.

Check your qualification before making an offer
Ask a lender to review your actual current mortgage, other obligations, proposed new housing costs, and the documents available for your sale. Do this before relying on a loan approval amount or assuming that the old payment will be excluded. Freddie Mac’s guide describes a specific pending-sale case in which the current home payment may be excluded from debt-to-income calculations when there is an executed sales contract. If that sale contract has a financing contingency, the guide calls for evidence that the contingency has been cleared or a lender commitment.
That is a program-specific guide provision, not a universal rule for every loan program or lender. Underwriting requirements and lender overlays can differ. Ask the lender to explain in writing what obligations it will count, what evidence it needs, and whether your approval depends on the old home closing by a particular date.
Freddie Mac says a typical loan closing takes 30–45 days after an offer is accepted, based on its page reviewed October 31, 2025. That is a typical period, not a guarantee or a promise that your sale and purchase will align. Build a schedule with your lender and the professionals handling the transactions, and allow for the possibility that either closing takes longer.
Calculate the cost of owning both homes at once
Estimate the full monthly overlap
Compare the existing and proposed monthly obligations, not just the two mortgage principal-and-interest amounts. Include property taxes, homeowners insurance, applicable homeowners association dues, utilities, and ordinary living expenses. Ownership can also bring repairs and other maintenance costs; the CFPB identifies repairs, taxes, insurance, and applicable HOA dues among the costs of owning a home.

Use the period you could realistically carry both homes if the sale is delayed—not only the best-case gap between expected closing dates. Your budget should show whether the overlap would crowd out essential spending or leave you without funds for a repair. If the plan works only if the old home sells immediately, it has little room for an ordinary delay.
List the cash due before sale proceeds arrive
Make a separate cash list for the period before your current home sale closes. It may include the new down payment, closing costs, moving expenses, storage or interim housing, and a repair reserve. The CFPB also flags furniture, repairs, and improvements as costs buyers may need to prepare for. These expenses are different from the ongoing monthly cost of carrying both homes.
Do not count proceeds you expect from the sale as cash available for the new purchase unless your financing arrangement explicitly permits it. The amount and timing are uncertain until the sale closes and the payoff and transaction costs are known. A lender can tell you whether a particular transaction structure relies on sale proceeds and what must happen for the funds to be available.

Stress-test the sale estimate
Estimate conservative net proceeds as the likely sale price minus the current mortgage payoff and transaction costs. Then test what happens if the home sells for less or the closing occurs later than expected. This is a planning exercise, not a price forecast: the CFPB notes that home values can decline and that selling involves transaction costs.

Avoid building the purchase around the most favorable sale price and timeline.

Bridge financing addresses timing, not affordability by itself
A bridge loan may cover a gap between buying the next dwelling and selling the current one. Before considering one, ask the lender about availability, fees, interest, maturity date, collateral, and the specific plan for paying it off. The fact that a product is called a bridge loan does not establish that it is inexpensive, available to you, or appropriate for your circumstances.
CFPB Regulation Z describes a temporary or “bridge” loan with a term of 12 months or less as exempt from the cited ability-to-repay requirements. Its example includes a borrower financing a new dwelling while planning to sell the current dwelling within 12 months. That is a regulatory treatment of a described loan, not a consumer recommendation or a statement about the terms of any lender’s product.

A home equity loan or home equity line of credit borrows against the current home. The CFPB defines a second mortgage or junior lien as borrowing secured by a home that already secures another loan. If the home is sold and the proceeds are used to repay debt, the second lien is paid after the first mortgage.

Whether it's light rain during transit or long-term storage in a dusty attic, your clothes and linens stay pristine and protected.
Before using equity to fund the next purchase, ask how the added debt changes your qualification and how it must be repaid from the sale proceeds. Borrowing against the old home can make funds available sooner, but it does not remove the sale risk or the obligation to repay the borrowing.
Use a decision rule that includes a fallback
Buying first is more defensible when all of these conditions are met:
- A lender has reviewed the existing mortgage and the proposed new housing payment and confirmed how the obligations affect qualification.
- You can fund the purchase and transaction costs without depending on sale proceeds that have not arrived.
- Your reserves can cover a meaningful sale delay and plausible repairs while you own both homes.
- You have a realistic plan if the old home sells below your estimate or later than expected.
Selling first or seeking a carefully drafted home-sale contingency is generally safer if you need the proceeds for the next down payment, cannot comfortably carry two homes, or face uncertainty about income or sale timing. A local real estate agent or attorney can explain how the offer terms work in your market; contract rights and deadlines depend on the agreement and applicable local law.

Before deciding, write down your maximum affordable overlap period and the action you would take if it expires before the old home sells. If there is no affordable fallback, buying first is not made safe by a hoped-for quick sale. Your lender can assess financing, while a local real estate professional or attorney can advise on transaction terms. This is general financial information, not individualized financial or legal advice.
What can change the answer
The guidance here is general U.S. consumer guidance. State contract law, local market conditions, loan-program rules, lender overlays, tax consequences, and individual financial circumstances can change the best sequence or the effect of a contract clause. No national success rate, universal cost, or single best order is established for buying before selling; avoid treating another homeowner’s experience as a forecast for your transaction.
